I should have hired a lawyer from day one. We went to court where our claim was mediated by the judge. We took Mr. Bodenstein to the Virginia Department of Professional and Occupational Regulations. Mr. Bodenstein was fined $4500 dollars and his license was revoked until he went through classes on the regulations and successfully passed them. Mr. Bodenstein at first resisted Va DPOR and then pled guilty to all of the charges. The Va Department of Professional and Occupational Regulations discovered that none of Mr. Bodenstein's subcontractors were licensed. Those subcontractors were: electricity, plumbing, propane, HVAC and concrete foundation. We paid $123,000 to Mr. Bodenstein, lost $40,000, largely in legal fees, in the court settlement and had to spend an additional large sum to repair and replace shoddy work and omitted work. Mr. Bodenstein used a workman who was released daily from the local Joint Security Complex and Mr. Bodenstein failed to live up to the contract he signed with the prison. Not knowing the worker was a prisoner who was locked up for theft, we gave him access to the property. Mr. Bodenstein told us this worker was a "master electrician" and he was not. Yet that workman divided the power coming to the house, installed a replacement electric box for the house and the cottage, installed all electrical wiring and a new electric panel for the cottage. He also installed propane piping which was incorrect and failed to pass the occupancy inspection and had to be replaced at considerable cost. He did major plumbing work. Mr. Bodenstein began work before obtaining a building permit and what was supposed to be a three month job extended from early June until he was fired a week before Christmas. Mr. Bodenstein has an excuse for everything and tells elaborate tales to explain away his problems. However, when the Virginia Board of Contractors at VaDPOR investigated him for a full year, all of his stories melted away in front of them. Mr. Bodenstein was often away for weeks at a time. His "supervision" was cursory. We had pipes freeze because areas were not insulated or insulated improperly. The new roofing Mr. Bodenstein had installed did not include the necessary replacement ridge vent system, The plumbing hook-ups for the dishwasher and kitchen sink leaked and flooded the floors. Even after all of this, we are very satisfied with our cottage. It took extra money and other professionals to make it right, but we are delighted. The work Mr. Bodenstein had done was not all bad. In fact, some of it was exceptional. But corners were cut and he got testier and testier. We live on the site and were always available for any sort of consultation. Our "contract" was split into individual contracts in what VaDPOR determined was a way for Mr. Bodenstein to get around his $119,999.99 license ceiling. We learned a lot during all of this. Eventually, Mr. Bodenstein sent us a "change order" which was invalid. Relationships deteriorated and he was fired. Hire that lawyer if you get involved with Mr. Bodenstein. And contact VaDPOR in order to understand how to deal with a licensed Virginia Contractor. VaDPOR is on your side against contractors who don't follow the regulations. It is not enough to be told that the contractor is insured and bonded. Ask to examine the documents.

After payment, job was started quickly, but <strong><em>the job was never completed</em></strong>. I had to call Dennis several times to ask about finishing the half-completed job, and when I could finally get in touch with him (after multiple voicemails and emails), I kept getting the runaround ("oh man, we were busy I completely forgot"... "oh man, sorry bud, I forgot to tell my boys to do that part"... etc.). It took several more phone calls and return trips over the course of several weeks for them to finish the cabinetry, patch up one of the damaged walls, and paint the plywood installed in the back of the cabinets. <br /> <strong><em>BUT...</em></strong> <br /> <strong><em>In the end, the job was abandoned and the work already paid for was incomplete </em></strong>(see photos attached or at http://i.imgur.com/CTe421U.jpg). I called Dennis and left several messages over the course of several <strong><em>months</em></strong>, but my calls were never returned.  <br /> One more note about professionalism - the guys came while I was at work so I hid a key outside and told them where it was. The next day I came home after they had finished up, and <strong><em>my key was left in the doorknob with the house unlocked</em></strong>. I've since rekeyed my house. <br /> I won't give this review a complete F because the part they did complete was done well, from what I could see, and the guys that actually did the job did a decent job of cleaning up after themselves. But there's no excuse for this, and I have been exceedingly patient (initial contact and <strong>payment in full in February for what was promised as a one-day job</strong>; I've been calling him off and on and <strong>it's now August</strong>, and I decided to finish the job myself).  <br />

<p>Our experience was professional and pleasant. These are nice guys who walked us through the things we weren?t familiar with. </p> <p>A learning experience for my wife and me; we chose an alabaster color tile and epoxy grout. I initially leaned toward a darker grout with more contrast but changed my mind on the recommendation of the tile showroom. In retrospect I wish I had stuck with my initial choice. This would have eliminated the resulting grout haze which was impossible to see under the bright overhead lights when installing. After the job was completed and we went back to normal lighting (lamps) the haze was evident. My wife and I figured we could remove the haze with white vinegar and warm water. When we couldn?t I researched epoxy grout, learned about the difference, and decided to call a professional tile cleaner to take a look. He quoted an acceptable price and was able to chemically remove over 90% of the haze (epoxy is a bear to remove if not done on installation, and in this case because there was no contrast in the grout from tile any residual grout couldn?t be seen when wet). The floors are laid beautifully and after the cleaning are very nice. </p> <p>Overall, we are pleased with the final work of KB Contractors, and have no doubt this has increased the value of the property.</p>

. KB Contractors, did a great job!  They did everything asked and worked in timely manner.  They moved my refrigerator and stove and put my stove back in "level" better then it was before.  KB Contractors also stepped up to help us with a fireplace mantel that needed to be removed so we could have a granite hearth replaced.  We didn't know we need to have the mantel taken off but the were able to do it without much notice and did a great job. Note: I would not recommend Albemarle Counter Tops to do fireplace hearth or kitchen counters because they can not measure! <br /> I would highly recommend KB Contractors to do your floors or any work on your house.

They have been really good.  Dawson and I get along very well.  He is very accommodating.  We have been working out on the schedule together.  It was a really good experience.  He was ready to do what was needed to be done.  He did a good job.  I didn’t have to argue with him on anything.  Their price was reasonable.
