This business should be entitled and quot;Inaccurate Building Inspectorsand quot;. My husband selected them based on Larry's radio presence as an expert. For the first house we were considering purchasing, we had an employee of Larry's who was fantastic and very informative. His inspection armed us with information to negotiate our bid far lower (we walked away from that transaction for other reasons). For our second house bid, Larry provided the initial inspection and a follow-up inspection after the seller had made a few changes. In addition, he had inspected this same house for a previous buyer. The items he missed are long:
1) no gutter or drainage system off the roof, no closure between the roof and the house, improper attachment of roof to house (visible to a trained eye by the nailing pattern) - new roof and gutter = $15K in year 1 of purchase, plus $10k in damage to walls in lower floors
2) gas boiler in appropriately installed - $12K for new system in year 1 of purchase
3) Incorrect tiling in master bathroom shower causing water to leak into lower floor ($10K to fix, $1k in damage)
4) dishwasher not installed ($250)
This is not even the full list. Use him at your own risk. We're evaluating suing. Enjoy his desire to discuss politics vs. focus on what you have hired him to do.
Response from Accurate Building Inspectors
"At Accurate Building Inspectors®, we are committed to performing the best pre-purchase real estate inspections possible; it is quite upsetting to get this negative review. Our company has been inspecting homes, apartment and buildings since 1961 and I have been performing inspections for over 30 years. This is the first negative review I (or the company) have ever received. We were never contacted about any errors or omissions that I may have made during this inspection. Our door is always open to all our clients no matter when we performed the inspection; it is not too late to call me to discuss the matter 718-265-8191. You may have had some real issues, and we wish we had the opportunity to evaluate the conditions and compensate you if appropriate. All our clients get life-time telephone support. A simple phone call could solve this issue. We at Accurate Building Inspectors have been able to serve the Greater New York City area for over 50 years by standing behind our reports and not running from our responsibilities or obligations. Lawrence Ubell, Pres. Accurate Building Inspectors®"

They were extremely helpful and they answered a lot of questions by phone. They start at the top of your house and they measure things and look at every nook and cranny. They spent way more time than they said they would because there are lots and lots of things to look at. It was an absolutely meticulous report. They were easy to work with and they provided us an incredibly detailed report. The helpful part was they told us what to worry about and what not to worry about. He also told us what repairs should be priority so we could match repairs that go well with others.

It's been enormously helpful to have the expert guidance and advice of the Accurate Building Inspectors in completing major renovations to my home. Their initial consultation some years ago identified and helped me to prioritize the work that needed to be done . The cost of the consultation paid for itself when they recommended that I solve the problem of a leaky porch by installing an awning for just $3000 rather than the much more expensive ($30,000) solution of rebuilding the concrete porch that had been recommended to me by several contractors. When hiring contractors in the past, I was always concerned about whether the contractors' recommendations addressed their needs at my expense. Now, having the Accurate Building Inspectors as my advisors gives me greater peace of mind knowing that I have them on my side to provide me with recommendations that reflect my needs and interests, rather than lining the pockets of a contractor. It's well worth the cost. Currently Larry Ubell is assisting me with making plans to remove the old many layered flat roof and replacing it with a new roof, recommending approaches that I would not have thought to consider.

Larry Udell was very thorough and knowledgeable. The inspection took a couple of hours and everything in the home and the garage was inspected from top to bottom. We were very happy to have found Accurate Building Inspectors on Angie's List.

Mathew's thoroughness, professionalism and obvious experience exceeded my expectations. Items were discovered that permitted the current owner to do some required work and adjust the price of the house for the rest of the urgent work. I was a little concerned when Matt didn't call quickly after I presented some questions but later explained the delay and apologized. There was a substantial additional charge for going outside of their normal area (which I understand). My peace of mind was worth the extra expense.

Larry Ubell was knowledgeable, witty and full of anecdotes about houses, plumbing, design and Brooklyn. Authoritative and funny as well.

Our inspector was Matthew Barnett. He spent about 4 hours at the house, examining every detail of the place and explaining in detail both the good and the bad. He was very knowledgeable and thorough. After the inspection, he sent a detailed, well-written report, and then took a long follow-up call to answer my questions about the report. Can't recommend enough.

After the first time we used them the report turned up some serious problems, such as skylights being installed without permits, which could be problematic in the event of a resale, or even if it leaked; and a cracked waste main in the basement. The owners of that house were unwilling to remedy the situation or come down in price, so we kept looking and found our home. The report on the home we bought helped us negotiate price effectively, though the home was still found to be structurally sound. Their work was thorough and their representatives very approachable. In fact, they were recommended to me by a friend who had used them and was very satisfied. Ask for Matthew Barrett or Larry.

THIS COMPANY WAS VERY INFORMATIVE. THEY TOOK CARE TO EXPLAIN WHAT THEY SAW IN THE INSPECTION. THEIR EXPLANATIONS WERE VERY CLEAR. THEY FOUND MANY THINGS WE WOULD NOT HAVE FOUND OUT ON OUR OWN. THE REPORT WAS FAST.

Very professional, friendly, and helpful. Lawrence not only did a thorough inspection, but gave advice about how to proceed with renovation and offered contractor contacts. I can't imagine a better inspection company in NYC.

Mr. Larry Ubell came on time. He throughly examined every room of our 4-story home. Every time he saw a problem he commented on it. He gave us a suggestion on how it should be fixed. He had excellent suggestions and ideas. He was extremely friendly and listened very carefully to all our concerns. We showed him all our concerns and he answered all our questions.

Matthew walked through every inch of the home with me and explained exactly what the condition was. He was great about answering all my questions. I feel a lot more confident about becoming a first-time homeowner.

Matt was extremely thorough and knowledgeable. He was very good at explaining what he saw, giving general maintenance guidelines for the future, and discussing various options for dealing with current problems.
