Stanley and Son Roofing

Iâ m a builder who hired them for a client. Iâ ve hired Stanley and son to replace three roofs. The first was done in 2019 and was clean, quick, and pretty good. The second set of roofs was replaced in fall 2022. He was very quick which startled me because itâ s hard to manage details while speeding through. We paid him upon completion even though we had reservations on the speed of the job and quality but trusted him due to previous work. After the first storm we lost multiple shingles and many cracked..the storm showed the flaws.. he blamed the shingles and did a quick patch up. He left all of the cracked and broken shingles but replaced the ones that blew off. I took the chance to take a closer look and I noticed many exposed nail heads in the field of the roof, stainless trim nails used in place of roofing nails on hip shingles and exposed nailing strips with nails. At this point I contacted him and he asked for photos and he said heâ d fix it all. We were supposed to meet and go over the workmanship on a Monday morning and he showed up Sunday morning and repaired maybe 40% of what I pointed out. Leaving all of the exposed nail heads, nailing strips exposed w/nails and nails left in the exposed center of a shingle. Goopy roofing adhesive strung around on a brand new roof and now he wonâ t reply or return any calls. We were sold a 7 year labor warranty and now heâ s a ghost. Still works in the area and wonâ t stand behind the job. Iâ m now fixing the roof for the client and stuck with no warranty for the client. Donâ t pay until youâ ve had someone inspect for exposed nails and improper work!

John Stanley is both the most efficient and capable roofing contractor I have ever observed in action. He was also easily the lowest bidder on a detailed set of plans and specifications we had prepared on a re-roofing project at Perry Congregational Church, located on the Shore Road in Perry , Maine. His bid on our project was straight forward and not only met our specifications but exceeded them in several areas. Following our making the award to his company, arriving at a mutually agreeable contract (based on his standard form as is often the case for such projects) was a very smooth process, as he was agreeable to a few changes we felt we needed and we were similarly respectful of several items that were of particular importance to him. Following execution of the contract, we successfully negotiated an amendment to the contract to add an OSB layer ( 1/2 zip board) to the existing roof deck, due to its age and the fact that some of the spaces between roof boards were wider than normal. Even with the amendment, the total cost came in only modestly higher than the number two bidder's price for the original project, which did not include the plywood layer! With respect to the installation work, Mr. Stanley kept us apprised of his activities on other prior commitments he had, which were affected by many rainy days in June but he still moved onto our job site in a timely and efficient manner. The 30 square project, which included a large two section main roof, a small narthex roof and two steeple roofs was completed in little more than five working days. Cleanup of the site was done both quickly and thoroughly. Despite running into a few un-expected obstacles, Mr. Stanley never even once suggested any possible change order, electing to complete the project per the original contract, as amended to include the plywood layer. With respect to our overall level of satisfaction, as a retired electric utility engineer who has worked with many contractors over the years, I found Stanley and Son Roofing to be as fine a contractor as I have ever worked with. It would be impossible for me to find any way to give that firm a higher rating than I already have as there is no more room on the top of the scale I used. Jim Dean, Perry, ME
