Water Heater - Install or Replace
$2,876
Our water heater had been leaking. I contacted Dean’s Home Services on Thursday AM 3/5/2026. Their representative Mike Washburn arrived that afternoon. He discussed our options, and we chose a Bradford White water heater. Mike arranged for an install the next day and disconnected the old water heater. At 8:00 AM the next day installers Cody Washburn and Sebastian arrived. The new water heater was installed in an hour and a half. The old heater removed and cleanup completed. We had hot water in less than 24 hours after our original call. Mike, Cory and Sebastian were very helpful and professional. We could not be happier!

Kevin came out 11/13 to perform our annual hot water flush at a promotional rate. He was very knowledgeable, explained Dean’s Club perks but did not do a hard sell. He tested our water for hardness and made a slight adjustment to the softener at no additional charge. Kevin was awesome. The only downside was the post-visit, persistent, intrusive text messages commanding me to leave a review on their website. The last one came at 8:00 AM on Sunday 11/16 after which I blocked the number.

Never showed up for appointment. They convinced me to go with them instead of another company because they could come out same day or worst case next day, Never showed that 1st day and then canceled my appointment today without consulting me, saying they can't help me until later than my original appointment with the other company was. Huge waste of time

We had Deans out to diagnose an issue with our boiler/hot water heater for heated floors. The tech advised that the heat exchanger needed to be replaced for around $5,000, but ultimately the whole unit should be replaced for upwards of $15,000. He vacuumed out the unit, it appeared to be working at that point. He charged me for a level 2 diagnostic service call and left. While there was hot water when he left, the heated floors were not working. Hot water stopped working shortly thereafter as well. Later that evening, we were checking the manual and unit and found filters that had not been cleaned. We had a different company out the next morning, who found that the dual venturi valve needed to be replaced. This is a $100 part. After replacing this part, the unit has been fully functional. Dean's recommended $5,000 repairs would not even have resolved the issue. While this other company was out, I learned that Dean's tech had also called Navien support. The Dean tech apparently did not have the appropriate diagnostic equipment and told Navien he would call them back. He never called them back. While onsite, the Dean tech asked me for AA batteries- presumably for whatever diagnostic equipment was needed. I am curious why I paid for a level 2 diagnostic service call when: 1. Basic things were not done, like cleaning/checking filters. 2. Navien tech support was not fully engaged 3. Tech did not have appropriate diagnostic equipment. Side note: is it a standard customer experience to charge customers several hundred dollars and also ask them to provide batteries? Instead of telling me that he did not have the needed equipment to thoroughly diagnose, he charged me a level 2 diagnostic fee and recommended a $5,000 repair. I called and spoke with Taylor, a customer experience manager. She offered a $100 coupon. I did not agree that this was fair given the cost of their ineffective visit and overall experience in general. She repeatedly interrupted me on the call. When I asked who else I could speak to, she told me there is no one else. No one else above her in the whole company apparently. Unbelievably awful experience. Stay far far away from this company. *Edits after company response: apparently a completed level 2 diagnostic from this company includes missing basic level 1 troubleshooting checks (filters), not providing necessary diagnostic equipment to engage with Navien support, and expecting the homeowner to provide batteries for said diagnostic equipment. I did not call Deans' back for a second visit as I did not trust the techs due to the experience I had. Reading reviews on Dean's highlighted that many, many others have had the same experience.

Shane, the plumber, cleared the drain clog. He was friendly, on time, knowledgeable, and answered all my questions. Shane estimated it would take an hour and it took only about half an hour. I was then charged a ridiculous $830. I feel I was way overcharged and am not happy with this. I do not recommend Dean's Home Services.

Got a new mini-split installed 5 years ago for $20k. Every year the thing was flat. I would have to call them to fix it, and they could never figure it out. They would just recharge it and leave. Fast forward to today, the labor warranty is expired so they won't come out anymore. Had to go with another HVAC contractor to put in a whole new system at my own expense. Turns out Dean's did not properly seal the insulation around the coolant lines, allowing water to get in there and corrode the pipes. If you think air conditioning is worth over $4000 a year, call deans. Otherwise, go with somebody who can actually do the job right. The most amazing part of this whole story is the new system costs less than the old system from Dean's. I guess I should have known something like this would happen. My first trouble with deans was over 10 years ago, I had a mixing valve replaced on my boiler for $600. They guy put it on backwards. I had them come back out and re-do it but come on. How do you put a $50 part on backwards when the customer is paying you $600 to do it.
Response from Dean's Home Services
"Thank you for taking the time to share your experience. We're sorry to hear that your recent situation has been frustrating. At Dean’s, we strive to provide quality service and stand by our work, and we regret that this was not your impression. While we no longer cover labor outside the warranty period, we encourage anyone experiencing ongoing system issues to reach out so we can review and discuss possible solutions. We appreciate your feedback and wish you the best with your new HVAC system."
