<strong>joe showed up on time.   he inspected the grounds first, then the separate two car garage,  then the home.   from the top floor down to the basement.     he took about four hours to complete his inspection.  this man did not miss a beat.   we decided not to purchase the house because  of all the work it would cost to make this home livable.   he was worth every bit of money to find out about the things wrong with this house.  the inspection included things people would never expect to be found.  from possible oil tanks in the ground that would have to be removed to mold .  he did random tests.  this man is certified in this field .  we were very happy to know things about the property we would of missed.  he gives you a detailed report .   i would use him again.</strong> <br />

We booked Joe online for our first inspection in October 2014.  I was impressed with the ease of scheduling-- I just found an open date and time that worked for us, selected it on his online calendar, and Joe arrived promptly.  He called in advance to let me know he was on his way and to give us an ETA.  He was incredibly professional, very polite, and more thorough than I could have imagined.  I'm a first-time home buyer, and when I told him that, he took the time to explain everything I might ever need to know about how to be a good caretaker to my home and everything inside of it.  That alone was a valuable experience.  Joe was not afraid to walk the roof or crawl under a porch to get a full view and a better photo for the report.  He was fantastic.  The first inspection was about 4+ hours for a small colonial home in Maplewood.  My real estate agent, who has been in the business for 29 years, said she had never seen someone so thorough and detail oriented.  Joe's report was very lengthy, full of photos, and brought to our attention a number of safety concerns that we never would have guessed were present in the home.  That home contract fell through anyhow, so we initiated a search for another house with fewer death traps.  <br /> We found a second home in December and obviously booked Joe again.  This house was in much better shape, but Joe identified problems that I couldn't imagine another inspector would have found.  And when he wanted to examine a part of our roof that was too steep to walk, Joe found his way to the steeple of the church at the end of the street, and he took another look with a set of binoculars.  Anyhow, the sellers of this agreed to make the requested repairs, and their contractor remarked about how thorough Joe must have been to have identified some structural problems underneath the porch.  When we talked to the sellers in person, they joked about the graphic novel Joe provided of their home (note: Joe emails you the report after 3 or 4 days; he also emails you the radon results, which come from the lab a few days after that).   <br /> In addition to a very thorough report, Joe also provides you with a home inspection binder that has some great information about houses, generally, and how to maintain all of the appliances and keep the structure in good condition.  It's great reference material for anyone, especially new owners.    <br /> I hope not to need another home inspection for a very long time, but should the situation arise, I'll be calling Joe.  I will also recommend him thoroughly to anyone seeking a home inspection recommendation. <br />

Joseph was great. We hired him off Angie's List to inspect the first home we went under contract for. That transaction didn't happen and we used him again to inspect the home we ended up purchasing. He gave us a discount for the second home...which was a nice touch. <br /> Joseph was very patient and willing to explain all of the issues thank came up during the inspection. <br />

Joseph was very punctual. He spent about 3 hours inspecting every inch of the 1800 square foot home. His report was very comprehensive and included a lot of photos. Now that we own the house, we use his report to help us prioritize our home repairs. <br />

To summarize, Joe's inspection was worth every penny and he is by far the most superior home inspector I've encountered; if you are debating before buying a home, choose Joe and you won't regret it. <br /> Joe walked me through over 4 hours of thorough inspection, explaining what he was seeing every step of the way. His engineering background shows as he knows exactly what to look for and point out. He found many issues, some larger and some small as is to be expected. By the end, we felt confident that we knew what we were getting into. <br /> Quality: Joe takes his time and is very methodical; outside of the house, then top down from the roof to the attic and then through the house. He covers every nook and cranny, and documents meticulously. <br /> Report: An amazing 60+ page report, complete with all the details and photos, as well as a summary at the end. This was very useful in negotiations. <br /> Timeliness: Joe showed up on time and came on short notice so we were very grateful. The report took a little longer to get back then we would have liked as the Attorney Review clock is ticking, but Joe got it done and it was well worth it. <br /> Other notes: We had a contractor come in to estimate costs of repair on some of the issues Joe uncovered, so we had sent him the report beforehand. He told us 99% of the home inspectors he comes across don't know what they're doing, but Joe is by far the best he's seen. The GC said the report showed him exactly what he needed to see and got all the spots he would've checked, and it was clear that Joe had a background beyond just inspections <br /> Also, Joe recommended some companies to do repairs, and after vetting a few we went with them and they were worth it as well; good prices, quality work and very accommodating. <br /> Conclusion: Don't hesitate, book Joe for your inspection. <br />

