We are experts and can help with the following: 1. Appraisal for Estate and/or Tax planning purposes (including retro-active values as of a DOD) 2. Appraisals for Divorce 3. Pre-Listing appraisal for Listing Agents, or their Seller 4. Cash sales 5. Luxury homes 6. Condo's and single family homes 7. Removal of PMI 8. WE DO NOT DO PERSONAL PROPERTY APPRAISALS (MOBILE HOMES WHERE YOU DO NOT OWN LAND, OR ANY PERSONAL ITEMS). 9. WE DO NOT DO COMMERCIAL PROPERTY APPRAISALS. There is nothing we can't do in terms of residential real property appraising. Fyi, typically if you are refinancing or getting a mortgage to finance a home, the Lender will order the appraisal. Its always a good idea to get clarification from your Lender first before ordering your own appraisal for a refinance or a purchase with a mortgage.

Was directly referred to Valley Sun Appraisals by a friend and worked with Shawn Sutton. He was above and beyond helpful throughout the whole process. I hired him for a pre-listing appraisal and then later for an updated reappraisal after a nearby comp changed, and he was clear, responsive, and turned around both quickly. What I appreciated most was that he patiently walked me through the report, the comps, and the broader market context over several calls and provided extremely helpful and unbiassed perspective on it all so I could actually understand the numbers and make better decisions. He went above and beyond in answering questions and offering practical guidance. Highly recommend!
