Watkins Home Inspections

I had a home inspection done on March 26 by Shawn Watkins of Watkins Home Inspections, and the experience was very unprofessional. The inspection lasted about 2 hours, and he took multiple phone calls, including one during which he was working inside my electrical panel while holding his phone. While reinstalling the panel, he nearly dropped it and a breaker was tripped, shutting off one of my PCs. The report itself lacked clarity, with poorly labeled photos and no clear indication of where issues were located, making it impossible to use for repairs or financial assistance. When I raised concerns, he offered a refund but tried to require me to sign a document preventing me from leaving a negative review or speaking about my experience. I declined to sign and it got heated. I did get my refund in the end. I cannot recommend this inspector. 0/5 Stars

Great experience, very professional. Inspection report was accurate and very, very thorough. Inspector was considerate and accommodating to our schedule. Would hire again, and strongly recommend to others.
