A+ for ethics and professionalism. The repair on our old and non-standard roof was tricky and ultimately didn't last (roof leaked within 14 months). However, when the owner was contacted (he's busy so it took a while) he came out personally and arranged for an alternative fix to the roof. The owner, Dave Garner, did this at no charge, without being asked. We still don't know if we have a permanent solution but we're really impressed with Dave and the company's business practices. We would be pleased to use them for any future roofing repairs (although we hope we don't have any!).

I met David Garner of Garner Roofing in Harford County, Maryland. David was prompt with the appointment and listened to what I wanted as far as the work. Mr. Garner communicated with me during my contractor selection and his contract offered the best price for the best products. David shared with me the new technologies of roofing and explained the beneficial changes of that work and how it would enhance the property appeal and result in longer warranties. Garner Roofing was fast with the installation, did an efficient clean-up and he returned after the job to ensure my complete satisfaction. I highly recommend Garner Roofing and if you need a new roof or are considering replacement then I endorse David Garner to assist you in your decision. The new roof at my home has the PRO Architectural Black shingles that are thicker and heavier than standard shingles. It has a 130 mph Wind Rating, 15 yrs. Algae Warranty and a Lifetime Shingle Warranty with a 10-year transferable replacement with no pro-rating. My new roof is incredibly beautiful and the new look provides a striking difference to the old, white, stained roof that was replaced. Thank you David for an Outstanding job! I liked their estimate, and they did the job. I'm satisfied with it. They did the job the way it should be done and that was good. They did leave a few bricks up on my neighbor's roof, which kind of pissed my neighbors off, but they did clean up my side of the roof.

A few shingles were replace and softit. Facia boards however apparently too challenging for subcontractor, so 1st was told job finished and would refund only $85 of a 900$ job without repairing the facia. Then told would cost more than quote, if he were to complete. Would not negotiate. Area in need of repair clearly evident, not a hidden problem as was alleged. So repaired the easy part and left us to find another contractor for this small job. Then, unfortunately, the roof began to leak again in the same place. Garner returned, told us he was under NO obligation to repair; would think about it and send us another quote. Again would not discuss options other than more money to repair what was improperly done. Would not recommend - Garner does not stand behind his work; he does stand behind billing late fees while the contracted work is incomplete.

"This work was performed by our mechanic not a subcontractor. We did not charge her late fees. We can solve her leak in 5 minutes if she would follow our recommendation. DETAILS: This job involved carpentry to replace wood soffit, wrapping an eave edge with aluminum trim, and repairing a leak in the roof. Due to an honest unforeseen circumstance, we were not able to wrap the eave edge which was a very small portion of the overall job. I explained the situation in detail and apologized. Then I offered her a discount or alternatives to make up for it. I understood her disappointment so I was prepared to pay a premium to make it right. She demanded an amount which was so out of proportion to the overall job it was obscene. I respectfully declined and it became apparent she was trying to exploit the situation. After some heated negotiation she agreed to pay her balance minus an increased discount. Two months went by and no payment was received. The cause of her original leak was a deflector installed where it shouldn't have been to keep water from running off the roof above her doorway. We explained why the deflector was causing the leak and recommended a scope of work to repair the problem which removed the deflector. We also discussed how installing a gutter was the correct approach but she declined to consider that option due to the increased cost. Instead, she insisted we repair the roof and install a new deflector in the same place. We advised her strongly against this but she insisted. We agreed to install the deflector with ice and water shield under this area for extra leak protection but we cautioned her there was no guarantee this will be effective. She proceeded with full knowledge of the risks. Unfortunately, the leak returned about 2 months later. When I (owner) went out to evaluate the new leak, sure enough it was in the same location directly below the deflector. I offered to remove it on the spot which would have taken 5 minutes and solved the problem but she would not allow it. Instead she insisted we return to redo the repair over a larger area. I told her we could this for a reasonable additional cost and she proceeded to call me every four-letter expletive in the book and kicked me out of her house. As I was putting my ladder back on the truck in her driveway her partner came out and attempted to negotiate but I was done at that point and refused to work with them any further. Then she stormed out and proceeded to threaten me with bad reviews and here we are. Living the dream."

I called Garner to see if they could do the work. They looked at the window boxes, provided recommendations that it be covered with pvc that would last a long time, not need painting and could be sealed better than aluminum. They provided a qoute, along with the stipulation that rotten wood exposed when it was uncovered would be extra to replace. Their was a lot of detailed cutting of the pvc boards to rebuild the boxes. Some of the wood underneath did need to be replaced. The work they did was fantastic. The had to work around some weather issues, but it was completed quickly and we now have the best-looking window boxes in the neighborhood. I would highly recommend Garner Roofing for roof work or replacing other trim on a house. Work and professionalism are high quality. They kept in touch with us throughout.

