I was very pleased to have used Eric O'Neil of Walnut Street appraisals. He was able to recommend that the type of appraisal be a time of death appraisal since the property was an inheritance and it would be used to establish the cost basis when the house was sold and a tax return was filed. The appraisal report was detailed and he provided explanations for how to read and understand the report. The adjustments made for each feature of the house with respect to those of the comparable homes were clearly described in the appraisal. Eric was very easy to work with. I would not hesitate to use Walnut Street Appraisals for future work.

I retained his services to independently value the home of a friend of mine to present in support of a real estate abatement she is filing with the town. His report was very detailed oriented and he spent a tremendous amount of time not only researching her property but making sure the properties he was using in his report for a comparative purposed were as closed a match as possible and fairly presented. His report was on time, professionally presented and fairly priced. I would highly recommend Eric for home appraisal projects.

Eric O'Neil provided good appraisal services to our home. he was very professional. I haven't gotten the appraisal yet. Based on his professional mannerism I'm anticipating the report will be forthcoming soon.

We hired Eric O'Neil to do two appraisals for us so that we could settle an estate. His pricing was fair and the reports were very professional. However, he told us a week to 10 days - it took him 24 days. I called him and emailed him numerous times - he never responded. He required payment upfront so he had our money but we had no reports. I finally went to Customer Service at Home Advisor for help. They called him and he delivered the reports within the day. Although I found his reports to be professional and well done, his customer service and his refusal to contact me was incredibly frustrating.

Although this review is late, I wanted to post it so others may benefit from these expert services. Eric O'Neil provided excellent appraisal services to our home on the north shore in 2015. As a result of his professional experience and his thorough appraisal report, we were able to list and sell our home for $30,000-$50,000 more than what our real estate agents were recommending. He was available during the initial phase to help us determine the selling price. He mentioned that if a home is sold within the first 2 weeks, you probably left money on the table. He said a proper price should allow for competing bids, and the home should be priced to sell within a couple of months. Remember, that agents want a quick transaction and if they have to sell for $50-$100k less, they only lower their commission by 5% of this reduction. You, as the seller, have much more to give away with a lower sales price. Having Eric available to present his analysis and make the case for an appropriately higher selling price really helped smooth our frustrations. Therefore, I would absolutely recommend Eric to anyone in the Boston area looking for an independent appraisal of their home before they list with an agent.

I paid 400 dollars on 8 17 2016 and never got a report I think this is a scam I was told in a few days I would get it but never heard from Eric J Oneil phone number 7812671492 One day later I received the Appraisal It was a good appraisal It was late but he said he went away for a few days.
