We recently used King Home Inspection for the purchase of our new home. We were buying an older home so the home inspection was a critical step in the buying process. B.K. was the only inspector in our our area that had only 5 star reviews during our initial research. We found B.K. very easy to work with. He has great communication skills and a strong customer service orientation. We contracted him to do both a home inspection and radon test. He was extremely thorough in his approach. He tested every single outlet and did not take any shortcuts in his process. He systematically went through the four attic spaces in the property and spent significant time outdoors on a freezing cold day. I had concerns about a deck issue and was pleased by his expertise in this area. I have high standards for the contractors I engage with. He definitely lived up the the strong reviews. I would confidently recommend him if you are looking for true evaluation of your next home.

Brian was excellent! He was very responsive and EXTREMELY thorough! He asked that we attend the inspection to ensure that we understood the home and it’s various systems such as the HVAC, plumbing, etc. in addition to the general construction. We couldn’t have been more pleased and I would highly recommend him to others.

Great. I hired King Home Inspection for radon testing on two different homes my daughter was considering purchasing. In both cases BK (the owner) showed up at the agreed time to set up his equipment. In the first case, my daughter decided to cancel the purchase requiring the Company to pull their equipment early. This was an inconvenience, but BK handled this professionally. The second time, we completed the full testing and BK delivered the results to us electronically when we were on the property for a general inspection. Remediation was necessary. I also hired King Home Inspection to perform a general inspection of the second home. The company did a great job and, again, BK showed on time (actually early) and was professional. The inspection was thorough and identified several items that needed attention - some immediate (including three safety issues) and other items that could be deferred for now, but watched over time. As a result, my daughter was able to require that the sellers fix and fund the remediation of the major items. Without BK's input, skills and knowledge, honestly we would not have identified the material issues he discovered. I am grateful. Finally, due to a timing issue on our end, it was necessary to request the final inspection report earlier than normal. Without complaint, BK responded and delivered it to us within the requested timeframe. Much appreciated as I know how busy he was at the time. Would definitely use King Home Inspections again without hesitation.

BK is thorough, professional, and experienced. He wants to make sure that you have all of the necessary information to make the best decision regarding one of the biggest purchases of your life. Additionally, he is great about making sure you understand what he is inspecting so that you have no questions about his assessment. BK. is a gogetter and out to help his customer make an informed decision as to if the home is include condition. BK shows up early and does a check of the home on his own 1 hour later the customer shows up and he walks you room by room explaining any issues found. Very professional! Very informally. Very knowledgeable! Well priced.

I knew Brian (BK) was the perfect guy for the job the second I spoke with him on the phone. No nonsense, no beating around the bush, just straightforward education on everything we would need to know to make an educated decision about purchasing the home. He saved us from buying a lemon the first time we used him and we are very grateful for that experience. <br /> He arrived about an hour before us to start his initial set up and run through some preliminary inspections. I was worried we wouldn't see everything if he went first, but he scoured the entire house--top to bottom--with us for over 4 hours! He even provided big flashlights, water, and a binder full of information--my favorite are the stickers for the moving boxes. The final report was over 70 pages long and provided a great road map for any future work we would need to do--complete with photos from areas we couldn't easily access. <br /> I know there are a lot of people out there that will give you the inspection on the spot, but the fact that BK took 4-5 additional hours to review all photos and notes before providing the final report told us he wanted to catch everything. While you may think "wrecking ball and bulldozer" after he's done, he is sure to remind you that every house has flaws and it's his job to educate future homeowners so they can make the best decision possible. <br /> Thank you BK for your honesty, integrity, and thorough approach to home inspection. We will absolutely recommend your services to anyone looking to purchase a home in the Cleveland area. <br />

The gentleman was very thorough with his inspection. The gentleman gave me a binder with information in it. I was very impressed with this gentleman. After he did the inspection he walked through it with me again and answered and explained all my questions and concerns.

