It is very challenging to find a home inspector with extensive expertise, thoroughness, precision, reliability, and professionalism. However, I was very fortunate to find Frank from American Inspection Services and he possesses all these qualities. In addition, he has one very important attribute that is very distinct. Frank will inspect your future home as if he is the buyer. Honestly, I don’t recommend that Frank perform your home inspection instead he should be a requirement.

Frank is an excellent thorough inspector. The best we've ever seen. He leaves no area not gone over. He covers every possible area of concern, photographs it, then issues a formal report that is completely detailed with what he thinks the cost of correction would be. The RE broker who was in the apartment with him the he did the inspection was might impressed. She said she was with an another inspector in the same apartment line the week before and that inspector was done in 35 minutes, apartment she had inspected by a different inspector, where Frank took close to two hours, and results of which caused the seller to make several repairs. My broker said she could imagine a seller not being keen on such an in depth inspection, but for a buyer, He's tops. The seller made all the corrections Frank addressed and replaced the laundry rom floor with tile. Frank only charged me $100 for the re-inspection after the repairs had been made. This inspector is first-rate, has integrity and knows what he's doing. I highly recommend.

We were accommodated with an appointment with 36 hours notice. Frank arrived at the property on time, and ready to go to work. The inspection was completed in the 2 hour estimated time. Frank is very professional, knowledgeable and thorough in his approach and execution of the inspection tasks. Indeed, it is a pleasure to work with a professional of such high caliber! Frank came precisely on time; explained what he was going to be doing and approximately when he would be finished, and then proceeded to do precisely what he said he was going to do. He finished a few minutes earlier than predicted. He is a pro!

Went great! Extremely diligent, pointing out potential issues and going above and beyond -- not just explain the findings and what they could mean, but pointing out other features about the property and making sure we understood how to use them. Unfortunately, the deal fell through for unrelated reasons, but definitely planning on hiring again for the next inspection!
