 In October 2024, Josh and his team at Coastal Builders LLC helped us in addition to the house for eldercare. This was an extensive project that included a carport, and an additional room to the house that included a safer bathroom and a wash area. The entire team were excellent in informing us about the progress of the addition to the house. Any questions that the owners had were promptly answered. When issues arose, Josh always offered solutions and sought to make sure that our preferences were accommodated. He even offered to run small errands for us. We recommend the entire team at Coastal Builders to anyone who has a project.

Ann and Shane were great about communicating the steps and schedule of the project. Everyone was very respectful of our home while they were working. They did a great job and we are so happy with the final result. We LOVE our new bathroom.

I strongly recommend Coastal Building Concepts for porch renovation. Shane and Ann Smith and crew were excellent, prompt, and thorough. All went very well: top quality professional work from design to construction. The Smiths provided great customer service, which helped keep the stress level low and my wife Cathleen’s and my confidence high. Communications were clear, the crew was punctual, the job was completed on time, and any follow-up was quickly taken care of. Shane Smith is knowledgeable, creative, and dedicated to his work; he was responsive to our vision of a glassed-in porch, and owing to the efforts of the Smiths and crew, the end product easily surpassed our expectations. We did a lot of legwork before deciding on Coastal Building Concepts. We are pleased with the look of our renovated porch, its price and value, and will call on Coastal Building Concepts again for our next home improvement project.

Everything went great with a few minor snags now and then. Everyone was great about telling me about any problems and suggesting ways to handle them.

Our mistake was in thinking this was a design and build contractor. When we first found them on Angie's List and called, we asked if they handled the design elements as well as the construction, and were assured they did. Although they have some good ideas, they are more a general contractor. When we realized this--after signing the contract--it was too late. But, in general, they did a nice job. The best thing about them--and this was wonderful when you consider having workmen in your home day after day for months--was their regular crew. Keith, Cliff, and Mike were absolutely great. They did over and above to protect the rest of our house from the necessary mess, cleaned up daily, etc. Ann and Shane even provided a porta-john outside for their workers. That seemed a bit over-the-top at first, but since we were down to only one bath during construction, it was a nice addition. The tile (walk-in shower and floor) was beautifully placed, and we are delighted with the general look of our bathroom. A few problems did occur. All could have/would have been avoided by us requiring a detailed drawing and schedule BEFORE signing the contract. The walk-in shower does spray a bit beyond where it should, and our shower pan should have been about eight inches longer. They allowed a modest reduction in our final price to atone for this, and we accepted because they had done such a nice job in so many other ways. (We've found a great bath rug to soak up the excess water.) Another regret is replacing the bathroom door with a larger one to make the bathroom more ADA compliant. When this was suggested, we said we liked the idea and would definitely do it, but ONLY IF the toilet could still fit as planned. Keith called the plumber to check. Plumber said yes. Door was replaced. Plumber then installed plumbing for toilet to face the other way. Questioned by the contractor, he said that's the only way it would work. We had to agree at that point. We were desperate to get things finally finished, and too many changes would have been necessary to remedy it by then. (This plumber also left sink pipes dripping into our new cabinets, but we noticed that night and fixed it ourselves. Never even mentioned to Ann and Shane.) We had to wait weeks for the cabinet people to do their thing. This involved them sending a different person out to create a template for the quartz countertop, then waiting for the countertop to be created. You'd think it would then fit. Right? Not so. That problem was remedied by drilling through the under-sink cabinet wall and passing pipes through. It actually gave us more room on the tight side of the sink though, so that was fine. The one problem that has not been remedied, and with which we are NOT fine, is that both electrical outlet plates were partially covered by the mirror frame. Having broken fingernails while unplugging a hair dryer, and having guests remark about how wrong this is, we finally contacted Ann. (There was also a matter of a hole left in the wallboard beside the re-positioned light fixture.) She agreed to take care of this. Then nothing. Contacted her again. She apologized, saying she thought the electrician had contacted us. No problem. They would take care of it. Nothing. Another contact. Nothing. That's been several weeks now, and we'll have to hire someone to move the outlets and patch the hole. I know these complaints might normally result in a C rating, but the truth is, we hated giving them any less than an A. The bottom line is, we like our bathroom, but it should have been better. And they surely should have fixed these final issues.

