During the initial installation period of this project, team were friendly, professional, prompt and worked hard to address the project scope. The initial installation took a bit more than 3 weeks, but raining weather during March and April the patios in a negative manner, causing the pavers to collapse and sand joint compound to fall out. This was a huge project, where two patios were installed with an adjoining 58' walk way. The team ran into several hurdles where some of the work had to be removed and re-installed due to the effect rain had on the recent installation. This project was expected to take only a couple of weeks, but in reality is still going on, which has now extended beyond 2 months. The upper patio was to be installed over a drainage pipe that was shallowly buried under ground and during the installation, the pipe was either blocked or damage. This cause water to spill out and erupted through the middle of the upper patio when it rained hard a day after the installation. In addition, some areas of the upper patio has low spots which allow water to pool. The lower patio, had a drain installed, but during that same rainy day, clogged up the kitchen drain screen that was installed with mud and sand. This flooded the lower patio and the drain and decorative fire pit stones had to be removed temporarily. Although most of the water drained from the lower patio area, there were areas where the granite pavers were installed without the proper pitch/angle toward the drain which allowed standing water to remain. After discussing the issues with Matt and his team, they suggested the drainage pipe be replaced that ran under the upper patio and I agreed to cover the additional cost, which was quoted as $200. A day or so later, they excavated the dirt around the outside sitting wall of the lower patio and installed a plastic tarp to help reduce the potential of mud and dirt from entering the lower patio when it rained. They also replaced the drainage pipe and re-installed the pavers over the affected areas of the upper patio. Unfortunately, the day after the pavers were installed, it rain extremely hard again and the same issue developed in the middle of the upper patio. The rain has the same effect on the upper patio pavers which began to collapse again and cause a safety issue. As for the the lower patio, the tarp they installed did help reduce the amount of water entering the lower patio, up to a point, but the drain screen and pea gravel installed in the fire pit did not allow water to easily drain. I personally removed the drain screen and pea gravel from the fire pit in order to allow approximately 6 inches of water to drain from the area that day. Once most of the water drained from the lower patio, I went out and acquired an actually irrigation drain screen and larger river stones and installed them in the fire pit to allow for better drainage. I contacted Greenstone about the situation and after a bit of back and forth, Matt and his team agreed to work on addressing the numerous issues that have been identified. Now, this was an expensive project, where I had to find a way to compensate for a gap in the original scope and the resulting work effort. Not really happy with the scope reduction, as there has been approximately $3K in additional other materials and services that had to be absorbed on my part, which I reluctantly did. My main concern is that once payment had been received, the responsiveness of the provider dramatically reduced, where I can not seem to get the provider to focus on addressing the issues resulting from the work that they were contracted to perform. If payment had not been issued to the provider, I believe there would be a team of resources out working on my concerns everyday to satisfy the terms of the agreement we entered into. However, at this point there are a number of issues that still remain unresolved and the patios are not completed to my satisfaction, the upper more so than the lower one.
