Ramone, the contractor, responded to my Angi request and was eager to win the job. Upon inspecting the property and the projects (crawlspace insulation and exterior wall repair) he gave me an estimate of $4,775.00 for both items. I chose to move forward with his proposal and sent him a deposit of $3,053.00. Ramone commenced work quickly and I came to the property to supervise the first two days of work when he was working on the back wall. Day 1 of work he discovered there was more rot than expected and said he'd need to spend more time and would need more materials. Also on day one, I noticed he didn't do any work in the crawlspace and when I confronted him on this he mentioned that he would not use spray foam insulation as we originally agreed and instead use traditional fiberglass insulation. There were issues with getting the materials delivered on day 2; so, he would continue work in the coming days/weeks. As I don't live at this property and rent the property via Airbnb, Ramone agreed to return the following week to finish the job. All the while, he evaded my questions about insulating the crawlspace. He continued the work, but at one point he complained to me that he didn't have money to complete the job and asked that I send him $2,000 more. I made clear that I'd need a breakdown of increase in cost of this job. He gave me another estimate of $7,600 and I asked for him to send this to me in an invoice which he eventually did after I followed up many times. Once I received the invoice, I sent him $2,000 and he continued the work. I went to the property a couple more times to supervise his work and he seemed to be making good progress on the exterior wall, but wouldn't answer my questions with any clarity when I would ask about his progress. After spending more than two weeks working on the projects, he texts me and says the work is done to which I ask him to send photos. He sends photos and videos that didn't show the full job. The next day, I go to the property to inspect it and saw that the exterior wall was not complete as there was plastic hanging from the bottom of the exterior wall over the foundation wall and there were several feet of exposed insulation. I also saw there are thin wooden boards nailed to the floorboards from the crawlspace, but only in the center of the crawlspace; nothing was covering the front of the crawlspace. I called and texted Ramone making clear that the projects are clearly not done and sent photos for reference. He made some excuse and then said he could finish the job the following day. He came the following day and installed a patch job on the exterior wall that looked terrible. I asked him to make it look presentable and expressed my disappointment in him clearly not taking pride in his work. He repaired the patch job sufficiently from my untrained eye and then he started finishing the crawlspace insulation and sent photos of the completed job to which I agreed the job was done. He asked for final payment immediately and I insisted he send me an invoice showing what I paid thus far and the remaining balance. He consistently sent invoices that were incorrect and showing a remaining balance of an additional $6,000.00. After a day of back and forth, I accepted one invoice that only showed the correct remaining balance and nothing else and made payment for the remaining amount. During this process, I asked that he provide a reduction in price for all the hassle; he reluctantly agreed and the remaining balance was for $1,947.00; making the total job $7,000. Once I paid, I asked that he send me a paid/final invoice. He ignored my requests. I finally opted to just send an email to him describing the project and the $7,000 was paid in full. While he didn't acknowledge my texts, he did respond to my email confirming I paid in full. Two days ago, I went to my property to meet another contractor who came highly recommended by my property manager to look at a couple minor items in my bathroom. Since he was there, I asked that he take a quick look at the work Ramone did to the exterior wall and crawlspace. The contractor said the exterior wall was done "ok, but clearly shoddy;" there were lots of gaps in coverage and would lead quickly to rot. He offered to fix this for me. He took a look in the crawlspace and was immediately concerned saying he's never seen anything like this before. While inspecting the crawlspace, he asked if it'd be ok if he were to remove a few of thin wooden boards to see if any insulation was installed to which I agreed. One after another, to my further disappointment we discovered no insulation was installed at all in the entirely of crawlspace; this after airbnb guests had continued to complain of cold floors during colder nights. I immediately texted, called, and emailed Ramone to discuss. I have yet to receive a response. I will have to have the entire crawlspace redone as a result; costing me approximately $3,000.00

I highly recommend Ramone. He was so wonderful to work with and did such a great job on my fence installation. He was responsive, knowledgeable, professional and very a nice guy.. The fence looks wonderful! I will definitely keep him in mind for future projects!
