I've worked with several contractors in the past. Some great. Some OK. Then there are the ones you never want to deal with again. Horrible overall experience with Floors Sag or Shake. There may have been some potential with this company at one point to provide a superior service. It has unfortunately become a guy that comes out to make you feel warm and fuzzy about what he can do for you. What you get is a bunch of rude, unprofessional hacks that show up for a few hours a day, scream profanities at each other and break just about everything they work around. If you chose to use this contractor, make 100% sure that the owner is going to be the one doing the work and will be there through the entirety of the project. Ensure you have a clear agreement upfront and hold them accountable for all of it. Also know they will break lots of things in your house and intentionally not tell you about it.

They installed a new support beam in my crawlspace. I continued to have issues with doors sticking and called them to make an adjustment to it. We agreed upon a date, but they cancelled it the morning of the repair and rescheduled it to a couple of days later. On the second appointment, they were a no show without any communication. The following day, I received a text stating their crews were on other jobs and it would be a couple of days before they could do the job. I responded that i understood those types of issues and could wait, but didn't appreciate someone being disrespectful of my time without communicating. They texted back and said "just find somebody else to do your job and you can put that on your report". Beyond the lack of professionalism, their guarantee of their work means nothing.

Never again on a bet! Terrible attitude, no return calls or follow up! Shoddy, messy work. Employee changed amount on check cashed it for more money! Looks like kindergarten kids did the work. Owner, Eddie, is a screaming, stubborn, won’t listen to reason type person. Other reviewer who said it was a screaming match is right. Then Eddie hangs up. Only word that comes to mind is “scam”. Estimator did not even go up on the roof to look at chimney! Shame on me for paying without Eddie coming out. I left several messages for him with answering service. None were returned. Before he hung up he claimed I never complained until JR changed the check! Master of BS!

The person who came to describe the work needed and the cost estimate was not the same as the guys who showed up to do the work. The contract they wrote for the work which we signed stated that they would "remove and replace 10 deck boards" so they could get to the foundation to apply tar and plastic sheeting and a drain hose along the foundation. The "digging" the two guys did was with picks and the claw end of a hammer. JR did not install a drain pipe, despite insisting that they did when asked and only barely broke the top of the soil next to the foundation to make it look like they dug deeper. They did not put tar, plastic sheeting or rocks or a pipe next to the foundation under the deck. When he was here, JR said he was going to do the work under the deck so he wouldn't have to take up the boards and risk breaking them. He was asked multiple times about the pipe and he insisted that he put one down. It rained a few days after they left and the crawl space was once again flooded. A call to Eddie resulted in a shouting match where Eddie insisted a pipe had been put down but he was never here so he was only taking the word of JR. Another trip back, with a different worker and some work was done around the crawl space door only (at one end of the foundation). We were assured that would stop water from getting in the crawl space. A few days later, more rain and more water under the crawl space. Another call with Eddie, another shouting match, another bad attitude like WE were inconveniencing HIM and the work that was "guaranteed for life". Eddie and Garrett again complained about how far away our house was. Well it wasn't far enough away for them to collect their money! Another worker came. He was going to install a french drain. He started digging next to where JR had supposedly put the drain pipe, plastic, tar, and rocks. We could physically see at that point that no pipe had been put down and that only a small section was tarred with a small piece of plastic (to make it look like the whole foundation wall was tarred and plastic put down). This hard working man did all of the work that JR and his crew insisted they did. Work that we paid for because we believed JR and his crew when they said the work was done (before it rained). These people lie, their deceitful, and they only care about getting their money. They try to intimidate you when you call to question their work. They're mostly all family and they lie for each other. STAY AWAY if you want to work with professional, dependable, honest contractors. The sagging floors are another story. As an example, the contract they drafted states that they were going to put a 12' long girder under the master bathroom. When we looked under the crawl space and measured, the "girder" is actually a little over 3 feet long..... The floor still sags. They don't do the work that THEY say their going to do in the contract THEY write!!! And they lie saying they did the work! Lawsuit to follow for breach of contract due to sagging floors still not being fixed. Pictures and home security cameras don't lie, contractors do.

Initial quote was great, but it took 7 return trips to get the job completed. The biggest issue was the man quoting it and the people doing the work don't seem to communicate. I had to keep calling them back and asking them to complete the job. They did not communicate well as to when they would do the work. Twice I took a day off work with the understanding they would finish the job. Once they showed up and did 20 min of work and said they had to go to the shop and would be back the next day. The other I called and asked where they were and they said they couldn't make it and would be out the next day. In the end, the work is good, but you have to stay on top of them to get the work completed.

Floors Sag or Shake was one of three estimates we got to reinforce the sagging floors in four rooms of our older home. We went with them based on the work they proposed and their positive online reviews, and we are completely satisfied with their work. They worked over three days to pour concrete footings, jack up the floors as best as possible, and then add permanent supports. They also removed an old vapor barrier and installed a new one. Each day, they arrived early and worked through the day. They communicated well and were courteous and professional. Prior to their work, our floors were not even close to level. More importantly, when walking on them, we could feel them "giving" under our weight. Now, our floors feel solid and look level throughout the house. While this type of work isn't as "fun" as other renovations, the cost of this repair is worth the peace of mind. Every time we walk across our floors, we are reminded of our investment. We also feel good about the transferable warranty—should we ever sell our home, a prospective home owner will have a good indicator that we invested in keeping this home safe and stable. Thanks, Floors Sag or Shake!

They did a great job. Very happy with their work and it comes with a lifetime guarantee transferrable to a new buyer, should I decide to sell my house.

The owner was responsive to provide a bid and started work on the agreed upon day. The foundation repair seems to be of good quality and I would recommend them for this type of repair. They work met all expectations for this portion of the project. We included a small tuck pointing project on a wall and masonry refinishing of a porch step as part of the contract. This small part of the project overshadows the entire job based on the poor quality of work. The pictures below show the tuck pointing AFTER the first attempt to fix the problem. They did not even touch the worst bricks at the top and poorly applied masonry on the bottom part as shown in the picture. On the step, they patched the a portion that was flaking and left the remainder of the step untouched. The owner said he didn't think we had agreed to fix the whole step (why would anyone only patch one foot of a six foot step? ...and it was specified in the contract). He made the requested repairs after the first attempt and less than two weeks later, the second picture shows the end results. It crumbled like sand without touching it! I emailed the owner and asked how he would like to handle the situation and he never responded back. Masonry work is not their specialty....Floors Sag and Shake doesn't apply to masonry! I don't normally write reviews, but I can't let this go without sharing.

Very well. The slight dip in the kitchen looks better and the doors trued up. The slight sag still in the kitchen floor is because of the sub floor plywood which I didn't want to get in to. They leveled the joist by shimming the tops of several cinder block posts and installing a pair permanent of steel posts under a section of joist the previous owner had cut in two.

We're very happy with the results. The floor is much more level, and you can tell throughout the house--doors that used to swing shut on their own now stay in place. The floor also feels much more secure; things on the counters don't shake when you walk by anymore. The crew came on time each day and completed the work within the time frame they said they would, despite some bad weather.

I had a very good experience with them. They were in and out within three days because they had to wait for the concrete to set. They cleaned up their mess afterwards. I had no problems with them. They also gave me a guarantee that will be good for the next person. I feel that the price was fair for all of the work that they did.
