"We are sorry you feel this way. Once work began on the contracted scope, numerous concealed conditions were discovered that significantly expanded the project beyond what was originally visible. Because HHM takes code compliance seriously, those conditions had to be corrected rather than covered over. As a result, the project required a full gut of the existing home, full replacement of the electrical and plumbing systems in the existing portion of the structure, asbestos-related remediation, structural repairs including joist and subfloor work, and adjustment of the layout and walls at the client?s request to create a more modern and open design. In addition, the project included construction of a new addition of approximately 1,050 square feet. The photos that have been posted reflect the demolition and reconstruction phase required to properly address those conditions. Construction at that stage often looks rough and unfinished, especially when an older home must first be opened up so that the framing, wiring, plumbing, and asbestos-related materials can be corrected and rebuilt to current code standards. The property also required installation of a new septic system. Because of difficult soil conditions, multiple large test pits had to be excavated in different areas of the property so the county could evaluate the soil before approving a septic layout. Each excavation required waiting for inspection and review by the health department. That process added months to the timeline before construction could fully proceed. The contract amount was $171,412.80, and despite the significant expansion of the work required after demolition, HHM did not increase the contract price. All required inspections, including septic, electrical, and all rough-in inspections, were passed during HHM?s involvement in the project. On March 3rd, the plumbing, electrical, and HVAC rough inspections passed, and the project had reached the stage where insulation was scheduled to begin the following day. The following day, the client paused the project. By that point, the hardest and most labor-intensive portions of the project had already been completed, and the project was less than a month from completion. The project record also reflects extensive ongoing communication with the homeowner regarding progress, conditions discovered during demolition, and finish selections, including discussions regarding interior painting as recently as February 24th. Regarding the water condition shown in the photos, when new construction is tied into an older existing structure, adjustments are often required once the assembly is exposed to weather. In this case, that adjustment was required and was completed as part of the construction process. In addition to HHM?s workmanship warranty, HHM prepays a 2-10 HBW Pinnacle Home Warranty for its projects. HHM is a Premier Member of 2-10, and the Pinnacle plan provides third-party protection covering major home systems such as electrical, plumbing, HVAC, water heaters, and other mechanical components. As a 2-10 builder member, HHM also has the ability to enroll projects in structural warranty protection covering major load-bearing components such as foundations, framing systems, and roof structure. Although HHM was only notified today that the homeowner intends to move forward with another contractor, HHM remains willing to cooperate by providing clarification regarding the work completed to date and the inspection status of the project.
