"First of all I'm very disappointed that this client is dissatisfied. This customer lives in California and yes he had a family member living their (his dad). Now for the whole story. The entire house was full of items all over the place. Loose items, whatnots, furniture, etc. One could hardly move around. The home had a lot of issues that was identified in the report that is not mentioned in his comments. First, if you know you are going to have an inspection you should have all areas accessible. Pictures were taken to illustrate the condition of the entire home inside at out. An inspector can not touch personal items and one cannot expect to have the person, whomever it is to move furniture, washers, dryers tool boxes, clothes, beds, items left in front of the fireplace as it it's a display case, pictures on the walls, TV's, etc. I wish I could share the pictures. Now the father assist me in some areas that was reasonable. Second, I made several trips on my dime to improve his report as issues were addressed. If in fact he saw the pictures in the report he could have easily asked his father to move them so I could inspect further. Also, he and his father told me that he was moving into the home. I also had to pick his father up from his job and take him to the property to re-inspect (his father did give me $5 or $10 for that. But that did not even cover my time and gas as I live 30+ miles away in the middle of the summer. Some things I pointed out, his father told me he would take care of. Now if this client looked up the duties and responsibilities of an inspector as noted his comments ( "... will not find everything,") he should have picked up that a Home Inspection is a "Limited Visual Inspection". Heavy emphasis on (Limited Visual). Also, his father walked with me and talked with me the entire time which held me up and broke my concentration on many occasions. After many trips to the property, I finally had to tell the client that I would need to charge him for anymore trips for time, gas and report writing. I never heard back from him. No good deed ever goes unpunished or really appreciated. I won't even mention all the mis-communication between the client, his father and myself - the rescheduling on numerous occasions. Time, time, time. I've learned to keep it strictly business. Several key point to take away for those that my be looking for an inspector. 1st, be honest with him/her, remember an inspection is a "Limited Visual Inspection", Inspectors do not move personal property, i.e. lamps, table, washer, dryers, rugs, book, lawn mowers, bikes, tool boxes, anything that's not apart of the home. Inspectors do not remove panels (other than electrical for some, but I do if I can get to it without moving anything and has to have a three foot clearance by the safety standards) turn water supply lines (under the sinks). Try to have all items accessible if the home is furnished and occupied (most homes are vacant). Most inspections take on an average to two -three hours and as much or more to write the report. If the standard of practice would allow to the moving of furniture and other items, an inspector would be there all day and the next day depending on the home. Now think about that cost. Therefore everyone has a responsibility to the process. And get a good understanding of what to expect. PS. The report from any inspection is only good for that point in time. Anything can change once the inspector leaves. Now look at my other reviews. You can't make everyone happy and you can't get everyone to understand."
