I purchased the home based on the recommendation of the inspection <br /> and realtor. I was not able to be at the inspection so I cannot comment <br /> on their professionalism or how the actual event happened, I can only comment <br /> on their report and what was missed. Please note this is a 2007 built <br /> home. <br /> The report noted No deficiencies on <br /> appliances. <br /> We had to have the dishwasher replaced as the only <br /> button that worked was the on/off and it did not clean the dishes and when <br /> called for service, it was unfixable. <br /> The refrigerator motor makes a strange noise from <br /> day one and still does. <br /> The oven, has a bad door hinge, is not level and <br /> one of the switches does not work where the oven will just turn off. <br /> The report made no note about the HVAC air filter. <br /> When I looked to find it, it was wedge into a <br /> corner of the HVAC and not even in use. I had to have a service person <br /> add a new filter box. <br /> The wood destroying organism report made no note <br /> of a problem, but when looking at the baseboard near one bathroom we noticed <br /> tape. When we bumped the baseboard, part of it fell off and there were <br /> dead bugs. <br /> There was also no note on the water heater being <br /> bad. It completely failed within the first few weeks of moving in and had <br /> to be completely replaced to have hot water. <br /> There were some other items missed on the floor <br /> and doors but in general, I don't feel a thorough job was done and now I am <br /> spending large amounts of dollars to fix items that should have been noted in <br /> the report to help me make an educated decision on the purchase of this house. <br />

Kris and his team arrived earlier than scheduled, which has not been my previous experience with inspectors. When I arrived, I was given an update on what had already been inspected and anything they had identified thus far. They were very thorough and flagged items as they found them so I could see them. After the inspection was complete, Kris provided me with an overview of the findings, both minor and what I asked the sellers to correct. When I received the written report it not only included a narrative, but also had pictures to document anything found. A separate wind mitigation report was done, and it also included narrative and pictures that made communicating with my insurance company much easier. <br /> The Office Manager, Heather, was fantastic to work with from my initial call to getting the report to me. The entire team was professional, answered any questions that I had, and made sure I had all the information I needed. <br />

I've had home inspections before and never before have I had one that was this lax. <br /> Overall I think they did the absolute minimum they can do under state law. I certainly don't think they did a thorough job. <br /> The report they sent was very sparse, lacking in detail. I emailed them after receiving the report, asking for simple clarification on some vague comments, and received, in my opinion, a very rude response which included a copy of the Florida State Standards of Practice for Home Inspectors. <br /> <br /> As I mentioned at the top of the review, if they did comply with the Florida State Standard, they only did so by the smallest of margins. Certainly this was not done in the spirit of a home inspection, especially given the purchase of a home is the biggest investment most people make. <br /> In the email response I was told how many inspections this individual had done over the last 10 years. That didn't give me a lot of confidence as all it did for me was emphasize how quickly they are doing these things. <br /> <br /> I certainly would not recommend this company to do an inspection in the future. <br /> I really feel like they dropped the ball and they have not responded to my complaints in any way that makes me think they care about their customers. <br /> <br /> <br />

We wish that you had made the time to attend the inspection of the most important purchase of you life as you stated in your complaint. Not attending so that you could see the work completed first hand negates your statement stating this inspection was lax since you didn't see first hand. I am here to state that you are sadly mistaken with evidence to back up our statement in the following paragraphs. The inspection was completed on 4/ 3 / 2013 not May 1 as you have disclosed. This is now nearly 9 months later and I find a complaint like this. An inspection is for a point in time in this case 9 months ago. It does not forecast events in the future. This must be your complaint since you waited 9 months to disclose this. As far as the report being simple and lax we use purchased software from the National Association of Certified Home Inspectors. There were explanations of the defects and several pictures showing an extreme amount of defects with the home, especially electrical. A sample inspection report is provided on our website before you commit to using our company. These defects would have scared a normal buyer away from purchasing this home. It is not the inspectors job to come out and tell you whether to buy the home or not this is the job of the realtor that you used. In defense of our company we will post a copy of your inspection report on our website at www.dreamhomeinsp.com and let the public decide if this report is minimal. Any confidential issues are negated due to the posting of this article to the public by yourself."