Our beach cottage was damaged during the severe rains that besieged Carolina Beach and Kure Beach in the Fall. Ann, at Coastal Builders stayed in contact with us during the entire process. She coordinated the repairs to accommodate the window of time in which we would be available for said repairs. We were very impressed with the professionalism of Ann and the team that performed the repairs. We highly recommend Coastal Builders Concepts. <br />

<p>We discovered a leak in the master closet that appeared to be only at the baseboard.  Coastal Construction was contacted about the problem.  They responded quickly and professionally.  Coastal representative removed baseboard to see where water was coming from.  Concrete caulking was put around floor of front porch to make sure water was not coming in from cracks in that area.  He then checked the roof and found areas where improper caulking had been applied.  He removed improper caulking and replaced it with roofing  cement. Any damp insulation was removed and the baseboard was washed.  After baseboard dried, it was painted and replaced.    Representative did a great job removing the baseboard in tact so no materials were needed in the repair of the wood.</p> <p>We were very pleased with all aspects of the repair.</p> <p><br /></p> <p><br /></p> <br />

Shane and his crew were absolute professionals.  Courteous and responsive, even to changes.  Excellent work and easy to deal with from planning, to changes, to completion and follow up. <br />

This was a large project which had many moving parts and a few unknowns. The property was in poor shape and we needed to bring it up to date and make it an accommodating and desirable beachfront rental property for vacationers. When we were interviewing prospective contractors, we immediately hit it off with Shane and Ann Smith of Coastal Building Concepts. They were professional, courteous and responsive with us from the beginning and all the way through the project. They were also very knowledgeable about the area and environment, and provided valuable honest guidance for us in selecting materials and renovation solutions. We put a great deal of trust in them and in the end were not disappointed. The construction team worked diligently to get the project complete and to our expectations. There were significant challenges encountered along the way, such as very inclement weather from January through April 2014, which the crew worked through as best they could. The building condition and structure also offered up several significant obstacles - things which could not have been identified until the old exterior was removed from the house. However, this contractor kept us well-informed, offered solutions, and went far and beyond to make repairs which were necessary and long-lasting. <br /> <br />As an example, it was discovered that supporting beams underneath a cantilevered portion of the house had rotted out (form the ocean moisture) to a point where this part of the structure had dropped and was dangerously close to threatening the entire structure (and project) itself. A Building Inspector had to be called out to make a determination and provide a recommendation. But Coastal Building Concepts coordinated all this for us, and set out to begin making the proper repair immediately. This repair included jacking up the cantilevered portion of the house and sliding in new support specially constructed support beams into position. This is just one example of how the company went beyond what other contractors may have done to insure the project was done right and to our satisfaction. <br /> <br />Coastal Building Concepts made us feel that we were really in this project together. Though the project did go over the completion deadline, the company stayed with it to the very end and even came back a couple times after to fix or repair a few minor things, which we brought to their attention. I would, therefore, HIGLY recommend Coastal Building Concepts for their integrity, expertise and ability to provide fantastic construction and contracting services for any residential project, large or small.

<p>From the start they were responsive and kept in touch as the funding for this project took over 6 months to obtain on my side.  Ann who runs the office/scheduling side of things kept in touch without being pushy.  She was personable and there to help the whole way through.  The crew showed up on time and were professional.  The only small complaint is that the caulking was done by an apprentice and could have been done better.  Otherwise, they installed the windows without having to replace my inside molding which was important to me.  I would definitely hire them again!  Very good experience!</p> <br />

The room was added onto a cement slab, extended to 12'x14' . Shane and Ann are exceptional to work with. The factory did not send all the parts needed which delayed the process but the follow up is excellent! With final inspection, further caulking is needed and to be done soon. I have used Coastal Building Concepts in replacing a picture window and also adding a garage.They are both great people with the best prices compared to other contractors I spoke with. <br />

Shane and Ann are exceptional to work with, very professional yet personable to the customer. Their pricing is fair and the crew is trustworthy. I also had a garage added with them. They always make sure everything is done correctly and to my satisfaction. I will definitely use them again! <br />

It was a nightmare. Sub contractors who were rude and very unprofessional, as well as inexperienced. I would like to post pictures here of cracking paint, cracked drywall, and the worst floor installation you can imagine. They finished the kitchen floor very quickly and then covered it up with paper to " protect" it. When I removed the paper I saw why it was covered. On one occasion I actually feared for my safety when the floor man had a meltdown and started sweating, screaming, and tossing things. Shane was very difficult to reach, did not return calls and only came out here when I insisted on it. I could go on, but I will just say that I will be glad to show potential customers my home prior to them hiring this company for anything. <br />

