Did not properly inspect a CRAWLSPACE. I had informed Stephen that we had history of a rat problem in the backyard and that I was concerned that they might have entered the crawlspace because my dogs were always sniffing the screens. He noticed three dead rats and a hole in one screen in the crawlspace but said everything else looked fine. I then hired a contractor to fix the chewed hole in the screen. During the time the contractor was down in the crawlspace, he noticed several areas where rats had chewed under the foundation and had also almost chewed into the home ( under kitchen cabinets). He also noticed obvious destruction of insulation and mice had been present too! There was evidence of both mice and rat feces. Insulation has been torn and is saturated with rodent urine in multiple areas in my crawlspace!! I am very upset that I was not informed by this INSPECTOR that there was such a large infestation and destruction of my crawlspace and insulation!! Pictures taken by the contractor yesterday that show such obvious evidence that I am not sure how it could have been missed!! I called this INSPECTOR and all he could say is that it must have happened in the month since he had been here! Pictures show that this has been going on for quite some time!! Do not waste your money on this so called inspection. The only thing he noticed for the most part were minor things like worn window screens and wear on cabinets. These are things I can see for myself!! This makes me worry that he did not thoroughly check my attic for leaks which was the other main reason I called for the inspection, and I told him prior to his inspection that I had noticed multiple areas of rusty nails popping out in my ceiling in addition to mushy drywall. He said the attic **looked fine** hope that it is ok but now I am worried about it and I will add to this review after I have hired a roofer to recheck the attic.

Steve was very courteous and prompt He probably should have charged me overtime for all the listening to me complain about my builder and the issues I had but he was so polite and patient to listen to me just bitching He came once at my mid-construction point and again at the final inspection all for one price which I appreciated Solid guy Definitely recommend
