We were very clear on what the goals of the project were from the beginning, and waited around 5 months for them to start the job. In the end they were at our house for a few days and in the end left many area untouched that we had been led to believe they would address. The worst part however is that they left a large section of the big ugly white conduits entirely untouched on the upper story of the house because the original color swatches no longer matched the color of the house in that area. This was not surprising to me. In fact I brought it up more than once during the bidding process and was told that they would match. The "discount" that I was given for them not doing a major portion of what I hired them for was $100. That's just over 3% of the total bill. So basically we wasted 5 months waiting for them to do a partial job that they claimed they could not finish because they were unable to match the color of our house with new paint. And I will still have to hire someone else who will bother to take a sample and have it matched, which pretty much any place that sells paint does on a regular basis. So I get $100 off the work, but how much will I have to pay someone else to do it? It's too bad that they operate in this manner because the quality of their work is good, which tells me that they know perfectly well what they're doing when they tell customers one thing and do (or don't do) another. My overall recommendation would be to save your time and money and hire someone who will take the time and treat you fairly.
Response from Augusta Steam-It
"First things first. Your home was painted years ago with a less then quality paint. the paint had faded from sun exposure, and the one coat paint job that you had done offered no viable chips to get an accurate sample from. Going from the original paint chip showed that the color was brown to start with, and is no so faded that a touch up will give you brown conduit on a extremely faded wall, verses the white conduit you now have. to remedy this, you will need to consider a full repaint of the foundation area, which in this case is the entire first floor siding. Your Quote was for specific areas on your home. these areas were done and completed. the remaining areas on your house now stand out as being dirty, one coat cheap paint job. the front porch for example has holidays, you can see where the one coat applied before was spread too thin and has streaks, and the paint used was not mildew resistant and is totally covered in black mildew. We are always reluctant to accept touch up projects because of these issues. I can not help but wonder why you did not call the painters that did the project in the first place for you? We left a full gallon of the original foundation paint there. Should you desire, I will personally come out and paint that conduit, BUT I will assume no liability when your conduit is then factory fresh in the original color and your foundation is 5 shades different. your 3% discount was for 3 % of the job, we made the judgement call that it would look worse had we painted it pink.... we left you that gallon of paint. I strive for satisfaction in every job. Instead of posting online, you are free to first call me directly at 540-448-1475 and we can attempt to resolve this issue. AS a foot note, to date, this is my first inkling that you were not satisfied, as you remitted the check for the quoted work, . In the future, before you go posting bad reviews, try communicating with me. Respectfully, Lisa Coles. Owner at Augusta Steam-It Painting Contractors My sons reply is as follows; Hi [Member Name Removed]. I am sorry you feel that I took too long to arrive at your project. A lot of our projects schedule up to a year or more in advance. From the time I received your wife's phone to call confirm the project we completed the work less then 4 weeks later. We had previously painted a rental home of yours that you were very satisfied with, satisfied enough in fact to re-hire us. The one small thing that we did not paint was a simple judgement call on aesthetics of the house. I used all of the color samples provided by your wife and the previous paint had faded from brown to pink. I felt that painting the pipe would make it stand out worse then not painting it. I didn't say it was impossible to paint, I claimed the paint would not match. Joe Hartley General Manager 540-448-0062"

Joe Hartley was prompt in meeting me and provided an estimate on the spot. The estimate was reasonable and clearly documented, broken down as I requested.

initially scheduling was a challenge, as Augusta Steam-it and I had to negotiate a time when they could paint and I could be at the site. We eventually worked this out.

Once that was settled Augusta Steam-it and Joe were prompt and efficient each day. The work was completed on time, and Joe was responsive to a couple of items I identified or asked about.

they also honored the Angies list coupon.

Joe and Augusta Steam-it provided very good service, and I would use them again.

Lisa and her team were outstanding, and I would use them in the future and highly recommend them to all. I have a large Victorian home which was in severe need of a paint job. The current state was one of neglect and lack of maintenance and up keep. Lisa made this place look like a dream home. She did quality work, was a true pleasure to have around my home for the 3 weeks the project took to complete. She finished within the time frame quoted, and exactly on the price i committed to from the quote. In short, i couldn't be happier, and can't wait to use them on the interior of my home.
I cannot express in words how impressed we are with Lisa. She went FAR, FAR beyond anything in the contract. She helped us chose colors, worked around our "stuff" when she had to, without one complaint, handled everything without having to "bother" us. Aside from doing what the contract stated, she fixed things that I didn't even know needed fixing. When my wife and I would go out and see how things were going, she's stop and talk to us, sharing wisdom about so many things aside from just her being a "house painter." This woman has seen, experienced, and done an incredible amount of things that can only benefit those who work with her and get to know her. All this, with a quote much lower than we expected. CLONE LISA. Obviously, we HIGHLY recommend Lisa on anything she feels qualified to quote on, and we look forward to working more with her in the future. THANKS LISA!
"I am Flattered.... It was a true pleasure & treat, to work with the Customer. a great couple, a bueatiful home, a quiet mountain location, great views, just a fantastic experiance. This project is a shining example of the end result, where a client accepts our bid, waits paintently , be it 6 weeks or 6 months until we arrive, and realizes on the final walk around, that the wait is worth it. I have never drawn detailed contracts. I know my job, treat my clients home like it was my own. I do what it takes to get the job done right. My goal, in the end, is to transform the home, into a vision, and clients, into friends. I look forward to returning in a few months and working on the interior of this home. Again my pleasure... Lisa Coles"

