Patricia Kimzey Appraisals

I would never refer Patricia. Patricia is an extremely negative and rude person. She has her personal opinion that outweighs her professional opinion. She discussed with me about her personal job interviews and didn?t like Comal County because they underpay their employees. So she decided to go self employed. She asked if I did any upgrades since buying the home. I told I did and also mentioned the other upgrades in my kitchen and master bathroom . She said there were worth nothing to her, only me. I would be losing value which didn?t make sense. She used 5 comparables. Four were not even close to my home. They were 400-500 square foot less and had two car garages. My home has a third car garage with ceramic coating. In this neighborhood many builders recommend not building a two car garage. This is a kiss of death. She took $10,000 off their homes for the garage. When these homes sold they took longer and sold for $100k less. I didnt feel ?confident when she said your lender wants

Patricia was great to work with. She answered all of my questions before (email and phone) and during the inspection. It was a pleasure meeting her and learning a few extra tips from her thst she was kind enough to share.

She said she would email info over the weekend and she did not. She said I would receive my report by Thursday. Today is the following Monday and I have not received it. She says her computer is in the shop for repairs.

She wouldnt interact by email, text, nor phone once appraisal was finished, to questions I had regarding her summary not giving weight to two substantial issues affecting value: old roof and slipping foundation.

She was prompt and professional and provided a comprehensive market analysis that will enable us to establish a competitive price point for the property. I did not need a full appraisal but a measurement of the property. This appraiser was the only appraiser that would agree to come out and do the measurements and not require a full appraisal. In fact one individual made an appointment with me to do the measurements and never showed. Patty was professional, offered a lot of good advice and explanations about property measurements, and what is considered to be taxable property. She has a lot of previous experience while doing appraisals in California and I would highly recommend her.
