Hiring A & A Paint & Remodeling was a big costly, time consuming and frustrating mistake. We based our decision to use this contractor on the high percentage of "A" ratings and the quote he provided was in line with other bids. Our $17,900 project that was to take about four weeks ended during week 12 after I gave Sergio a deadline to finish all work he had been paid for and get out. The project also was done without going through the City of Austin building permit process. This was based on Sergio's word that it was not necessary to get permits for the work he was contracted to complete. <br /> <br /> The job seemed to go well at first, there was a lot of activity as the vinyl demolition, cabinet demolition and sheetrock repair moved along. The work soon began to slow down. The project began on 2/12 when Sergio requested the first check for $7,000, another for $2,000 on 3/3 and one for $2,000 on 3/8. A fourth check for $5,000 was requested on 3/15, the same day I met Sergio at Home Depot where I placed and paid for the countertop orders in the amount of $1,946. We are now $17,946. and four weeks into the project. <br /> <br /> By the first week of April Sergio had installed the shower enclosure and vinyl flooring, however there were several issues with the shower and the vinyl plank flooring was not installed correctly. About 80% of the tile was installed edge to edge, many were chipped, there was no space for grout to seal joints. Other tile had 3/16" spacers or were just not laid uniformly. The soap dish and shower shelf were not installed at all and the mixer valve, shower outlet and faucet were not aligned with the drain. There was no access to the mixer valve through the tile to attach the faceplate and it jutted out too far from the wall for the existing hardware to fit flush with the tile. Sergio stated it was not his problem as the walls were not level and the tile was not uniform in size, "this was the best he could do". Sergio for the first time commented, "that I should not be concerned since I was not going to live here". <br /> <br /> On April 11 my wife and I met with Sergio to discuss outstanding tasks/issues that included: Install kitchen sink and faucet, install cabinet door, finish cabinet above stove and install vent hood, finish repairing rotten wood at the front door, adjust 4 shudders to close gaps, install countertop, sink, faucet mirror and light fixture in guest bathroom, install countertop, sink, faucets and framed mirror in master bathroom, remove tile and hardie board to access plumbing, recess fixtures and reinstall hardie board and tile to match mixer valve faceplate, make face of shower tile flush with wallboard. The Vinyl planking downstairs needed to be replaced. The joints were not staggered per manufactures instructions and confirmed by other contractors. <br /> <br /> We found that Sergio does not respond well when issues are brought to his attention, especially when we expected corrective action on a definite time line. It was also difficult for Sergio to understand why we were so concerned about the quality of his workmanship since "we weren't even going to live in the house". At this point it was clear that we could not rely on Sergio to rework the shower or replace the flooring. <br /> <br /> The week of April 17 I began the shower enclosure demolition myself and removal of the vinyl plank flooring. During the demolition I found that the shower enclosure framing was incomplete, some areas of the hardie board had no studs to attach to and the enclosure was not square. The hardie board was not aligned with the existing sheetrock or properly treated with a moisture barrier. The tile was laid with a premixed mastic which had not set after at least three weeks, I cut through it with a flexible 12" reciprocating saw blade quite easily. Only 5 tile broke in the process. It was necessary to rebuild the shower enclosure frame work, adding studs and shim where necessary, correct the shower mix valve and associated plumbing alignment. The shower walls were then lined with hardie board and sealed. During this period I did not see much of Sergio or his crew but did present him with a final check of $900 on 4/30 to assure there was no doubt I had paid for all contracted items completed or not. <br /> . <br /> On May 5, I sent Sergio an email that listed the still outstanding items and notified him that the shower had gone through demolition then rebuilt and prepped for tile application. I also let him know how much it was going to cost to have a different contractor reinstall the flooring. The message included a deadline of May 08 to complete the work or I would be hiring other contractors to finish at the expense of A & A Painting & Remodeling. <br /> . <br /> On May 23 while cleaning the tub I noticed that the drain overflow was loose then found that the gasket was not in place and the flange was not aligned with the tub housing. In order to correct this it was necessary to cut a 2'x2' hole in the opposing wall to gain access to the plumbing. To resolve I had to release the sewer drain line strap, move the pipe, apply a new strap to properly align with the new tub drain. I then replaced the existing plastic fixture with a solid brass fitting and secured it well to the tub and sewer line. <br /> <br /> To date the cost to purchase materials and pay contractors to replace the flooring has been $1,214, to retile the shower enclosure and repair associated sheet rock was $1,041. My efforts to perform demolition of the flooring and shower enclosure <br /> then rebuild the shower enclosure and correct all plumbing issues is valued at $325. <br /> . <br /> At this time I would like the assistance of Angie's list to negotiate a settlement with A & A Paint & Remodeling for a total of $2,580. I have all of the necessary invoices and receipts to support the actual cost for materials and contract labor. There are also photos of the original work and images of the step by step corrective actions required. I would also be very interested to know, as stated in his Angie's list page under "Services Includes", exactly what "License" or "Licenses" Sergio holds and by what <br /> regulatory Agency or Commission. <br /> <br /> <strong>Update to review. </strong> The shower outlet extension installed by Sergio using "slip fit' adapters failed at the top elbow outlet between the walls and sprayed water into the space. We had to hire a licensed plumber to cut through the wall to replace about 2" of pipe and connectors at a cost of $185.00. We then had to bring out another contractor to replace the sheet rock, tape float, texture and paint the wall, an additional expense of $105.00. I have photos, invoices, comments from the licensed <br /> plumber and the incorrectly plumbed <br /> fitting to support this update. <br /> <br /> <br /> <br /> <br /> <br /> <strong>I am formally resubmitting the review and requesting assistance from Angie's List to recover a total of $2,870.00 from A & A Paint & Remodel in expenses to correctly fulfill the items listed on the original contract and for not providing 100% customer satisfaction as advertised</strong>. <br /> <br />
