"Hi [Member Name Removed], thank you for your review. We started discussing your inspection yesterday so I'm a little surprised to see this today. I wish we could've come to an agreement. Unfortunately, there are limitations to a home inspection and a snow - especially on a roof - is one of them. This also outlined in our agreement. Without the snow I would have been able to walk on it and find the damaged plumbing boot and shingles that caused the leaking on your bathroom floor. I also remember that your attic was cold and dry that day (the photos are in your report), which is what it should be in January with 20 inches of insulation. "Hi [Member Name Removed], thanks for the feedback. I apologize again for being late. Sometimes giving special attention to a homebuyer takes more time than expected. But I never rush a home inspection. No matter what. Also, it's unfortunate, but I can't predict what will happen to a home after the inspection, especially when it's occupied. I perform a 100% inspection which means that every item I can reach and touch gets inspected and tested. Without exception. Especially sinks, faucets and drains (the plumbing system is my biggest concern in every home). But sometimes things get damaged after the inspection or when a family moves out.
