I didn't get what I needed because Jeff Kuhn IS NOT A LICENSED LAND SURVEYOR, and owns no surveying business in GA, nor is he partner with Burton & Associates, or William Earl Burton, the owner of the business and licensed surveyor noted on plats, surveys, maps, reports, etc. He also provides plats/surveys with a seal of this person claiming that this person is "Bill Burton" who is listed on his personal business card which has only his personal cell phone number and NO ADDRESS, physical or otherwise. He brings an individual with him to your property and introduces him as "Bill" and leaves your imagination to fill in the rest. The man may actually be named/called "Bill" but He IS NOT the man who hold a license who may have the nickname of "Bill." He changed the fee he quoted over the phone for the above work I talked with him about performing. It was to be $450. When he reached my property, he all of a sudden had selective amnesia claiming he would not have quoted $450. I elected to have him perform no land survey, but in an attempt to not lose $, he offered to use the survey I possess to walk the property and see if there were pins. He said he knew the surveyor on my survey and he "did pins on a promise, you might have pins, you might not!", he said. Because the fence that is on the original survey remains on the property, and there are large bars of metal along that fence with ribbon still on them from a previous survey years ago, my line was pretty clear in places along the fence, which includes one side of the driveway, leaving the other side unmarked. hence, the need for only one side of driveway needing flags/staking. After a very short while he came back stating he located NO pins or markers and suggested I needed a new survey of my entire 2 acres. He said, "I came prepared to work and I can start right now." I admit, I was okidoked and foolishly went for that crapity crap when I knew better. See, I had an issue with the county's map of my property being mapped wrong. It had only been showing wrong after I had requested my name be unpublished with my property. This is not a good thing to do when we as African Americans/Native Americans have had problems with land being stolen from us. (Check out the story of Mrs. Evelina Jenkins who lost her land to a white neighbor she gave money to pay her taxes [*** Link removed ***] He did nothing, he did not look for any corners or pins and flat out lied. I have reason to believe he worked in cahoots with my white neighbor to make sure there would be no visible work on the ground. The so-called survey, which turned out to be invalid and never should have gotten recorded at county court, shows the 218 feet boundary line between my neighbor and I is inaccurately placed very close to the front of my house which makes it appear that much of my property, the property my where my neighbor is encroaching, to be my neighbor's. So the "survey" was to help my neighbor instead of resolve the issues of HIS encroachment. When a surveyor recognizes an encroachment while performing a land survey, he/she will make note of the encroachment on the survey. This is why he refused to show the work on the ground. A NEW survey was unnecessary because I possess a recorded survey from a previous owner. The work on the ground was practically non existent. He placed 1 stake within the 518 feet of driveway and it shorted me several feet across the driveway providing for my neighbor to claim that footage as his. He placed 1 stake within the WOODED area. ???? I learned that surveyors place multiple flags or stakes closer together in wooded areas; whereas, in a clear area like along my driveway, staking would have been every 50 feet. or so. When I questioned his shotty work, he became indignant and argumentative and threatened to bad mouth me to other surveyors to prevent them from working me. I don't doubt he has done this with some others who may very well be license. I know where I am. I am in good ol' boys' land. When I attempted to cover my behind by putting our verbal agreement of what he had promised to do in writing and requesting he respond, He refused to respond in writing, or otherwise and did not show up to finish the work on the ground. That led me to research licensing. I learned he was unlicensed. I began looking for a license for "Bill Burton" and could not find one. He called me saying he had my plats and was coming for his money. Although I wanted out of this agreement, which was VERBAL (WHY did I do this?? I don't do this, but I was going through something that had me a bit off kilter so I neglected to perform due diligence regarding in researching him and any licensing before hiring him), I went ahead and paid him because I realized he has friends in our county offices who could help place an illegal lien on my property and home if I did not pay him. This would have placed my property in danger of being stolen as was the lands of many of my people--Native Americans and African Americans in this, United States of America. I resolved to fight for a return of my money instead of a fight for my land and home. Much research revealed Jeff Kuhn has no legitimate land surveying business. Kuhn & Burton Surveying does not exist in Jekinsburg Ga or any city/town in GA. However, he does set himself out to be a licensed surveyor because he advertises with business cards, signage, even a personalized tag with a different county than where he resides. I filed a small claims in Lamar County GA and received a judgement in my favor on 2/16/2021. I have uploaded that judgement for your review.

