"I'm amazed that the Overall grade is only a "B" when you have 4 "A's" and only one "B" in your review. If you average the total it surely totals as an "A", not a "B". The dwelling in question is 2-story with a very steep pitch on the roof. While some inspectors may carry a 32 foot ladder in order to reach the roof edge, I choose to use binoculars to view the roof components from the soil level, or a window, which was also the case with this inspection. The S.O.P.'s from the licensure board do not require an inspector to mount any roof, even if it is only 3 feet above the soil. I choose to perform the requirements of the inspection in a manner that is "reasonable and customary", which is legal language for "doing the best you can". I made three comments regarding the roof covering and its performance. I've included them below for other readers to view in my defense. •Repair: There is evidence of prior leaking (see Interior section and photos) at the junction of the bonus room with the right rear corner of the 2nd floor gable wall. This area of the roof covering should be investigated and repaired if not recently performed. Consult a qualified roofing or licensed general contractor to mount the roof and investigate this area for evidence of failed installations or damage. •Repair: The flashing of the roof/wall is suspected to be missing or improperly installed where the screen porch shed roof meets the rear exterior wall. A course of vinyl siding is improperly used as flashing. Flashing at the roof/wall junction is a requirement historically (see Section R905.2.8.5 of the NC Residential Code) and recognized as a good building practice prior to implementation of the state's residential building code circa 1965. Consult a qualified roofing contractor to investigate the vinyl siding in place and install flashing. •Repair: Visual evidence suggests a history of leakage below a roof penetration for a plumbing vent tube on the rear, 2nd floor roof. Water stains on the roof sheathing, rafter and fiberglass insulation below the vent tube suggest the rubber-type waste vent flashing at the rear slope is cracked and leaking. Attention to this area is recommended. I'm not sure how I could have served you better within the limits of the service agreement and state law governing my performance of the inspection, which are essentially the same."

"I wanted to ask the client about this review but the cell phone number provided is no longer in service. the client has stated that the electric "plates", let's assume she meant outlets, in the bathrooms were not operating. Page 4 of the report, Electrical, item #3, states the GFCI device in the master bathroom (one device can control all baths and exterior outlets as well) failed to respond when tested. The client was advised within the report to consult an electrical contractor for replacement. If the client had followed recommendations provided them within the report this would not have been an issue after taking possession of the property. I have found that some clients either fail to read the report or fail to take action prior to purchase. I have fulfilled my responsibility to the client by including this within the report."
