I am in agreement with other critical reviews on here. What should have taken 6 months took a year. The house would sit for weeks with no one doing anything. Lots of mistakes during the building process. We ended up spending $40, 000 over the initial cost to build just to fix the things they messed up. We are still finding problems after we moved in. The Smith brothers stopped responding to us when we found things being done incorrectly. Our closing was put off a month because we wanted them to correctly install some things in our kitchen that was written in the contract but they did not want to correct. I knew that if we moved in before it was fixed it would never happen. Every time we would go down to check on things nothing had been done. Steven had given us a key to our house but he knew we would see that nothing had been done so he literally had the locks changed so we could not see what was going on with our house. That was the most stressful part of dealing with them.

Our experience is similar to other critical reviews. After the contract is signed, the staff is generally unresponsive. They substitute materials of lesser quality from the plan and specification in the contract. They make independent decisions that affect the look of the home without review or consent of the buyer. When errors are in the bid form, the buyer takes the loss of value. Promised savings never materialize. There are no general superintendents on the site or even daily check-ins, much less for any trade. Warranty items are about 40% complete and they no longer respond to emails, calls. or texts.

Building a home can be stressful. Choosing the right builder can be more stressful. My wife and I were extremely pleased with the service that this company provided from the initial design phase to the move in day. Our home was completely custom, and we had the opportunity to set a budget and utilize Smith Custom Building to guide us along the way. The market for home building services is extremely saturated and we knew we had one chance to get it right. As a customer receiving any service I value professionalism, courtesy, transparency, and a line of open communication. The company explained from the very beginning that building a home involved a lot of decision making and they provided excellence guidance along the way. If you are looking to build your dream home, like we were, I cannot say enough good things about Smith Custom Building and Design. If you want peace of mind that you will be treated right, I HIGHLY recommend Smith Custom Building and Design.

I would not recommend this company. Please be cautious if you are looking for a custom home builder or considering using Smith Custom Building and Design. We have been in our custom home for about a year. unfinished hardwood floors, doors leaking, doors going backward, along with a 56-page inspection report. Not one punch-out item was completed, and no home warranty was issued. After Steven and Brian received their final draw and paid us back for the overpayment, we were unsuccessful in getting anything else completed. After 6 months of them delaying our closing and requesting $25k, then $30k, and lastly $13k of additional funds that they could not produce invoices for, our bank modified our loan to remove them. Unfortunately, our home is even featured on their website. There are at least 3 other unhappy custom homeowners I have personally talked to that have had a similar experience. If you are looking for an honest, reliable, and professional experience, this is not the custom home builder to choose. If you would like any details, please feel free to reach out to me.
