The appraisal came back way too low, especially after showing the appraiser all the updated features in the house. Spent more than $60K an my return is only a little over 20K. Unacceptable

"Everyone that reads this post should understand that an appraisal is an estimate of what the most probable price which a property should bring in a competitive and open market where the buyer and seller are each acting prudently and knowledgeably. An over-improvement is where expenditures on improving a property are excessive in comparison to other similar sales in the subject's market. Pricing a property based on cost alone and not on market data may result in excessive marketing times."

I told them I had to have the appraisal back by Tuesday morning and they told me no problem. After numerous calls, I finally got the Appraisal on Wednesday evening. That is not the way to do business.

The appraiser did not do the inspection. The inspection was done by an associate, with no trainee license at least none was given. The appraised l price was off. I called the appraiser and he stated he would re-do the appraisal. I called and called no answer. I ve not heard from him since. At no point have I seen the appraiser through this whole process, and I was there for the inspection.