Unprofessional. Was paid to survey my mom’s yard, but discussed the details of the property with the neighbor which did not pay anything, nor was it their business. If a customer pays you do work, you discuss that information with THAT customer. Completely unacceptable and unprofessional. To discuss private customer information that has yet to be validated with someone uninvolved in the payment transaction without the customers consent is truly a disgrace.

Sent a crew out in timely manor. And they got right to work. End result was that I owned a good chunk of three total properties along side me. As if they didn't know where to start. So they must not know what they are doing or they did this intentionally. Trying to get a response from Mr. Kuhn. Looking for a lawyer to help resolve this. He said he did not need my presence. I now see why!

In 2017, I hired Mr. Khunn to stake my property to ensure that my fence was installed correctly. Mr. Khunn staked my with 4 stake ; two in the back and two in the front. Mr. Khunn assured me that his measurements were accurate. Due to having to have several surgeries, I was not able to install my fence until 2018. In 2019, my neighbor ellegded that my fence was installed incorrectly on the property line Therefore, I contacted Mr. Khunn to secure another copy of my receipt and assured me that his measurements were accurate. Mr. Khunn provided me with a copy of my receipt and again assure me that his measurements were accurate. Mr. Khunn said, yes, I always double check. The pins I marked were accurate. I felt confidant is Mr. Khunn's response and provided it to the homeowner's association as they initially reported misplacing my original packet (they found later). However, my neighbor disagreed and had his own survey conducted that contradicted Mr. Kuhn's survey. They found a 5 pins on my neighbor's (3 on the neighbor to the left of me & 2 on the neighbor to to right of me) property lines. Where Mr. Kuhn had only found 2 pins each of my neighbors' property line. Therefore, my neighbor went to court. The judge ordered that we secure a 3rd survey in hopes that of resolving the issue. While securing another surveyor, I made a horrifying discovery: That Mr. Kuhn was the surveyor that conducted both of our surveys and came up with a result that contradicted his own initial survey he conducted for me in 2017 and my neighbor's in 2019. I could not believe this. I trusted Mr. Kuhn to stake my property accurately. How can you conduct a survey in 2017 and turn around in 2019 and contradict your own survey sending two paying customers to court!! This is so horrific!!! I am speechless as well as any surveyors and attorney I consulted. Even my neighbor's attorney was speechless. The worse part is that Mr. Khunn was not professional or honest. Mr. Kuhn did not come to me and own up to his mistake and offer to make it right. He said nothing. Mr. Kuhn did not even show up to court when my neighbor's attorney supeana him. This was before we discovered that Mr. Kuhn had conducted both of our surveys. Well, this is far from over. Mr. Kuhn's horrifying mistake has cost me esteem financial and emotional stress (time off of work, paying for new surveyor, court fees, stress of going through this while I am recovering from surgery and have additional pending surgeries. I don't understand how Mr. Kuhn could do this to me; to any customer!! What kind of human being does that make Mr. Kuhn? Not to mention, Mr. Kuhn has not responded to any of my efforts to resolve his horrific mistake. He has not even returned my numerous messages. Shame on you, Mr. Kuhn. You will be hearing from me and my attorney in the near future. I just can't believe how much I trusted you. You could not even bother to be honest and fair wirh me. I understand that mistake happen, but I don't understand you not owning up to it. You originally missed the 3rd pin on my neighbor's property to the left of me. Why not just own up to it and make it right!! That would have been the honorable thing to do!!! Again, shame on you, Mr. Kuhn!!! Sorely horrified and disatified costumer.