I've had a wonderful experience with them. They were actually the lowest price that I got out of the people that I got prices from. From what I've seen, the roof looks great. They actually came the day that they said they were going to come. Maybe they could have started earlier because they didn't finish until late. My overall experience with them has been great. There was an issue in the beginning but it was a miscommunication and it was all straightened out. Whenever I called their representative he always called me back. The young man that oversaw the project of the roof was excellent, actually he was very professional and I enjoyed dealing with him. But overall it has been a very good experience dealing with them.

The estimate scheduling went very well. On time, friendly, and took the time to explain the work that needed to be done. I was given an estimate via email, and told to respond via email if I wanted to move forward with the estimate. So I did so, and then....nothing. For about a week, no response. It took me calling and asking about the estimate status for them to schedule the repair. They performed the work shortly after. I'm not a roofing expert so I can't comment on the craftsmanship, but it looks very fixed to me. I also didn't take the time to shop estimates around so I can't comment on the price. I might use them again, but I would definitely shop around if I had a larger project. Something to note is that they charge a fee for credit cards.

"For the record, we have performed no work for this customer to date. This was a simple miscommunication between my estimator and the customer during the estimate appointment. Based on his conversation with her he believed she was no longer interested in a formal proposal for budgetary reasons. As a result he did not follow up with the usual procedure. We had no knowledge of this miscommunication until we received her review. As the owner of the company I contacted her immediately to apologize and explain the situation. At that time she said she understood the miscommunication and said she would amend her review accordingly. I asked if she still needed our proposal and she said she did. I promised my estimator would follow up promptly to provide everything she needed. As promised, my estimator provided the formal estimate and follow up the same day. She expressed she was very happy with our proposal and pricing as compared with others. I have followed up with her twice since then to verify she is satisfied and she confirmed both times she is. She has promised to amend her review several times now but so far it hasn't happened."

<p>The old roof was not leaking, however, was showing signs of wear. I decided to replace it before doing any home improvements on the second floor of the house. I contacted five contractors on Angie's list and received estimates from each. I tried to complete an apples to apples comparison and determine which was the best value. I concluded the proposal from Garner Roofing was the best. I met with Michael, the sales rep., and he was very good at presenting the quality of the product as well as that of the company. He was prepared for all my questions and was clear on what Garner was proposing. </p> <p>On April 11th the project was started and completed. Kenny, the project manager, was very good at keeping me informed of the progress of the job and any issues that came up. As you would expect he was very knowledgeable of the process but he was also a great communicator. I really appreciated this and felt like I knew what was happening all the time.</p> <p>Two window screens were damaged during the project and I continue to find some roofing nails and staples near the driveway.</p> <p>The new roof looks great and the architectural shingles really were the way to go. I'm happy with the results and have had many compliments from the neighbors. We have not experienced any severe weather since the install so I can't speak to any problems but I don't expect any.</p> <br />