Excellent; the son came with a young man being trained followed by the father; its a family business; very thorough and detailed. <br /> The report was transmitted via email on time with pictures. I would not hesitate to use them again; I am a licensed insurance agent and picky when it comes to home inspections. I had a lot of issues with the builder; a lot of the work wasn't completed when I had the inspection done; I wasn't aware of this because I was living 80 miles away from the new home and was told work was completed when in fact it wasn't. The owner even offered to come back a second time to reinspect the house for next to nothing because he felt bad for me. However it wasn't necessary. Great service and honesty! <br />

Apparently they had inspected this house for the previous sale; I should have asked for that report. Ask if they have ever inspected the property before and ask for a copy of that report. <br /> The $25 "discount" offered to through Angies List voids any warranty - you have to choose between receiving the $25 discount or, receiving the warranty. There is no value in the angie's List $25 discount; if you accept the discount, you just voided any warranty protection you are entitled to as a paying customer. <br /> <br />

Overall, I would definitely recommend them to a friend, and use them again myself. <br /> They were prompt, professional, and courteous. They got the job done. <br /> A Home Inspection was not required for my loan. I got it because I wanted it. Not only did they provide a detailed report, they answered all of my questions during the inspection. <br />

I forgot to mention the photographs....they took a lot of photographs to attach to the inspection. The didnt just photograph "problems"..they also photographed positive statements they made on the inspection. ie: my AC unit is new but they photographed it after making comments on the inspection about the age and it being new. Like I said before "VERY THOROUGH". They answered my many questions and never once did I feel that they were annoyed by my inquiries. (and I did ask a lot of questions). They were also very good at explaining about the inspection. They also laughed at my jokes...which is a HUGE plus. I told them upon arrival that I would call "Holmes on Homes" if they didnt meet up to my expectations! They did meet my expectations, plus some. <br />

The entire process went extremely smoothly. We were completely satisfied with their handling of both inspections. They arrived on time, got right to work, communicated clearly throughout the process and provided an easy-to-understand report of their findings. Their team of three was very thorough and detailed. In fact, the seller of the home - who had just dealt with another inspection company 2 months prior - was so impressed by them that I think *he* may be using them in the future as well. Everyone on the DHI team was very friendly, professional and helpful and offered very good advice and suggestions along with their analysis of the properties. It is always great to work with a quality team and that is exactly what we received with Dream Home Inspections. We would recommend them to anyone and plan on using them in the future whenever the need arises. <br />

He charged me $85 for the services. I had a very positive experience with him. He was very thorough and very respectful. I got his results really quick. He was kind and knowledgeable as well. I don’t know what the others charge for home inspection. The insurance company had me do the home inspection because my insurance was up for renewal. So it wasn’t my choice to call him. I will use his services again in the future if I needed to.

We selected Dream Home Inspections based on the Angie's list ratings and especially on the training and experience of the owner and his son. Once we called this company, they said they would be out within a few days and they arrived exactly as they promised. They did an extremely thorough inspection of the home and had a report to us, including pictures, within just a few days. When we had questions, they were very responsive. Best of all they are extremely honest. We called them a couple of weeks after they did the inspection asking them to do a wind mitigation inspection. They said it would be $35 (a bargain since other quotes were more than $100) but within a few minutes they called back and said that the wind mitigation report had already been included and they would reverse the $35 charge. We couldn't be more pleased with the quality and customer service of this company. We would recommend them to anyone without reservations. Don't ever use the inspector recommended by your real estate agent...call Dream Home Inspections instead!

