Hello, my name is Ken Davis and I provide single family residential real estate appraisals. I have over 16 years of full time experience in the field and am licensed to appraise single family properties of all values. Due to the regulation of the appraisal industry, the orders I receive through HomeAdvisor can not be for a new or to refinance your mortgage as in these scenarios, your lender will order your appraisal from their appraiser list. Your lender will not accept a privately ordered appraisal as this violates the Dodd Frank financial Reform Act of 2008. The orders I receive through HomeAdvisor are for non-lender use such as pre-listing value, estate property valuation, divorce, or estate. These types of appraisals may be used by lawyers, insurance companies, and homeowners. I am not licensed to appraise commercial property. PLEASE NOTE, I am not a surveyor and do not survey sites for boundaries.