Work was done in two phases.  <br /> First the Roof: <br />    Work started on Dec. 9th and was competed on Dec. 11th <br />    Materials were delivered just as scheduled on Dec. 7th and stacked on the roof.  Before putting down the new shingles the old roof had to be removed.  This consisted of scrapping off two layers of shingles and tar paper to get down to bare wood.  Bad sections of wood were replaced.  I was impressed with the carpentry skills of the gentleman who replaced the plywood. The new roof consisted of installing ice & water shield, synthetic underlayment, new drip edge starter strip on roof perimeter, new pipe boots, flashing and putting in a ridge vent besides new shingles.  Also included was construction of  a small cricket adjacent to the chimney to help keep water from leaking in around the chimney and closing off one gable vent.  Originally included in the contact was reinstallation of  a new antenna and mount (supplied by me), but I started having concerns about the wiring and grounding being connected according to standards since nobody on the crew seemed to have had experience putting up antennas.  Mr. Garner did come and look at the system and do some research in order to install it, but after finding an antenna installation person and getting a separate estimate he agreed to adjust the price to eliminate the charge for the antenna installation.  I do feel they could have done a better job at protecting my landscaping.  They did put up tarps, but they were laid directly on the plants and pieces of material were dropped onto the plants.  Areas where they had removed shingles but didn't get the underlayment down were covered with tarp until the work could be finished.  <br /> Second the Siding: <br />    Materials were delivered on Dec. 19th, but due to all the rain in December work started on Jan. 4th and was completed on Jan. 6th.  Mr. Garner did call the nights before whenever work would need to be rescheduled because of the weather. <br />    Work consisted of removing the old aluminum siding, removing gutters, downspouts and shutters, installing house wrap,flashing tape around all windows, installing new insulated siding with all related details and accessories, new gutters and downspouts and gutter guard and new soffits.  The existing shutters previously removed were replaced. A different crew was used for the siding work than from the crew that did the roof work. I think this crew could also have done a better job of protecting the landscaping around the house.  They did not put any tarps up and some of their equipment went right into my bushes.  Other than the lack of care with my plants I did feel that the crew had good skills.  I was impressed when they used one continuous piece of fascia above my bow window rather than five separate pieces as the previous contractor had done.  Also required was temporarily disconnecting the electric and phone lines from the house in order to get the siding materials behind them.  No power was lost while this took place.  They readily redid the finish work around one of the roof gables so that the construction would match (each gable had been done by a different crew member).  After the job was completed, I noticed that some of the gutter guard wasn't laying flat in one of the gutters.  Mr. Garner sent someone over within the week to fix the issue. <br />    They did a pretty good job of cleaning up the debris, but I am still finding small pieces of asphalt and siding material in the mulch around the house.  <br />    A supervisor was pretty much on site at all times.  Only once did an issue come up after the supervisor had left. The crew had brought sheets of particle board to replace the plywood that was removed from the roof.  I showed them that the contract called for plywood to be used, not the particle board brought.  A quick phone call to the main office fixed the situation.  The supervisor was on site for all of my other concerns and readily answered all my questions.  He gave me a good lesson in roofing and siding construction. <br />    During the contract negotiations all of my questions were answered in a timely manner via e-mail and phone.  Answers were clear and revised contracts were sent quickly.  I found the contract to be very detailed and each phase of work broken out so that I could select exactly which work I wanted done.  Compared to the other estimates received Garner Roofing had the best itemized contract. <br />    Overall I am happy with the work done. (The B in quality is due to the lack of care with the landscaping.) <br />

<p>Let's start with the estimate.  I invited 3 companies to bid on replacing my roof.  Having absolutely no experience with anything major like this, I'm at the mercy of those I call.</p> <p>Bidder #1 looks at my house, asks me the size of the house, does NOT go on the roof, and says $8500.00.  He wrote that on a piece of paper and gave me his business card.  I asked for one of his contracts which he gave me.</p> <p>Bidder #3 looked at my house, asked me the size, did NOT go on the roof, and said I should replace the skylights.  He then calculated the number of "squares", which even with waste was off by at least 400 square feet.  (Math was one of my better subjects in school).  He then told me $18,500.00.  He wrote that on the back of a business card.  I did not ask for one of his contracts.  I knew I wasn't going to pay $18,500.00 for a roof.</p> <p>Garner was bidder # 2.  Mike called and asked if it was OK to come over because he may be arriving a few minutes early.  I think that shows some class.  He got the ladder out and went on the roof.  He took a few photos, made a call or two about my skylight, and was up there measuring and walking around doing what must have been one very thorough review of my roof.</p> <p>Once finished, he didn't give me an estimate.  He told me he would write it up and email it to me.  He did spend a good amount of time explaining what needed to be done, and how they would do it.  I got the estimate that night or the next morning.  The estimate was written on what is also their contract, and had estimates for doing the roof 2 ways.  I chose the higher of the 2 so I could take advantage of the "lifetime" warranty.</p> <p>Over the next week or so I called Mike once and emailed him at least once to ask questions.  He got back to me quickly and answered my questions thoroughly.</p> <p>I sent in my deposit.  Over the next few weeks, we had a ton of rain, and we were in the Thanksgiving/Christmas/New Year season.  I called on week 4 and asked when we would be scheduled.  Kenny called me back and gave me a tentative date of January 7.  He verified that in an email a couple of days later.  Of course that could change based on weather, but it all worked out.  The crew was there first thing in the morning on January 7 and completed the job in one day.  </p> <p>After they completed the job, I ended up with a very nice looking roof, a new skylight that I like a lot more than the old one, a reasonably clean yard all completed by a very professional group of people.  From Mike the estimator to Kenny the supervisor, to the installers, all of them performed above expectations.</p> <p>Roofing must be an interesting business.  I have a new roof with a lifetime guarantee.  I would use them again if I had the need, but there is a very good chance I will never have to call them again.  </p> <p>So, I'll do the next best thing.  I will absolutely recommend Garner to anyone looking for the services they offer.<br /> <br /></p> <p><br /></p> <p><br /></p> <br />