My husband and I contracted this company through our realtor for a home inspection prior to the purchase of a 10 year old home. My husband was present for the inspection, I was not. There were notations on two appliances that were said to be defective (stove and dishwasher) that were actually ok. The "Areas of Inspection" page states, Structures not Inspected: NONE, which included sprinkler system and pool equipment. The inspection report did indicate the pool pump wouldn't prime and there was algae build-up on the bottom of the pool and maintenance had been neglected. I was very dissappointed to pay a $350.00 pool service bill a little over a month later due to blown grids (DE build-up on the bottom of the pool was a red flag) and also the handle assembly on the pump (wouldn't lock in place). I feel its reasonable to think they should have checked these as the grids are pricey and are only good for about 10 years.These are part of the system and the handle assembly is in plain view as well as the DE all over the bottom of the pool. The previous owner had to have the pool serviced anyway for the pump and if the inspection was more thorough it all should have all been replaced by them. Also, the pool light was out which is another annoying issue in itself. <br /> The other issue I had was the sprinkler system. Its listed under the Areas of Inspection but strangely enough wasn't inspected at all and of course we had to replace the control box (another $80.00), the backflow valve, and numerous rotating sprinkler heads(about $9 each). The report does indicate that "Any portion of the structure in which inspection would necessitate removing any part of the structure will not be inspected". I guess this means opening the door of the control box and pushing start or opening the pool pump to check the grids is not included. What about flipping the pool light switch? <br /> The company had an "A" rating through Angies list, though I didn't look this up til later, and I noticed I paid a bit more, except for one other, and was the only client that was unhappy. The other reviewers said how thoroughly their home was inspected and everything so clearly explained that I feel they dropped the ball here as the DE system was new to us so we didn't know how it worked. This is a 2 and 1/2 acre property with a barn (that I paid extra for) so I'm not sure how comparable my property is to the other reviewers. This is my first home purchase and I guess it took off some of the shine for me to have to shell out approximately $500.00 or so within such a short time and we're not done yet. I would suggest a perspective home buyer to watch the areas to be inspected, make sure you know how it works and what to look for, and make sure its done properly. <br /> The company offers a 100 day inspection coverage certificate but funny enough for all the things that ARE listed as covered the pool and sprinkler system are NOT so there was no point contacting them.

"Member If the pool pump does not operate, iot is impossible to determine the condition of the filter or other equipment. This was stated to your husband and your agent that were present at the inspection. Also if you read the report completely you would have read the the backflow valve on the well pump was leaking at the time of inspection and repair was indicated. This was also shown to your husband and realtor plus pictures included in your report. The 100 day warranty is purchased by us from a third party insurance company and given to you at "no charge" this and the terms of were given to your husband and your agent at the time of inspection. You also forgot to say that the kitchen appliances that were marked inoperable were operable with defects. The defects were enough to call the items inmoperable until repaired. Your husband also asked us to mark the appliances that way. As far as the price is concerned we have compared our to six other companies in the county and are lower then all of them. By not calling us when you felt disgruntled for at the very least an explanation is only your own fault. Statements that you made without even notifying the person in advance is called slander. Not a good position to be in."

This father and son team did an outstanding job. They reviewed all of their results with us in a great deal of detail including photos. They made sure we understood their findings. Afterwards, they provided with a very detailed report via email. (an example can be seen on their website) We have had several home inspections prior to this purchase but this was DEFINITELY the best!

These guys came highly recommended from a coworker who recently closed on their home. I saw the inspection report and everything they found wrong for my coworker, and it actually delayed their closing due to the number of things they found wrong with that house. I thought to myself, "I want these guys to do my inspection becuase they are that thorough." They arrived early, and even started the inspection before I arrived, as my realtor let them into the property. They were super nice and explained everything I had questions about along the way. I expressed my concerns up front and they paid special attention to those areas of the house. I was impressed at how thorough they are. They felt all the problem areas of the roof by hand, laser pointers on all the air vents to measure temperatures, every single power socket tested, every window opened and closed, they even checked for the existence of any Chinese drywall used in the house construction. The inspection was Friday afternoon, and I received the report via email Saturday afternoon in a neatly laid out and easy to understand PDF report along with pictures. These guys are punctual, professional, honest, and the price is very reasonable. I highly recommend both the father and son for your next home inspection. Thanks to them, I feel much better about purchasing my first home.

These guys were great. It is a father son operation. I was a little worried when I only saw the son, but he really knew his stuff. I had a family member there who was also an inspector and he agreed that they did a really professional job. They made sure to get up in the attic (which I hear some inspectors will try to avoid) and really offered suggestions on what was necessary immediately and what wasn't. They were punctual, very thorough and efficient. We had time restrictions on getting the report finalized so they were able to rush it for us and finish in time to turn it in to the bank. We had other quotes for the inspection at $350. I would recommend these guys again.
