livingston pressure washing

Had Livingston Pressure Washing clean my driveway and deck, and they turned out really nice?better than I expected. The crew was easy to work with and paid attention to the details. I?ve seen some mixed comments, but based on my experience, they did a solid job. Would recommend.

Although it was a little more than I wanted to spend, they did a great job power washing my patio.

We live in an older home in with some pretty delicate masonry and original wood trim. I?ve been terrified to have it pressure washed because I?ve seen what high-pressure water can do to old brick?it just eats the mortar right out. I talked to the Pros at Livingston Pressure Washing, and he spent ten minutes explaining their "soft wash" process and why it?s safe for historic properties. That level of knowledge is why they?re the best in the business. They treated my house with so much respect. They used the right chemicals to kill the mildew without needing to blast the surface. The result was a house that looks refreshed but still has all its historic character intact. They even managed to get the windows sparkling, which was a nice bonus. It?s a relief to find a crew that understands that every house needs a different approach. If you have a home, these are the only guys I would trust with it.

My wife has been asking me to clean the back deck and the stone patio for LONG now. I finally admitted defeat and called Livingston Pressure Washing. I’m usually skeptical of "pro" services because I figure I can do it myself, but these guys are on a different level. They showed up at our place in Fairfax right on time—which is a miracle in NoVa traffic—and got straight to work. They managed to get up these deep-set oil stains on the driveway from when my son’s old car was leaking, something I thought was permanent. The deck looks incredible, too. I was worried a pressure washer would splinter the wood, but they used the right settings and it just looks refreshed and clean. It’s honestly the best the house has looked since we moved in. The guys were polite, didn't leave a mess, and were done in a fraction of the time it would’ve taken me to even get a rental machine home. If you live in Virginia, give them a shout. It’s worth every penny to get your Saturday back and have the job actually done right for once.

Honestly, I was getting embarrassed to even pull into my own driveway. The humidity just does a number on the north side of the house, and by this spring, it looked like a science experiment was growing on my siding. I’ve tried the DIY route before with a rented machine, but I mostly just ended up soaked and frustrated with stripes all over the walls. I called Livingston Pressure Washing after seeing their truck in the neighborhood, and man, what a difference. They didn't just blast away with high pressure; they actually knew what they were doing with the "soft wash" stuff. The crew was super chill and actually took the time to move my heavy porch planters instead of just spraying around them. It’s been two weeks and the house still looks like it was just painted. It’s such a relief to not be "that guy" on the block with the moldy house anymore. If you’re anywhere near the northern Virginia area, just save yourself the weekend of back pain and let these guys handle it. They are local, they’re fast, and they actually care about not killing your grass in the process.

Running a small business in Alexandria is stressful enough without worrying about the sidewalk looking like a disaster zone. Between the foot traffic and the city grime, our storefront was looking pretty dingy. We’d used another company before, but they left streaks everywhere and didn't really get the gum off the concrete. Livingston Pressure Washing was a total game-changer. They came out after hours so they wouldn't get water on our customers, which I really appreciated. You can tell they use the high-end industrial gear because the hot water wash they did just melted the grease away from our back loading dock area too. It smells better, looks better, and I feel a lot more confident having people walk into the shop. They serve Virginia, so getting them out to Alexandria wasn't an issue at all. They are clearly the most experienced pros in the area when it comes to commercial work. They didn't just "hose it down"—they actually restored the look of the brickwork. I’ll definitely be putting them on a recurring schedule.

I genuinely thought I was going to have to shell out twenty grand for a new roof. We had those ugly, thick black streaks all over the shingles, and a contractor told me it was rot. Luckily, I got a second opinion from the team at Livingston Pressure Washing. They explained it was actually an airborne algae and that they could wash it off without damaging the shingles. I was a little nervous about someone walking around up there, but they were super safe and used a low-pressure system that didn't knock any of the granules off. Watching the black streaks literally disappear was the most satisfying thing I’ve seen in years. My roof looks brand new, and they saved me a literal fortune. They’re over in Manassas, but they came out to Warrenton no problem. The crew was friendly, answered all my annoying questions, and left the yard cleaner than they found it. If your roof is looking "old," do yourself a favor and call these guys first. They are the real deal and absolute experts at what they do.

I recently had these guys out to pressure wash my house, and they did a solid job—the siding looks brand new. It was surprisingly affordable for the quality of work they put in, and they were really thorough with the cleanup. If you're looking for a reliable crew that won’t break the bank, I’d definitely recommend giving them a shot!
