Bulldog Professional Inspection Services

o I know I’m a little late on putting this review up. I just want to say I called Steve from Bulldog and he was quick to answer the phone. Not only was he quick to answer the phone I spoke with him directly and we talked for a minute. He was very detailed on the phone call when I told him what I needed. His price was very reasonable and let me tell you I can not believe what Steve found in the house I was about to purchase. He checked things I know just a regular inspector not bother checking. He found out that the roof on the house the sellers were saying was 10 years old was actually 20 years old and at the end of its life expectancy. He also found that there was termite damage up in the attic that had made a non load bearing wall turn into a load bearing wall that needed support. He was great during the inspection he didn’t really converse with me until the end cause he had work to be done which in my eyes speaks louder than words. My inspection was on February 6 2023 at 1:30pm and he had my report up and ready for me to read that night. Now he discusses the big main issues if there are any then he tells you to read the report fully don’t just skim it cause there might be more he didn’t get to go over. This was very helpful and now I’m in the middle of renegotiating on the house I was trying to buy. I AM VERY HAPPY I CALLED STEVE AT BULLDOG!!!!!!! By the way I have given out eight of his business cards at my work cause I was very impressed. I would’ve been mad had I bought the place and found out later. Like

So we had an offer put on a house and hired the Home Team inspection company but the seller backed out due to a family reason. So after a couple weeks we had put an offer on another house (which we eventually bought and currently live) and hired Bulldog inspection because the home team wasn't available so i can compare both the services i got in the span of 15 days for a similar foot-print of a house and let me tell you that the difference is day-n-night. For a 3300 Sq.Ft, 2 -story, a fair size back yard house, it took Steve about a couple hours to do the whole inspection including roof, indoor and outdoor Vs. at the other place there were 4 people going through a 2900 sq. ft house (minus the roofing, they hired a professional roofer who came out the next day due to his availability) and it took them 3.5+ hours because they were SO DETAILED. Steve missed out on about 15 different things that a layman like me could see and point. The Home team on the other house checked for every small detail, even a missing screw on an outlet which i am okay with Steve missing that but i paid Steve to be thorough and check and give me all the detail. But it seemed like he was in a hurry to go to his other appointment. He missed out on checking/verifying a lot of equipment in the house such as Humidifier (in-built and a part of the HVAC system), Dish washer, Gas range. I called his office a couple times to check and see if he had actually verified those appliances but may have missed out on putting them on the report but never heard back from him or the office. I will not recommend hiring them at all.

Inspection services were very through with a very explatintory email/pdf. Square footage defines the price of services, so understand that when scheduling. Also, Radon inspection is an extra cost (though termite inspection is included). They did a great job and would definitely recommend.

Steve was quick to respond and he worked with the sellers to make it easy on them! After the inspection we received his full report within 48 hours. The report was very detailed with pictures. It made it easy to see the good and the bad, Steve reached out to us to make sure we had received his report and then called us back two days later to answer any questions we might have. His report was so detailed there wasn't a reason for questions but we still appreciated the follow up.