I had seen Lisa Coles work over the years around Staunton, mostly in the downtown district where she was turning back time on structures. Using an artistic eye, she was painting buildings both large and small....with emphasis on reproducing that structure's history. I had saved enough money to put into re-doing my home and called Lisa for the outside job. She was there with a fantastic estimate by the next afternoon. I hired her on the spot and she told me it was time to decide on colors. I had a vague idea of what I wanted but Lisa was able to guide me with her knowledge of color, what looks right, and what compliments the landscape around the house. My house has many panels and original windows, with a multitude of gingerbread trim. She dropped off sample colors and got started with in 2 days of our first meeting. She worked tirelessly with her quiet unassuming crew. She was onboard not just as "the painter" but she helped identify what fixtures and hardware would best accent the home, to me that was above and beyond. I felt like she was more of a partner than a contractor. She was truly interested in the outcome. It is FABULOUS! It's historically accurate, stunning and a jewl box to be admired. I smile when I pull up to the house, daily. At one point she even painted a poured, rugged cement wall to look like faux stone. Not asked for by me at all....a brilliant suprise and why I hired her...for her artistic eye... I am glad that I chose Lisa. I now feel as though I have my very own piece of her art. My very own "Lisa Coles" to be enjoyed for years to come by myself and my neighbors. Now it's my job to keep the lawn and garden looking just as good, which means I have to get off here and mulch then mow lol!

We were given an estimate a few weeks before the work began, got a phone call when they were ready to start, and they finished when they planned to. We already have the estimate for the next job.

The work done is excellent. It took awhile from the time of the estimate to when the work was done, but the quality is worth it. I wasn't in a hurry so I guess my job wasn't a priority. Came back and did a touch up. Appreciated that!

"Cold weather last fall started early. We simply will not apply paint when the tempratures are too cold. thats a recepie for failure. We appriciate our customers that are willing to wait for warmer weather and understand that tempratures do matter when applying paint.."

I called Lisa Coles with Augusta Steam It because they have a great reputation in Staunton. And there performance earned that reputation again. I called Lisa and told her I would like the exterior of my house painted, including the roof and front and back porch. She gave me an estimate in less than one hour, and included all the details that I had asked her to note. Based on a verbal "handshake", she started the job two days later. No money down, 2 year guarantee that transfers with the home. The quality of work was excellent. They powerwashed everything before painting two coats. Lisa went the extra distance and remulched areas of the house that may have had a few paint chips. She also repainted the house numbers to make them pop out. She made excellent decisions to get the job done right and done quickly. Very thorough. I highly recommend Lisa and Augusta Steam It.

Lisa and her crew did an outstanding job from start to finish. It took them less than two weeks even having to work around our schedules. They did outstanding work and did it promptly and quickly. They started when they said they would, arrived on time every day and left there work areas clean every day. My wife works some nights and they were incredibly accommodating in scheduling and performing their work around her need to sleep during the day. They used quality materials and paint and were meticulous in their work. They kept us in the loop and communicated with us every step of the way. We highly recommend Augusta Steam-It.

Lisa gave us a written estimate for the job in Fall 2010. The job was not able to begin because the weather in our area turned cold very quickly which is not typical. We recieved letter from the company letting us know that it was possible to begin the work. We were very impressed with the professional attitude and willingness to wait until conditions were right to do the job and the willingness and ability to communicate with us. The job went very well, despite rainy conditions that halted the work for a while. Again, were glad to know that the painters were aware of how the products were best applied and did not attempt to work in less than optimal conditions. Preparation for painting was wonderful. Everything was cleaned and draped and picked up and cleaned when finished. Preparation of the surfaces to be painted was excellent and time was taken with our old windows (not an easy task) to get them looking clean and finished. The painters are extremely thorough in preping, painting and cleaning up after the job and they have excellent work ethic. They worked on Saturdays which has not been our exoerience with other contractors in our area. Steam-It also does not ask for a "draw" or payment before the job is done which is something we have learned to look for in a contractor as a sign of the health of the company. All the employees were friendly, helpful and knowledgeable when we asked questions about the job. We also found that Steam-It was flexible, in that Lisa broke our estimate into portions so that we could decide what services we could do now and which needed to wait as we do other home improvements. We will definately hire them again and highly recommend them to anyone we know.
