"Guilty as charged on half of that mess. The cause was miscommunication. My inability to get them to see the problems and there unwillingness to pay according to the agreement. There house had dry rot and had to be totally rebuilt new floor joists, circuits etc. There electrical was a mangled mess of knob and tube with several bad remodels on top of the other. There duct work was not connected to anything I told them I could move a duct from the closet in there sons room or add a new one. They wanted cheep so I moved it. The ducts are run in 3 inch ducting Its just not done like that so yes it could be better if they were willing to spend an extra 15 dollars. I could go on about the problems but those tv shows you can watch on bad construction had nothing on there house and I changed what could be reasonably be done. One part they left out was that they didn't want to do the repairs that had to be done they asked me to leave the rotten floor joists because they are not going to be here that long. So it was my fault for fixing it yes she is a contract lawyer for a huge real estate company. I was over my head. I wasn't going to press the issue but I said thank you with a frown. The last day I was there they agreed to trade me the last of the painting to fix two sinks in there messed up but let's keep it anyway vanity in the shower room. They paid me and I said if you need anything call me. I charge 40 to change a tile I made that point when she text me and said I would fix it for free. She said I never worked for free I sent her the line items not in the contract and she asked me not to text her anymore. Ok what could I have done better? I could have made a better contract so I could have been protected. I could have complained less although it seemed they didn't hear them so well anyway. So this is my solution...the root of all the evils are extras. So extras or challenges not in my contract will not be done. I will give my customers the chance to get other bids perhaps but no more just fix at 74$ an hour."
"There were a number of reasons for the problems in this job and I must take blame for it just let me explain how it transpired. First of all the agreement I signed on for the seven original weeks did not include the doors, the structural repairs to the stairs or the modifications to the openings to the doors. These changes were major as I will describe in a moment but the root of the problem was of course cost. The first decision was the engineer I will stress here you get what you pay for. The engineer was the cheap one and of course I will never use him again but there were better options. The problems however were not all his fault either. The county was very unreasonable and wanted many things that were not reasonable and the bottom line is they were expensive. I could tell don was frustrated with the overruns due to the changes and wanted to help but I am not a mechanical engineer so many of the work needed to be done by others and I even did what I could to help but this was not my job. I did ask for a few hours of pay for these things but always less than the agreed on hourly rate. He constantly made it clear he wanted to keep the cost down and of course didnt understand that money will make all problems go away and the amount you want to throw at them will determine how quickly they do. Now to the structural changes. We are not talking about a few extra fasteners or two by fours. The stairs required 4x6 steel beams to be configured to hold up the stairs for the new floors this is one of the places where he was impressed and I did take the burden of more than half the cost. Next was the doors and again not small changes, besides the fact that they were four panel doors that weighed 300lb per panel and were over 14 panels in all they required closure of the openings(not in my bid). As is my way I did what I could in bearing the cost since I had introduced him to the engineer and the job went over in time but that in itself costs more time and they became an engineering feat and needed 12 foot long by two feet high steel reinforced concrete and some requiring steel beams bolted to the structure. To save cost I did all the welding and saved him a lot of money. In the end I was out many thousands of dollars and I truly believed that he understood what I had done for him and while I did leave him to do the footwork to close out the permits I felt I had more than paid my dues for the mistakes I made. Lastly I would like to say to anyone who hires a contractor. If more work is required and more work is done it is not going to take the same amount of time(unless you add money to the shorten it) and if you calculate the cost and the time spent, if it is only a fraction of the cost to time ratio in the original bid than you got a deal and should not beat up your contractor for that. I would have to agree with him as far as smaller jobs always work out well for me and it is only when I hire out tasks that the problems begin. "It is important to reflect on mistakes for the sake of improving so I do try to do so. This is not a hobby for me I have been at it for decades and I take it very seriously. I can say he knew that when I started this job at least until he needed to make changes.. [member name removed] had a low budget I wanted to stay in it and I did there were several junctions when a higher budget would have made the difference. So in a nut shell the use of old fixtures is not recommended but when they fail you really should just replace them. The toilet clogged but he couldn't get it to plunge so I went there three times for free to use a plunger on the toilet he couldn't plunge. Then he heard it running so I changed the flapper. Than came the water bill and the demands that I pay it. I explained that since a used toilet isnt under my warranty no court in the land would make me do such a thing and he suggested I simply buy him a new toilet. (Guess my answer). There were several issues before the toilet thing but in my opinion while I was trying to be kind to his situation he was trying to take advantage."
