Did not properly inspect a CRAWLSPACE. I had informed Stephen that we had history of a rat problem in the backyard and that I was concerned that they might have entered the crawlspace because my dogs were always sniffing the screens. He noticed three dead rats and a hole in one screen in the crawlspace but said everything else looked fine. I then hired a contractor to fix the chewed hole in the screen. During the time the contractor was down in the crawlspace, he noticed several areas where rats had chewed under the foundation and had also almost chewed into the home ( under kitchen cabinets). He also noticed obvious destruction of insulation and mice had been present too! There was evidence of both mice and rat feces. Insulation has been torn and is saturated with rodent urine in multiple areas in my crawlspace!! I am very upset that I was not informed by this INSPECTOR that there was such a large infestation and destruction of my crawlspace and insulation!! Pictures taken by the contractor yesterday that show such obvious evidence that I am not sure how it could have been missed!! I called this INSPECTOR and all he could say is that it must have happened in the month since he had been here! Pictures show that this has been going on for quite some time!! Do not waste your money on this so called inspection. The only thing he noticed for the most part were minor things like worn window screens and wear on cabinets. These are things I can see for myself!! This makes me worry that he did not thoroughly check my attic for leaks which was the other main reason I called for the inspection, and I told him prior to his inspection that I had noticed multiple areas of rusty nails popping out in my ceiling in addition to mushy drywall. He said the attic **looked fine** hope that it is ok but now I am worried about it and I will add to this review after I have hired a roofer to recheck the attic.

Steve was very courteous and prompt He probably should have charged me overtime for all the listening to me complain about my builder and the issues I had but he was so polite and patient to listen to me just bitching He came once at my mid-construction point and again at the final inspection all for one price which I appreciated Solid guy Definitely recommend

Steve was very disorganized. Was very poor at communicating with our agent in regards to scheduling. Dropped off a cheap Amazon radon tester without notice to the sellers. Very unprofessional as far as the way he handled the inspection not doing the sewer scope as ordered and overcharging for a lot of stuff that anyone could do. It is very disappointing in a home buying situation and you get someone who advertises being very good but is the exact opposite. Very thankful our agent was there to hold him accountable for not doing his job properly. Going to be asking for some if not all of our money back. Do not recommend at all. Stay away.

They missed some items. Not up on all of oregon codes. Would not have caught some things if I hadn't told them.

My intent was to interview three different home inspectors. Steve was the first interview via telephone and within 5 minutes of conversation I hired him and interviewed no one else. I reckon that says something about his character. Let me offer the reader some single words and a "one liner" of my take on PRM: PROFESSIONAL KNOWLEDGABLE THOROUGH AMIABLE ETHICAL ON TIME COMPETITIVE PRICING 79 PAGE REPORT for a 1000 square foot home? Good grief...can't imagine the book I'd get in the mail if I would have bought a "Trophy Home". WELL DONE STEVEN!

It's hard trying someone new. As a Realtor who's seen hundreds of inspections over the years, I think I know when I meet a good one! Steve was perfect...available on short notice, reasonable pricing (home inspection, sewer scope and radon) and quick turnover of the hard copy inspection report. Steve spent time with me after the inspection, going over what he found, which made me understand it better when I received the report the next day. It seemed he didn't think there were any "dumb questions" when I asked a million of them (since it was my own purchase).He was patient, deliberate, knowledgeable and thorough...(and it was one of those 100-plus degree days!). The inspection report for this 4plex could have been extremely confusing, but the way he organized it and the photos, it was easy. I'm surprised and delighted that I lucked out in choosing Steve at PRM, and I'll be recommending him to my clients! He knows the meaning of customer service.

for the basic price --my advice have the inspection done, well worth the money for the big price of buying a home....recommend Steven highly

At first I wanted to give a four-star regarding the worth of money, because I am unfamiliar with what an inspection entails, but after seeing PRM do their inspection and reading the report, it is worth every single penny!
