I hired Frank primarily because of all the great reviews on this site. His proposal wasn't the lowest but it seemed fair based on the four I solicited. He seemed like a good man to work with when I met him and he appeared to have the right experience. This turned out to be the worst mistake I've ever made with a contractor. He did an okay job on the curbing but didn't conform to Township Code in one important respect and two serious cracks developed that are getting worse. He did a sloppy and careless job on the cobblestone edging and other parts of the project and had to return, grudgingly, to redo three parts of the walkway job - each of which I questioned prior to his commencing work. On top of all this, on the last day he verbally assaulted me in very insulting and profane terms, accusing me of 'nit picking' his work. Unbelievably, later on that last day one of the employees he left behind (Lou) launched into a two minute long snarling, obscenity-laced tirade, loud enough for neighbors to hear, when I merely asked him to turn down his blasting radio. I'm sure he was emboldened by his boss's earlier tantrum. I was upset and humiliated but I had to turn and walk away. I know in view of all the reviews here this sounds unbelievable, but every word is absolutely true, exactly as I stated it. On the flagstone walkway: At our first meeting I asked him to chalk out an outline of the proposed walkway and edging like every other contractor I interviewed said he would do. He said it wasn't necessary, he knew what we wanted. I asked him to allow for a quarter inch drop so the rain wouldn't pool. He said that wasn't necessary. After the walkway was installed there was an uneven edge between the end of the walkway and the asphalt driveway. I asked him to cut out a slot of asphalt in the driveway and fill it with new asphalt to evenly meet the new walkway. He refused and instead slapped an uneven layer of mortar over the asphalt. I told him this would easily break off and it didn't look very nice. After he dug the trench for the walkway, but fortunately before pouring the concrete base, we noted that the walkway ended about a foot off center from the front door. He was able to correct this mistake that a chalk outline would have avoided. When it rained after he installed the flagstone a significant amount of water (not a little, a lot) pooled on the walkway in front of our front door. He had to return to tear out a 3 foot by 3 foot section of flagstone and redo it with a quarter inch drop, as I had requested earlier. While his crew was working on this I asked him to repair the edge of the walkway where (surprise) the mortar had cracked and separated from the asphalt. He did it just as I had earlier suggested, but with concrete (which is already cracking again) instead of the asphalt I had asked for. I asked them to choose stones of particular shades and colors and I did request that one stone with ugly staining be replaced. I asked twice, they used it anyway. Unfortunately, I failed to specify that they use the smooth side of the stone up, wrongly assuming they would know to do this, being professionals. On the edging: He did a graceful curve on one side of the walkway next to the mulch bed, but on the other side he did an awkward almost 90 degree turn. He remarked on this himself in connection with the water runoff. When I asked him to correct it he became angry and profane and refused There's more: one of his employees broke my water spigot and my initial assessment of a ten dollar self-repair turned out to be a job for a plumber which will cost much more. Since there were several other important issues and I wanted the main job completed with minimum tension, I eventually said I would pay for the repair. Frank never apologized or offered to pay for the repair. His crew failed to clean up the driveway or lawn when they left. I had to. They dumped rocky soil from a drainage pit they dug on top of the screened soil they used to contour the lawn next to the new walkway. I then had to rake out the rocks, spread more top soil, and seed again. They failed to seed the back fill next to the new curbing. I had to. They didn't remove the sod in the extended mulch bed, just covering it with a thin layer of dirt. I had to. Even though Frank told me they were working less than ten miles away, it took a month for them to return and top off the new drainage ditch in the middle of my front yard with a layer of screened soil. (An agreed upon collaboration which was necessarily and mutually revised with ideas from both Frank and me) It took them just 20 minutes when they finally got to it. There's more, but you get the point. I ask myself how, with all these great reviews, I could have had such an experience. I bent over backwards to be nice - I offered to let them use my bathroom as needed, brought them soda and bottled water and had long friendly conversations with Frank. Despite my concerns I was always courteous and deferential to his experience and the reviews. As shown above my questions hardly constituted "nit picking". Frank likes to cut corners and doesn't like being questioned, however respectfully, on his sloppy work. He resorted to an angry, insulting and bullying response which closed off further conversation. In particular, his employee "Lou's" unhinged response to a very reasonable request should be alarming to Frank; it certainly was to me. I have revised my earlier review to acknowledge that Frank did an okay job on the curbing. After obtaining a visual inspection rather than relying on a phone conversation Frank is right, the expansion joints appear to have been done correctly and the resultant cracks in those joints are to be expected. He should not have done twenty foot sections instead of the ten foot sections required by Township Code (not optional) and there are two other cracks that are getting worse and require repair. This misunderstanding could have been avoided if it were possible to have a rational conversation with Frank. Outside of the outrageous behavior, the overall work merits a "C" grade at best. By the way, I've written at least ten reviews for this site, all are A's except for one other "F" for a job done over ten years ago.
