We hired Andrew Knaps for our Hurricane Ida damaged home in July 2022. We fired Andrew in May 2023. There are so many things wrong, that we can only give the highlights. Andrew blocked me from FB to avoid a bad review, so my husband provided the review, and so he disabled reviews on FB. BBB is paid to be accredited. You cannot submit complaints if you sue or want mediation. BBB is not reliable. There were a couple good people, but many quit or were fired. My double hung windows were painted shut a few times, toilet backed up twice, areas not caulked or caulked poorly, wood missing on the dormers and back dormer is crooked. We paid for all paint and Spanish cedar wood from our millwork company. They got paint all over our hardware, new and irreplaceable solid brass, inside windows were missing caulk and paint in rooms, the stairway, done by Andrew himself twice, was done with gel stain instead of stain then finish and is drippy and unprofessional. Some areas were not prepped properly and the new doors were not sealed on the tops and bottoms. Some hardware had to be redone, because he placed it before putting in the weatherstripping…and his guys caulked the space for weatherstripping, and that had to be dug out.Paint and caulk was missing on the dormers and gablevents, many deadlines were missed, and some work has to be completed by others before and after they were fired. The last two guys he sent could not repair the shoddy workmanship right. Knaps tried to gouge us on a couple things not in our contract, but did not want to give proper credit for things they did not complete or had to be redone. Andrew demanded 2/3rds of the money before he started, then payments until a little retainer left. We finished that in October 2022, and that’s when things slowed down, they didn’t show up, and he wasn’t responsive. He put ruts all over our yard with a man-lift, and broke bricks on the walkway. When we had finally had enough, we asked him to come see the problems in person. He reluctantly came, but was very combative and blamed us for complaining, blamed us for the stopped up toilets and for his workers quitting and even taking his time discussing other work that he never wound up doing because he couldn’t finish what we did pay him for. We had non English speaking painters at times, who painted the wrong things, or missed spots or painted beautiful wood with rollers- but no one was there to translate. He did everything to deflect taking responsibility. Since we paid for materials, including floor coverings, tape, all paint and wood, you would think I would have gotten more for the over $47k we paid him. Expensive doesn’t mean good- but we were desperate at the time and he had good reviews and that before we realized you pay a yearly fee to the BBB to be accredited…. We figured out between what wasn’t finished, damages and what was redone, that he now owes us money- although he tried to get more out of us. He harrassed us with texts, emails, and calling my husband at work while he was seeing patients. We had our attorney contact him to make him stop and to come to an agreement. Andrew has refused to try and make this right and has not contacted our attorney as he promised after the first letter. We have not filed suit yet, because we hoped he had some integrity to try and do the right thing. Instead, he removed reviews from his FB page and blocked me, so we could not tell people of our experience.
