Job done as expected

I have been involved in several home inspections. This was the worst home inspector I have ever encountered. He will not return your call or respond once the inspection is over. He failed to list a $4200.00 fix needed on the AC even though he listed the fact it was leaking and corroded. He failed to mention anything about the roof even though photos from the ground reveal exposed black felt. He failed to list anything about rotten Masonite siding and refused to amend report when shown photos of the many rotten places. He listed tripping hazards as a safety concern but failed to include any price estimate for remedy. The cost is $2,500.00. I paid for an extra level of service - which was not provided. He basically listed little to anything wrong with the house. On further inspection by professionals (roof, HVAC, siding, electrical), there were several major and costly issues found with the house that Mark never even addressed. The roof actually had rot and black felt showing through the shingles. The siding had such rot that it would crumble in your fingers and Mark not only did not mention it, but when it was specifically pointed out to him with photographs, he failed to add it and failed to respond other than NO. No explanation for refusal. Mark listed an AC leak in an inconspicuous spot in the report with not cost to repair. The HVAC inspector checked it and determined that it was a major issue at a cost to fix/repair of $4,200.00. In summary, Mark failed to list as defects with price estimates of over $13,000.00 of issues with the house. I do not recommend this inspector. He works for the seller, not the buyer even though he charges more than any other inspector. I do not recommend using an inspector recommended by the sellers real estate agent. The inspector will look to the agent for permission to list any item which the buyer brings up, that he has attempted to ignore. The real estate agent should not be involved at all in this process. Clearly, they want the inspector to find nothing wrong that would cause a problem with the sale. BE VERY CAUTIOUS in the INSPECTION process. It is not a fair game for the buyer.