He arrived at the property prior to the scheduled time and started a thorough inspection of the house. What we got was a list of items he felt strongly about us looking into fixing soon, items he felt would help maintain the home's condition, and items that were good for now but should have an eye kept on. The inspection took some time because he was going through the house and explaining what he found. We felt he was knowledgeable, friendly, and professional. <br />

<p>We had a very good experience with this inspection company. The inspector was very knowledgeable and courteous. He worked very hard to identify all possible issues with the home. He even stayed late to make sure that we were apprised of all the concerns. We were also impressed by the comprehensive report provided after the inspection. Each item of concern was identified with a description and photograph so we are able to refer back to the report at a later date. This is the second time we have bought a home and the first time we used a different company for our first inspection so we have a basis for comparison. Our first inspector was in and out of the home in an hour whereas King took a solid 4 hours to inspect. I would highly recommend this company. They are affordable and extremely competent. </p> <br />

I was looking for a good inspector as the one I had on my last house was a joke. The guy barely checked anything and was done in less than an hour. There were a lot of things he did not find or let us know about before we bought. I decided to purchase a subscription to Angie's list to be better informed in who I had coming. <br /> I sorted by area and found Brian at the top for reviews. He has one F and the remaining were all A's. After reading the one poor review he didn't even perform service for the guy and he was mad about that. I quickly ignored that review as everyone else had only positive things to say. If I ever have to move again I will be sure to see if he is still around as this was the best service you could ask for. <br /> Brian is very thorough and detailed in his inspections. If you are looking for the lazy 45min inspection in and out this is not your guy. If you want to know a great deal on the house you are looking to buy this will really help you out in your decision making. Brian only does 2 appointments a day, but you will quickly see why be thankful you are using his services. I would highly recommend him to anyone looking in the area. <br /> <br />

We used them for the radon and pest inspections on a new home purchase. They were very thorough and provided us plenty of information regarding the pest and radon status of the house. I reached out to them through there website and he contacted me within 24 hours. He was able to schedule the inspection within a week. Prior to the inspection, he asked plenty questions about the property, asked for the property disclosures forms, and encouraged me to have someone to accompany me to the inspection to insure that I had second pair of eyes there. encouraged <br /> The inspection was scheduled for around 8 am in the morning and me and my friend were told to arrive at 9:30. Mr. King went through every room with me and my friend pointing out deficiencies and answering any questions we may have had. He also provided suggestions on how the fix the property and make it more energy efficient. He emailed me my detailed written report with pictures within 24 hours after the inspection. I would definitely hire him again! <br />

We hired BK to do our home inspection before we purchased our home. We was thorough, gave us a number of suggestions to cut energy costs--many of which I already practiced so I know they were legit, and he was professional and knowledgeable. Brian was sooooo thorough. He arrived first and spent about two hours doing his inspection. Then he had me join him and he went through it all with me for about an hour and a half. He strongly recommended that I have someone accompany me during this review so that two of us would be given the information. During his review with me (and my son) Brian covered everything. We walked through every space inside and out and Brian pointed out all of the items and places he had inspected and indicated where there might need to be work. He also made recommendations to me on routine and regular maintenance of the heater (for instance). THEN came the report. The report included pictures of every space and provided the inspection information about each space. I would recommend Brian highly for someone who wants to know and understand everything about their potential new home. <br />

It all went fantastic! B.K. is so incredibly thorough. He spent many hours looking at every single square inch of our home and captured detailed comments, pictures, and recommendations for areas that need addressed. He went completely above and beyond after the inspection by researching things unique to our house. He reached out to contractors, did detailed research etc. all to make sure we had all the information necessary and then followed up by calling us with the information and sending emails with important details. <br /> This was our second time using King Home Inspection; the first time was when we built the home, we had B.K. do a Radon test...again another wonderful experience. <br /> I have had many inspectors in the past for home sales/purchases and B.K. stands above the crowd. <br /> Highly recommended! Only inspector I would consider for future!! <br /> <br />

The inspector "BK" Thompson was professional and more thorough than expected. Spent close to 5 hours on the inspection. He answered all questions and within 24 hours provided a 72 page report.