We were <strong>thrilled</strong> with the outcome of our remodeling.    <br /> The engagement started back in June with an on-line search for service providers resulting in several providers calling me.   I got a call from Ann about 30 minutes after I started my search and within a few short minutes realized they had just completed a major renovation of the building next door to me.   Having watched and been impressed with the work on that property for  months, I was eager to have them come meet with us about what we wanted. <br /> Shane came the next day and thus began a roughly 5 month phased project to turn our ~35 year old condo into a more modern, convenient, functional, and beautiful vacation spot for our retirement years. <br /> The more we talked about what was possible, the more excited and eager I was to take on more and more.  The conversation started with getting rid of old wallpaper and putting in new cabinets, and evolved to relocating the sink to be in front of a window that looks out on the beach.  What started with laminate in the living room, turned into laminate throughout.   One complication we had was because this is a condo, we could not alter the outside window dimensions - this created a mismatch between standard countertop height and the position of the window sill.  Shane was determined to find me a solution. "I want to make this happen for you" was exactly what he said and YES, he found a design solution that gave me a beautiful view out on the beach from my kitchen countertop while providing a granite window ledge where I can set flowers, grow herbs, etc. <br /> We started with the windows, then took a pause so we could enjoy the end of summer without construction going on.  Then we returned to our primary residence in another city for roughly 3 months while Coastal Building Concepts completed all the other work. <br /> As with any big project, there were some complications.  When the new doors arrived, they had not been made  to spec and had to be sent back and remade.   When our workers tore out the drywall in our old kitchen, they discovered severe water damage and mold from water leaking into the walls from outside (the HOA had been trying for months to discover the exact source of the leak which had manifested itself in one of my bathrooms, so we were actually relieved to finally find the source)-  we had to wait for the HOA to get that repaired before the work could be completed.    However, Coastal Building Concepts continued as best  they could  by putting temporary flashing in the stairwells so as not to be totally stalled until the HOA work was finished. <br /> I had installed very nice Hunter Douglas blinds a couple of years ago.  They were of course taken down while this work was done and then reinstalled.  We discovered that one of the blinds no longer "fit" because the kitchen window dimension was smaller with the new window and cabinets and the blind had to be recut to fit.   This is not something I would have expected Coastal Building Concepts to take ownership of, but they did.  They took the blind to the company I bought it from and had it cut to fit at their expense. <br /> The worst thing that happened was power was left off to the refrigerator which had food in it and that food spoiled.  However, Ann personally cleaned out the fridge thoroughly, and gave us a generous gift card from Harris Teeter to replace the spoiled food <br /> <strong>To stress some of the very positive aspects of our experiences:</strong> <br /> Shane was <strong>great at making suggestions</strong>.   He has a good eye for color, dimension, texture.   He would tell me when I was considering something he thought I might not be happy with , and gave me good ideas - yet let it be "our place" in the end.  I recall a conversation on the phone about closet organizers.   I'm like "gee I don't know what I need" - he asked a few questions, I responded, he took it from there.  When I got here and saw what he had done, it was like "This is EXACTLY what I needed, Shane!" <br /> Shane and Ann were both very <strong>responsive </strong>to phone calls, emails, face to face visits as needed.  We stayed in touch throughout as needed - just the right amount of contact. <br /> <strong>Attention to detail</strong> was excellent - all the workers were excellent at what they did.    We  returned to the condo just after Christmas and were here for two days with painters, electricians, contractors working the punch list items, and got to observe the way they work.  I must say every single person who worked on our place was extremely meticulous about getting everything just right.  A supervisor named Jim would find little things he wanted to correct and added his own items to the list (example, one tile in the backsplash not quite straight in his opinion, a light fixture that needed to be changed out turned into a multi-hour job as he got it "just right" in the ceiling.)  I teased him he was just looking for more things to address so we could come over and work with us vs. do an outside job. <br /> Having packed up everything before we left, I dreaded coming back to what I anticipated would be chaos.  Would you believe Ann had actually <strong>partially unpacked and put away the things we would likely need first,</strong> had washed the linens and made the beds, and they had arranged the furniture in the living room so when we walked in, we could sit down and go "Ahhhhh" and pour a glass of wine and enjoy our new place. <br /> <strong>My husband and I are WOW'd by the experience</strong>.    We sat in our condo a few nights ago and the words my husband used were "this is more than I expected." <br /> Not knowing anything about how to do this type of work,  we were so pleased with the overall coordination Coastal Building Concepts provided to make it all happen.   <strong>It was worth every penny </strong>to have this done with so little hassle to us, and have it turn out so well.  When our friends visit, they call it a "transformation."   <br /> I invited Shane and Ann to a gathering we had last weekend.  They showed up with flowers, wine, and a gift card from Harris Teeter.   Over the months <strong>we have come to be real friends.  And our little dog loves Ann!</strong> <br /> <strong>To summarize what we love about this job  - we love our kitchen, our colors, our flooring, our closets - and the craftmanship, professionalism, and personal touches supplied by Coastal Building Concept<br /> </strong> <br /> Oh, a PS. - when I asked Ann if she could recommend someone to mount a new television on the wall for me, the answer I got was "Oh Shane and I will just stop by and do that for you."

I met with Shane in December 2012 and set up a contract for the new garage. He was willing to work with me to limit the costs building the garage with just the basics yet have what I felt was important. Right from the start Shane and the office manager,Ann, were outstandng in their professional service. Ann was always available by phone or email to answer questions, make special requests or changes in the contract and get back with me in a timely manner since I was living in Florida at the time of construction. They took great care and a special order in attempting to match the red brick on the front of the house to the new garage front. They blended the roof seamlessly and overall did a fantastic job at a reasonable price. They even had to cut down a tree for me that was in the way of their construction.They did a great job on cleanup afterwards also. I will be contacting them again to finish the front concrete drive when I move permanently, and may also use them in building a back porch in the future. It is wonderful to find someone who does quality work at a good price and is trustworthy!
