we just wanted some paneling and ceiling with a knotty pine look in our garage to make it like a three season room. Took his time showing up, Never stayed long in a single day, left his workers unattended and did not know the work. Still is not complete. The electrician never completed the work. Had to call in 2 different electricians to finish Always wanted the money , never finished, bought inferior molding, never asked us our opinion. In redoing some of the work seeing the nails they used for 5/8 molding was incredible. Please for your own sanity, do not hire or refer. Disastrous

$4,000 DEPOSIT GONE STAY AWAY! READ TO END! We contracted with Ryan and Sons in January 2021 for a refinish of our basement. Prior to signing the contract, we told them we had a hard cutoff in May because of birth of our child. Patrick verbally confirmed this would be more than enough time. After waiting on them to secure permits with our town for over FOUR MONTHS we terminated the contract. Upon termination we received an invoice and refund in the amount of $850 from them with no work completed and not even a single material purchased. Despite them never even starting the work for us we had many issues during this process: 1. Communication was poor, delayed and intermittent. Once our check was cashed we were lucky to get a response from them after 1-2 weeks for simple updates/questions. On several occasions Patrick would give us excuses as to why he could not contact us most of which were personal in nature and had nothing to do with our project. 2. Patrick grossly underestimated our original contract by thousands of dollars. Because of this, we had to dramatically cut back the scope of our project just to keep it close to the original price he had quoted us. Also because of this, we had to spend an extra $600 for him to get new architecture plans redrawn and resubmitted to the town MORE DELAYS. 3. Glorified cruise director: At a rate of $50 per visit (which we did not find out about until after we canceled) Patrick walked a bunch of random sub-contractors through our house for doing specific parts of the job. It became apparent that he did not have relationships with any of these people and had no idea what they be charging him AFTER QUOTING US A PRICE AND SIGNING THE CONTRACT. 4. Poor awareness of basic permit laws our town required multiple changes to our building plans resulting in thousands of dollars in extra costs for things we came to learn to standard, run of the mill requirements in a project like this things Patrick had no idea about and had not accounted for in his quote. 5. After we discussed the possibility of delaying the start time of our project, given the MONTHS of delays in getting permits, Patrick informed us our project would require a building code variance from the state, and sent us the form to complete without any guidance. This form requires industry specific knowledge of building code law â something we are not qualified to do. We called people we knew with experience in the industry asking about this form and they could not believe he had just sent it to us to complete on our own. After multiple emails looking for assistance in completing the variance form with NO RESPONSE for weeks from both Patrick and his architect, we decided to cancel the project outright. We had had enough frustration from his unprofessional communication. 6. Upon review of our final invoice detailing what was deducted from our deposit, we learned that Patrick billed us for his planning and diligence at a rate of $150 PER HOUR, what we came to learn was more than DOUBLE the average rate for a construction contractor. What was more alarming, was that over the four-month period we were waiting for them to start the work, Patrick had logged only 8.5 hours of billable time. We waited FOUR MONTHS, he billed 8.5 hours of work, and we only received $850 back from our $4,000 deposit. These people are INEXPERIENCED (asked us if we knew any electricians they could hire), UNPROFESSIONAL (once the check is cashed, good luck getting ahold of them), and DECEITFUL (no upfront communication that their billing rate is double the industry average how convenient to find this out once we terminated our contract). Do not waste your time with these contractors. We also read the reviews on this site before signing with them, and they were able to explain away any past issues they had on other jobs.

The quality of the work was good but there are some things he did not finish, then I had problems with water coming from under the shower . he did some wiring and left the wiring exposed and due to COVID 19 we decided to wait for a little while, and I was told I could call him when I am ready to have the work completed. I have called multiple times and have not received a response.

They had multiple jobs in my home this spring and have not finished the one and did not even start the other. I rated them highly during the projects early on but regret that as they do not follow through and take a long time to start and complete projects.
