"06/15/23, I met him to discuss what he needed at his lake house. A frozen pipe caused damages. He was very indecisive; trying to decide if he was going to just repair it & sell it or remodel it & move into it. First, he just wanted the house repaired. I quoted that at $28,885. He told me his budget was $70,000 & he wanted to remodel. Mid-October, it took him 5 months & 10 floorplan revisions to accept the final plan. I quoted it at $94,000 & sent my contract. I told him there was no way I could do everything he wanted for $70,000. He refused to sign the contract because he was “not comfortable” with the wording. He asked me to revise the contract 3 times. 10/30/23, I met him with the revised contract & to get the initial 50% deposit. He still would not sign the contract & suggested more revisions. I realized he would keep making changes & told him I would do the whole thing on a Cost+ basis. He verbally agreed. I revised the contract a 4th time clearly stating our verbal Cost+ agreement to present to him the next time we met. 11/01/23, with no signed contract & in good faith, I began the work! 11/04/23, he sent 21 things he wanted changed/added. I estimated it at $5,171. He told me to proceed. 11/09/23, he came to see what I had accomplished. He was pleased with the work's progress & quality. I presented the revised Cost+ contract for our signatures. He still would not sign it. I continued the work billing him weekly for the expenses [labor hours, materials, plus my profit %] & statements of the money left for the project. He never rejected the bills. He came frequently to see the progress. Each time, he was always pleased. Also, every time; he added things back that I had deleted to keep the cost down. Seemingly, he had little regard about how his changes were using up his money. Truth is he ran out of money because of all the things he kept changing & adding. 01/25/024, we mutually agreed to stop the project until he had funds to finish."