Joe did a wonderful job. If you know a lot about caring for a home and keeping up with repairs, you probably won't need him. But if you need a little help in that department than he is the best. He took is time and thoroughly inspected my (hope to be) future home. He went way above and beyond what is necessary. His report will help us fix the little things needing fixing that a normal person may over look. He is extremely professional and just an all around nice guy. I would highly recommend him (expect of course if you want a quick walk through done because you know your stuff already). His report included many photos to help you remember what was discussed during the walk-through. Oh and did I mention, it was an extremely cold day and no complaints for Joe!! <p>Great! Joe showed up on time and ready to go. He was very meticulous in his examination of the house. He also took the time to explain things to me as we were going along. I read all the reviews before choosing All In One Home Inspection. However, what helped me decide was the sample home inspection report on his website. The report was thorough and included photos to help the buyer really understand each issue. Other sample reports that I viewed for other companies included statements throughout the report that read and quot;recommend having a qualifield plumber, electrician, contractor, engineer, etc. inspect this issueand quot;. These other reports never mentioned speciifically what the concern was, but just kept recommending further inspection by another professional. Joe showed up on time. He walked the roof (a few other inspectors I interviewed said they do a visual roof inspection from the ground). The house is only 1500 sq feet including the basement and he spent over 3 hours going over every detail and answering our many questions along the way. At the end of the inspection, Joe presented me with a binder with further information on home maintenace and tabs for me to insert my report once completed. Joe sent me my 50+ page report including color photos for each issue a few days later. We plan on using this report as our and quot;to doand quot; list once we move in. Overall, I was really happy I found a great home inspector and I would highly recommend him. <br />

Joe took the time to explain my problem...Provided me with written material...did the test came back with results. <br /> It is refreshing to deal with an honest person. He is extremely knowledgeable and doesn't mind sharing the information even with and quot;a womanand quot; Great experience. I intend to use him to inspect my next home purchase......No baloney...no double talk...so glad to have had him on my side.... <br />

Joe was wonderful. He spent a lot of time looking through every inch of the home. He explained lots of information about the home, which is so important to us since we are first time home buyers. We would absolutely recommend him to everyone. He is thorough, extremely knowledgable, and very nice. So happy we found him. <br />

We found Joe to be very thorough, meticulous, and knowledgeable during our 2300 sq ft home inspection. As first-time home buyers we were grateful for his personable nature and the fact that he encouraged us to follow him around as he worked, taking the time to explain all the things he was making note of in his report. The seller was also present for the duration of the nearly 4 hour inspection and, while knowledgeable and somewhat defensive about his home, we thought Joe handled him professionally and amicably. Because the home we are purchasing is nearly 100 years old, numerous minor repairs/fixes were found, but at the end of the inspection, Joe was helpful in pointing out which ones we should likely hone in on to address with the sellers. We received his report 5 days later and found it to be very informative, detailed, illustrative, and easy to understand. We would not hesitate to use his services again or recommend him to others. <br />

Joe was very punctual and showed up right on time. He encouraged us to be present with him for the inspection and demonstrated a great deal of knowledge when it came to his line of work and homes in general. As first time homeowners, it made us feel more comfortable about our choice to go with him versus some of the other options that were out there. He was personable, thorough, and patient. Our agent was surprised by how long he took to look through our entire home and said that they typically don't spend that much time! If I were to nitpick at a detail, it would be the delivery of the reports and the fact that they took longer than we expected, but the quality of the reports was exceptional and it reassured us that we had made the right decision. If we buy another home in the future and Joe is still around, he's our guy. <br />

Pat made sure my new home was up to par by performing a complete Home Inspection. He made absolutely sure everything was A ok before he left. He checked the septic system, insulation, signs of wood infestation pests, performed a water sample analysis and conducted a Radon emmisions test. He even followed up by returning to the property a few days later free of charge after I noticed something after the initial inspection. He made one of the most important steps in buying my first home stress free. He displayed a very good attitude which made him very approachable and easy to talk to. He made suggestions on the minor repair work that was identified and gave approximate times at which I should address each task. <br />

Joe is extremely knowledgeable about homes and very professional despite dealing with problematic sellers. He spends his time carefully documenting everything that he sees, does not take any shortcuts and makes sure he covers every corner of the house. He is very detailed and also knows alot of information about problems or potential problems that may arise from what he sees. He will take his time to go through the house and my realtor was surprised at how long the inspection takes, which is exactly what you want because why would you want someone to just glance over the major things and write it up? You want someone like Joe that will slowly go through everything, every nook and cranny to make sure you know what you are buying. He is also very accommodating knowing that inspections must be done in certain time frames and will work with you to schedule the inspections at the time that works for you. I have used his services two times and both times I am extremely satisfied and I would certainly use him again for any home inspection needs. <br />

