Write a ReviewSCAMMER! Through Angi Dave Wennerstrom showed up Thursday, June 6, 2024 to do a home appraisal because I am doing an appeal on Kansas residential taxes. I had my computer on with over 100 pictures showing deferred maintenance and home defects that would lower the appraisal (an hence my taxes). Dave refused to look at them and said he did not need them. He went through my home and took a few pictures. He said the $428,000 the county appraised my home at was probably about right. I paid him $325 cash and asked for a receipt and he said he would email me one when he got home. He never did. He said the his appraisal would be ready on Monday, June 10, 2024. It was not. A few days later I got the results of my appeal for 2023 from the Kansas Board of Tax Appeals (BOTA) over a year after I filed them. They appraised our home at $325,800 resulting in a $1,150 refund. I emailed copies of the paperwork from BOTA to Dave. I drove to his house and dropped off paperwork. I left a thumb drive with all the home defect pictures. I texted him June 23 asking if he had looked at what I sent him. No reply. I texted him the next day and asked You still there? He replied Yes I am working on it I texted him again on July 10 and said it is been one MONTH since he promised me the appraisal and I am running out of time. No response. My deadline for doing this appeal is up next week. I drove to his house again today, Sunday July 14 (this is the third time) and after ringing the doorbell several times a teenage girl answered the door and said Dave was not home and she did not know when he would be home. I texted Dave again and said It is 6:15pm Sunday and you are not home. I will be back at midnight for my money or the appraisal. Dave is the most un-professional guy I have ever dealt with. I went back around 10:00pm and rang the doorbell several times. Finally his wife answered the door and said Dave is not doing my appraisal and he is bring my money to my house the next day at noon. He knows I work and would not be there. She threatened to call the police and I said fine I I will wait. The whole time he was home hiding out of sight. I waited for the police and she threatened me again. Finally Dave came to the door and threw my money and paperwork on a front porch chair and slammed the door. Would not even talk to me. The thumb drive I gave him was not there so I text him I want my thumb drive. No response. I waited a few minutes on the porch waiting for the Lenexa police. I finally left. As I was driving away I saw 2 Lenexa police cars so I turned around and went back to tell them what is going on and showed an officer the texts I sent. He suggested I take Dave to small claims court and to have a nice evening. AVOID DAVE WENNERSTROM AT ALL COSTS!
I called David Wennerstrom to make an appointment for appraisal due to outrageous assessment from Jackson County on my home. David schedule to come out the next day. He was very prompt, very nice. He answered any and all of my questions Made sure I understood the process. With his appraisal, I won my appeal with the Jackson County Assessment Dept. I highly recommend him. Thank you David!!!

The appraiser was so booked up that he was unable to keep the appointment time he scheduled. I knew that there were a large number of home owners in Jackson County, so he was able to squeeze me in. After the appraiser arrived, he was very professional and knowledgably about the appeal process. He told me that he is committed to making himself available if necessary while I go thru the appeal process for reassessing my property value. In the past he has responded to the BOA on behalf of his clients when the BOA had questions about his appraisals.
Vanguard rep was quick to respond and honest. He is highly skilled and thorough with the appraisal. Would highly recommend him to family and friends. John

DAVID AND HIS PARTNER WERE SO EFFICIENT IN CONDUCTING THE APPRAISEL. DAVID WAS VERY GOOD AT LETTING ME KNOW EXACTLY WHAT HE WAS DOING AT ALL TIMES. HE WAS ABLE TO COME OVER NEARLY 2 HOURS EARLY AND SEEMED SO KNOWLEDGABLE. I GOT A GOOD FEELING ABOUT HIM AS SOON AS HE SHOOK HANDS WITH MY HUSBAND. HE SAID I WOULD HAVE THE FINISHED APPRAISEL ON WEDNESDAY AND HE WAS TRUE TO HIS WORD. JACKSON COUNTY ASSESSOR HERE WE COME! THANK YOU DAVID
