Comprehensive Inspection Services

He started before our 8:30 AM appointment time and did not finish until 1:00 PM. Mr. Griffin was very thorough and took the time to answer all of my and my father's questions. As a first time home buyer purchasing a 50 year old home, his care, detailed inspection and forth coming answers came as a great relief. I would recommend Mr. Griffin to any of my friends or family and should I ever need a home inspector again, he will be the first person I call. <br />

The inspector arrived and promptly let us know what he could and couldn't do and that his contract was rock solid and he couldn't be sued.  That should have been a warning. The city had not turned on the water when the inspector arrived but the water was turned on within a half hour of the inspection beginning. The inspector indicated throughout his report that the water was not on so the faucets, toilets, showers, etc. could not be inspected. However, he messed up when in one area of the report, he indicated that there was a pipe leaking under one of the bathroom sinks. He refused to go back and check the kitchen and one bath that he had already "inspected." The inspector indicated that he would not get on the roof because it had rained hours earlier but indicated to us verbally it would probably need to be replaced because there appeared to be condensation on the walls in places by the roof line.  (Note: My husband and I did have a roofer come out to inspect the roof and he indicated the roof may be three years old and was done very well. All that was needed was a ridge vent.) The inspector went into the crawl space about three feet, took pictures and indicated to my husband who was right behind him that he could not go in any further. We are still not sure why but he did take pictures. There was also a pipe in the backyard that was half-buried. My husband asked him what the pipe was attached to and he indicated probably drainage from the front yard where there was a french drain. Had he turned on the water or flushed a toilet, the inspector would have discovered that it was the drainage pipe that was not attached to the city's sewer system and  that everything was draining right into the backyard by the deck. <br /> The inspector was very lazy and even our realestate agent who was present for some of the inspection, commented on his laziness and unwillingness to actually "inspect." The inspector seemed more interested in calling me "honey" and telling my husband that they needed to go out for a beer sometime. The inspector was also more focused or should I say obsessed about how the deck was built wrong. A deck that we planned on tearing down anyway. <br /> I sent the report and pictures the inspector gave us to  my mother, who had plumbers from the company she works for look at the report and give us feedback. They were more helpful in deciding to go forth with the purchase of the house than the inspector we hired.