We are first time home buyers and did not know what to expect. Our house was almost 100 yrs old so Joseph had his work cutout for him. I first employed Joseph because he had top marks on Angie's list and now I know why. Even my realtor said that she was impressed with his work, and level of thoroughness. Joseph told us everything we needed to know. I asked as many questions as I possibly could and he knew all the answers. He was patient. Didn't get annoyed even though we repeated the same questions a few times by different people. He didn't leave anything out. He spent from 1pm to 5pm there for a 4 hour inspection. Both realtors left before him. They didn't expect he would be so thorough. Even when my wife and I was tired, he still kept going to make sure all was well with the house. He was late because the first house inspection could not start until later, but he called in a timely manner to notify us, and he more than made up for it with his work. I already recommended him to friends. <br />

Joe was very willing to work with us on a short sale purchase we are working on. It was difficult to nail down the dates of the inspection with the real estate/bank, but Joe was happy to accommodate us at the last minute. We only could get electricity turned on and Joe altered his inspection to exclude the plumbing. Joe did a detailed inspection of the exterior, interior, basement, electrical system, etc., but excluded the heating system and water services as no gas or water were on at the time. Joe was flexible in reducing his fee accordingly. He is very knowledgeable about all facets of construction and I feel he did a very through job. Definitely recommend him and would use him again. <br />

Needed an inspector, Joseph arrived on time. He methodically started outside the home, garage, and then worked his way into checking inside the home. He was really good with checking all minor, moderate, and major concerns but was ok in expressing which was more major versus minor. However, as he initially mentioned to me upon arrival, he is there to just point things out and not be the one to make suggestions on wether the home should be bought or not. He takes his time with looking at as many objects and features in and around the home. He gave specific quick fix advice, HIGHLY appreciated and concerns that may require more professional help, unless you as the buyer feel you can make your own repairs. At the end he gave me a binder where the report should go in once printed and basic information on the things to know for owning a home. I have to mentioned that the process never felt rushed by him, he took his time and really tried being thorough (very professional). <br />

We ended up purchasing the home and have had no surprises and his work helped resolve critical issues prior to sale. He was available quickly and even came back on his own time to review remedy work as well as pointed out a secondary resource for review. <br /> <br />

Joe is an extremely thorough inspector. He arrived on time and spent about 4 hours doing the inspection of this 3 bedroom 2 bath home. He pointed out all of the problems no matter how small. Not much gets past him. Joe took pictures of all of the issues and used these in his final report.

It was a very thorough inspection of the interior and exterior of the house looking for any termite damage or anything like this. He did a termite inspection, Radon test, a full inspection of the house. It was an older home and he spent maybe six hours going over the whole home and that was a very thorough inspection and his report was outstanding, it was almost 100 pages long. He brought my attention to many things that I would have missed.

Joe from All In One did an extremely thorough inspection. He never rushed through any part of it and definitely knew what he was doing. He found a number of potential issues that a lesser inspector would have missed. This is my second home inspection in the past few months. So I have an other recent inspector to compare with. The other inspector ( also highly rated on AL) was not nearly as thorough or professional as Joe. I will definitely use Joe again should I need an inspector. <br /> <br /> Update: I just received the printed report. Extremely detailed and helpful. 76 pages long and very little of that is filler. I am even more impressed.

Joe Fleming was outstanding. Buying a home is such a stressful process. We thought that because we were buying a brand new home, the whole process was going to be a piece of cake. It wasn't, but luckily Joe was the most reliable service provider. He found many issues with our new property and he even made time to share some tips with my husband after the inspection was over. He provided a very detailed report complete with pictures. <br />

We asked Joseph to do a home inspection on a 1950s single family dwelling. We also asked him to do radon and termite inspections at the same time as well as mold testing. <br /> I spent 3-1/2 hours on the complete inspection and I couldn't be happier. He pointed out small issues as we walked around all sides of the house, the lawn, and every room. He even told me that he didn't see any indication of mold that would necessitate testing so he wouldn't charge me for that portion for just looking around. In looking at the attic crawlspace, he encouraged me to climb up the ladder, gave me his flashlight and told me to take a look to see what it looked like. We couldn't be happier with the quality of work. While we hope we never have to move, we're thrilled with his work and would recommend him to anyone.
