<strong>Avoid At All Cost - His Employees<br /> Steal!</strong> <br /> I wanted some work done on my kitchen floor as well as some painting so I purchased a $1500 deal on Angie?s List from American Property Services for a specified amount of hours. I was a little nervous about having strangers in my <br /> house, but figured everything would be fine ? was I ever wrong. A few days after the work was done, my home was robbed by one of Kevin Veader?s employees. Apparently, the criminal he hired had plenty of time while working on my house to case the joint and find where I kept my camera collection in a remote closet in my bedroom. I lost $3400.00 of precious camera equipment in the theft. Two checks from my checkbook were also stolen as well as a jar of change worth over $35.00. <br /> Kevin Veader admitted his employee stole from me and said the same worker also robbed a home in North Providence, where he stole two checks and cashed them for a total of $11,000. Kevin promised to reimburse me after the theft and then reneged on his promise when I told him the amount. He said he didn?t have the money and did not have insurance to cover the theft. So, I strongly urge you to avoid American Property Services at all cost. If one of his employees steals from you, you will not be reimbursed. He did not even know the address of this employee and never searched his residence before he conveniently disappeared. Apparently, hiring transients/criminals is a regular practice at American Property Services. <br /> There are other troubling things I have found out about Kevin Veader and his company. The ad for American Property Services says that the business is insured. It is not insured according to the Rhode Island contractor?s licensing board website. Kevin also lists that he has no employees. He does have a full-time crew, so this is also a lie. In addition, if you look at the ?before and after? photos on the American Property Services website and do a search on Google for them you will see that he stole the ?after? photos from another company?s website. This is also illegal and his company clearly does not do work of high caliber, otherwise he would not have to steal other contractor?s photos and claim them as his own. <br /> Kevin Veader is not a trustworthy person and should not be advertising on Angie?s List. The work his employees did was also not done to my specifications (for example, I asked for a subfloor suitable for vinyl, he put one in only suitable for laminate because it was easier). Given what happened to me, shoddy work is the least of your problems with American Property Services. I am filing an official complaint with Angie?s List and the Rhode Island Contractor?s Licensing Board. Kevin is a fast talker, but don?t be fooled. Unless you want to go through the horrible experience of being robbed, I urge you to avoid Kevin Veader and American Property Services.

Let me start off by stating there was a lot of mis-communication on both sides. I purchase the contractor for 4 hours through angieslist. No one came to access the work prior to the job. Once they arrived for the job, they stated that they were not able to perform the job that I had requested. They walked off the job stating that they would be back the next day to work on a compromise. I called into work for the second straight day with no one arriving to work on the job. <br /> I called the company and was told that I needed to call my roofing company first. This is where my mis-communication came into play. We discussed another compromise of the work needed to be done and scheduled it for the end of that week. The agreement was 16 man hours for two workers at a rate of 75 an hour. I agreed to this for a total cost of 900 in addition to the 350 purchased through angieslist. For two days worth of work, I felt that this was fair. <br /> On Friday, I received a call stating that their truck had broken down. Fully understandable, things like this happen. I rescheduled the work for Monday 8/18 at 8am. I needed to go to work that day, but fortunately my wife didn't need to leave until 8:30, so she was willing to discuss the work and materials that we purchased for the job. Upon my break around noon, I checked my phone and had a voicemail stating that they were on their way. The message was at 9:15. My wife and I planned for this possibility, so we left directions on the front door and materials on the front porch. <br /> I arrived back and was encouraged with the progress. They took it upon themselves to finish underneath the softfits, which was not discussed prior. However, the job was to sand and treat the high trim. Meaning, filling in holes and cracks before applying the stain. There are still nails sticking out of the high trim. There are spots missing stain. There is stain on my roof shingles, and I found cigarette butts around my lawn for about two weeks. The owner of the company stated that it was hard work. They finished roughly around 5 pm on 8/18 for a total amount of time of 7 two man hours. The owner said that they hauled and the job would still be 900. That would be fine if the work was done better not halfheartedly. My favorite part of this was the end after he had my check, he said they do all kind of work and how they take pride in doing it well. If this is what they consider as a job well done, I am all set with this company. <br /> I would highly not recommend this company. <br />

Kevin and his company came through for us in a major way. I wasn't aware of his original schedule of clients and work load, but we needed our basement drywall taped/mudded and sanded in preparation for painting. Kevin stopped by to assess the job on a Tuesday and sent his crew over for the next 2 working days and made them available for painting for the next three working days after that. He provided us with a reasonable hourly rate and although it was my first time hiring a contractor, it was an easy process to get his crew in, working, and finish the work needed. As an aside, because we were under an extremely tight timeline to get the work done, coordination was required between myself and his employees (e.g. me providing enough paint and supplemental materials) since he was unable to be on site beyond initial and final inspection of the work. Finally, because I underestimated how much work was required (over 750 sq.ft of drywall requiring tape/mud/plastering AND paint, including trim), the final labor total ended up exceeding what we initially budgeted for. Part of this was due to unanticipated issues (e.g. humidity causing issues with the mudding and paint drying timely) causing increased downtime and extending how long the job took. Independent of American Property Services, my recommendation to anyone needing work done in a hurry and hiring by the hourly rate is to hire for a job with which you are skilled in the actual work being done (and just need an extra hand to move things along), otherwise, obtain a quote for the entire job to prevent cost-overruns. Overall, I would certainly hire Kevin and his crew again.

I would certainly recommend American Property Services and have them do additional work. This provider installed a new toilet and identified the cause of a leak going to the basement. The two gentlemen who did the work were professional, quick, thorough and cleaned up after themselves. <br />

Everything went GREAT!! this company was on time. They said they would get it done right and they sure did a great job. It looks fantastic and the price was AMAZING!!!! Kevin the owner showed I'm glad I called American Property Services Kevin the owner showed me he was a "straight shooter" from the moment he arrived at my house for a consultation. His professionalism from the way he talked about the work I needed done made me feel that I could trust him. The ideas he gave me were very creative. I feel that if I need any more work on my house I can call him. They are Dependable, Professional, ON-TIME, Good on the price company!!!This was a incredible experience and now my house looks better than ever thanks to these guys!!! First of all, Kevin was quick to respond the same day and arrived and showed up at my place the next day as promised. I asked him to mount a hanging chair. It was a bit unusual chair and he quickly understood what I wanted and I was glad that he came with the right accessories. He also understood my penchant for aesthetics and offered to coat the hook and the swivel pin in black. He did the job neat and was careful not to messup my carpet. <br /> I liked his work and asked him to fix my wallshelf which he did promptly did. <br /> I will surely hire him again <br />

Great work and friendly crew. They showed up on time and very professional. Worked within our budget. We put our house up on the market in late October and sold by the holidays. His name is Kevin Veader. It was a positive experience. He responded quickly to my call for an estimate. He saw what needed to be done. He got the right kind of hooks and he had the right equipment. He took care of it quickly. He left everything neat. I'm going to call him again for some other odd jobs around that I have. The power cleaning was well done. I thought his price was a little high. I'd never had it done before but the porch isn't that big. I definitely would hire him again.

I called Kevin the day my house was broken in to and he responded the same day and came two days later. He really wasn't sure what had to be done, but was up front about his charges and said he would have to check out the damage. After seeing the situation he said he could do an inexpensive fix and we agreed that he would repair the door frame. I am very pleased with the way everything worked out.
