"I am sorry that Mr. Geoff S had a bad experience. However, MR S received his complete appraisal report in a timely manner as required by the State of Illinois. We are subject to report any Illegal activity that puts children in a unsafe environment - these issues were reported to the proper authorities. We handled the situation in a professional manner. There is no report with the PD from Mr Geoff S. Unfortunetaly, Mr. Geoff S has used this platform in a incorrect manner."
"I am sorry Mr. C feels his experience was not up to par. Mr. C received his complete appraisal report on September 28, 2021. Unfortunately, the timing of a report can be delayed due to multiple zoning discrepancies, limited comparable sales data, the requirement for proper building permits for all remodeling work to be reviewed, and timing (spring and fall are the busiest times of the year). In MR. C's case, he requested an appraisal in September, his LOT did not appear to conform to the local zoning ordinance, and there had been major recent remodeling completed. The building permits required for the remodeling needed to be reviewed and reported within the report; Mr. C did not have permits on hand. Permits had to be ordered or requested from the city. These permits were delayed by the municipality, which unfortunately, had delayed the report. As always, we try to respond to all calls. However, since the appraiser is in the field working most of the time, we explain to the client that they should EMAIL the appraiser for a quicker response. "
"Mr. Abrar received all appraisal documents in a timely manner. Mr Abrar requested additional reports after the assignment was completed. He requested a Cost Approach and an Income Approach to value which was not included in the first assignment for the appraisal report. The reports requested can be completed by the appraiser, however, these reports require additional fees for the hours of work required to complete them. Mr. Abrar did not pay the additional fees for the appraiser's work. The appraiser discounted his time to Mr. Abrar for these reports and still, no agreement was made. Therefore, the additional reports were not completed. Mr. Abrar received all documents requested for the appraisal report in the original assignment of a Real Estate Appraisal."
"I have been a Certified Real Estate Appraiser with the State of Illinois for 26 years and have completed over 10,000 appraisals. I have never been disciplined by the state nor any governing authority. Nor have I ever received a complaint of this sort in my time as a professional. I am sorry that Mrs. Veronica feels her experience has not been positive. Veronica misinformed the appraiser that her home was a Single Family Home which requires form 1004 FNMA. However, the home is in fact a Legal 2-FLat (Small Residential Income Property) that requires form 1025 FNMA. There is a substantial cost variance between a 1004 form and a 1025 form of $300 due to the amount of work required to complete the 1025 form. The additional cost of the appraisal fee has not been received for her appraisal as of 12/09/2019. Additionally, I feel uncomfortable as a Real Estate Appraiser in completing this report due to the possible existence of Real Estate Fraud by the owner/buyer (family). The lack of appraisal fees received for the additional cost and the possible fraud implications. I have informed Veronica that she will receive a refund of the money received for completing a 1004 FNMA appraisal. The appraisal assignment has been declined by my office as of 12/12/2019."
