"This appraisal was prepared for an estate. It involved several family members. The appraisal was completed and delivered in less than a week, to the family members who engaged me to prepare the appraisal (my clients). The other family members, who I never met, were not given a copy of the appraisal, by the client who engaged me. Those are the members of the family who wrote this review. I would have been happy to send the report to any of the other family members, if I had been requested to do so."
"I quoted Elizabeth 7 to 10 days to complete this appraisal, and I emailed the report on the 11th day. The Easter holiday slowed me down a day, and I apologized."

If these documents are not provided promptly, I have to wait for them, and then the appraisal process takes longer. I explain this fact at the inspection. "I provided Robin with two different valuations, at her request. The second valuation involved a retrospective date (back in time). This type of value requires more time to complete. The fee for this second valuation was only $100, and it was time consuming, which was understood up front. As to Robin not liking the numbers, Robin wanted a higher value. My value was actually higher than her recent expired list price. As an appraiser, I am regulated by state law and I cannot guarantee a value. I do, however, make sure that I reflect every aspect of a property, so that I do not miss any issues that impact value."