He surveyed my property & added additional property stakes to clarify what parts of the property belonged to me; & what belonged to my neighbor. Initially, things went well. I knew that my neighbor was possibly encroaching on my property, but I needed specifics. Mr. Kuhn & his team did the survey & gave me his card for future concerns. I reached out in January to ask him to please return & restake one side. He agreed. Then, something quite unexpected happened. When I reached out a second time to set the date, I then, was met with resistance. One comment was racially charged. Again, upon speaking on the phone he agreed to return for a restake. He did not say that there would be an additional charge for that, because I explained that only one side had been disturbed. For that; I was grateful. However, Mr. Kuhn then commented that, “I hope you’re not dealing with a Black woman...in my experience Black women are the most difficult to deal with.” My heart sank. That was not at all expected or warranted. It was a racist & wrong response to a legitimate issue I raised. “I am a Black (& Native) woman.” I said. He hesitated & restated his negative beliefs. “ Mr. Kuhn, I don’t agree,” I said. He continued, “I’m telling you, in my experience...” I stopped him, because this was getting nowhere & defeated the purpose I had of scheduling the appointment. In my life; I’ve been taught to try to be patient; reasonable & understand the disdain & misgivings of some people’s words & actions. No matter how uncalled for. That is how I was raised. I hope my actions were of an open heart & informed spirit. I did not want to bring up anything that might have triggered further misunderstanding. That said; I am again in need of Mr. Kuhn’s return to the property to honor his word; to redo the one side of my property, adding additional stakes. The response that Mr. Kuhn states is untrue. No weapons are involved & I never made that or any remark to Mr. Kuhn. What he has alleged never happened. I suppose Mr. Kuhn “wins” the disagreement by lying. To my response; I’d like to add that never once did Mr. Kuhn deny that he even made the statement which is noteworthy. He also never apologized for the racist remarks he made. Which further adds insult to injury.”
Response from Legacy Surveying
"The property was staked per the deed in 2017. She was wanting us to come out and restake the property because her neighbor pulled a gun on her and told her that she was over the property onto her property. I am not putting my life or my employees lives at risk to stake a property for free that was already completed 3 years ago. The property owner was pleased at the work completed at the time it was done in 2017."

Mr. Kuhn was fantastic! He arrived to meet with my husband on time and was very pleasant the whole time he was there. He not only marked the corners, he also marked the halfway points down the longest lines. He was professional and accurate.

The survey went very well. We suspected our neighbors had encroached (unknowingly) on our property. Jeff had to survey 3 tracts of land in order to complete the plat for the tract in question. He went above and beyond, even going to the courthouse to verify certain details, etc. He walked the property with me and pointed out everything that was in question. As it turns out, our neighbors had actually built on our property without getting appropriate boundary lines for their particular property prior to building. The survey was well worth the money spent in order to clarify property lines, etc.

Jeff and his team surveyed the property, sent me the plat maps, and staked the boundaries, as promised, and it turned out there was more acreage than I had thought. The prices are much better than other businesses in the area who quoted me, and I will absolutely be calling him again in the future. A+

Jeff Kuhn personally surveyed our property. Most of our property is wooded, and Kuhn and Burton Surveyors did a great job of staking the lines so they're clearly visible. Jeff even walked us through the woods to show us where he each stake is. Kuhn and Burton are courteous, timely, and thorough. I can't say enough about the great job did.

This company scored well on all metrics.  I called and left a message and they responded promptly, unlike some of their competitors.  Although they were busy enough that they could not come out immediately, we did make an appointment within a few days and they showed up on time.  They quoted a very reasonable price as well.  They explained everything they were doing, staked the property in the vicinity of the tree and walked the property with me showing me exactly where the boundaries are.  About 5 days later I received an email with the plat.  Overall, a hassle-free positive experience and I would not hesitate to call them again for my surveying needs. <br />
