Mr Spitzer was prompt and friendly. He completely mispriced the condo using comps that were 1-2 yrs old when there were 5 sales in the last 6 months. When I sent him the info he redid the appraisal with a marginal change and adversely rated the unit by 20% to an equally rated unit. If you averaged the last 6 months of identical units pricing was off by more than 53% on the 1st report and 25% on the second. The receipt for services was also off by $50 which I brought to his attention but was not corrected. I wanted to write a better review as Mr Spitzer is very likable and even took my call during dinner. Unfortunately I found the work to be sloppy. Why anyone one would want to purchase a 2 yr old appraisal is beyond me. Total waste of money. I sold the unit to my long time tenant privately for 26% more than the higher appraisal and my tenant was elated that I gave him such a good price.