To say that I’m unhappy with the service I received from Bulldog would be an understatement. Quite honestly, I feel like I got ripped off. We set up an appointment with Bulldog for January 18th, 2018 at 12:30. He was an hour late. We talked to Steve for a minute about issues we had. Our conversation was recorded on our security cameras. Post inspection we talk to him again in our kitchen about some of the issues we’ve had, and he tells us he didn’t find anything major and that he’ll put everything into his report. Fast forward to January 26th, 2018. 8 days after our inspection with Bulldog. We have water dropping into our bathroom from an externally vented exhaust fan. We call the builder, who sends out a roofing company to see if we have a roof issue. They find multiple issue on the roof. None of those items were on the inspection report. Roofing foremen then goes into attic. As soon as he stuck his head into the attic, he called back down and said we had a problem. He then continued up into the attic. Upon getting back down, he informed us that all the venting and ballasts in our attic were completely covered by insulation or might be missing altogether. He stated that he should see some sort of light in the attic, but it was completely pitch black. He said it was also very hot and humid as there was no air flow at all. He stated this could be causing some of the other sweating and condensation issues we’d been having and could eventually lead to water damage and possibly mold. We told him we just had an inspection 8 day earlier and they didn’t find anything. He laughs and says, “You need to get your money back”. See attached email from roofing company. The next day I’m talking to a neighbor. Come to find out, he had the exact same problems. But he had hired a different inspection company. The company he hired found ALL the airflow and attic issues, put them in his report, which my neighbor sent to the builder to get fixed. Our issues would never even have been found, or found too late, if it weren’t for a leaking exhaust fan. So, I call Bulldog and explain to Kimberly what’s going on. She says "Ok, I’ll talk to Steve". Kimberly calls me back later and basically says “Well, it’s not our problem and not related to a leaking vent”. I tell her the vent has nothing to do with Steve missing a serious problem on the inspection. She says, “Ok send me an email explaining things and I’ll talk to Steve”. So, I send the email with a copy of the email the roofing guy sent to me and to my builder laying out all the problems. Steve emails me later that evening. He basically says it’s not his problem, he didn’t miss anything, and that it’s our fault for not telling him about any issues before hand (have him on video talking about issues), and the roofing company is trying to scare us. See attached image from the inspection report that says there are no issues with attic or ventilation. So Bulldog Inspections missed an important issue that was caught by a different inspector and a roofing foreman. Which wouldn’t necessarily make me think that I got ripped off, but that they made a mistake. But the way Kimberly and Steve completely discounted our concerns and didn’t off so much as a “Well, we made a mistake. Sorry” really shows their character. They blamed us. They blamed the roofing company. Everyone but themselves. This makes me think that this isn’t the first time this happened and won’t be the last. A reputable company would own up to their mistakes and try to take care of the customer. That’s the exact opposite of what Bulldog Inspections does. Now we are going to hire another inspector since we can’t trust any of the inspection done by Bulldog. “BUYER BEWARE” of this company.

Everything went well, all additional services were scheduled as needed, they just handled it. Communication before, during and now even after the Whole House inspection has been phenominal. The gift package delivered prior to the inspection date was a very nice touch. Another nice touch was tagging all shutoff valves in the basement with tags clearly marking what each valve controls. During the inspection Steve was polite, profession and easily communicated what he was doing and why. Very personable and the way he presented himself instantly put me at ease. His report was delivered on time and was easy to read and understand especially with all the supporting photos. Lots of follow-ups post inspection with additional information and links to services home buyers would be interest in. Great information and not so much of it that it is intrusive. I'll recommend Steve and Bulldog to everyone needing these services.

The gentleman was very nice and I appreciated that we got our inspection report right away online so we could arrange for any repairs. However, we soon realized there were many things that the inspector missed that he should have caught. Faucets not working - drains leaking, etc. When my husband reached out to him via email to talk with him about our concerns, he never replied. I would not recommend using this company.

I asked for a report for my own home. The inspector paid excellent attention to detail and focused on real issues. The report was very detailed, clearly written, and I received it immediately. Very honest, high integrity. I highly recommend this company!

Great. Steve was very thorough and extremely professional. He let us know specific items we should address as well as items that we could easily handle on our own. This helped us to determine what to request if the seller in the inspection negotiations.

Steve was very punctual and professional, he covered all the major issues that he found(luckily there weren't many), and we received a copy of the inspection right away.

Went very well. Steve started on the outside of the place, walked the roof, moved inside to the attic, and then through the townhouse. He found a few issues that we had failed to observe ourselves, including a slow pipe leak in a dim corner of the basement. He explained how the heat pump worked to me, which was helpful , since we never had one before. It was time and money well spent. His pricing was good.

Professionalism and knowledge of all aspects of the home from the foundation and HVAC to the roofing shingles, no stone unturned. The approach looking at the house as a unit, identifying issues and flagging any issues is the true sign of a professional. In my opinion the best objective viewpoint in the business.

I used Angie's List and user reviews to select my own just-purchased home inspection instead of one recommended by our realtor. Bulldog did not disappoint. Steve, the owner, was our inspector, and he kinda reminds you of a bulldog—in a good way. Direct. No fluff. Very professional. Very matter-of-fact, but also quick to joke & laugh. Inspection took around 1 1/2 to 2 hours & included termite. The report was available same day online and via downloadable PDF. Immediately after the inspection, he goes through a verbal once over of the "biggies" and his overall impression. He didn't seem reluctant to provide his opinion either, and I always appreciate that.

He was running behind but they called to let us know. He was thorough and the report was easy to read. Steve's very knowledgeable so ask questions, he's happy to discuss whatever is found.
