"I was contacted by the members realtor,as she now lives out of state,and asked to come out and investigate a "moldy smell". I was not able to make our first appointment,and the second appointment I sent my team to investigate the crawlspace and I found it to be completely dry and no sign of any new issues were present. I spoke directly to her realtors assistant the day of our appointment and indicated that I would send the guys and I did exactly that. My warranty is valid to the original customer only,but I still came out and again,noticed nothing new. The home is vacant and it certainly had an old house smell to it and needs to have a thorough cleaning and the HVAC system needs to be running to help evacuate the odors from its vacancy. There were only two meetings scheduled,not 5 as she wrote here,and I was present for the second day. One can certainly read into the spelling/wording in her report to gain insight into her position. "The member stated we were hired in January and after lengthy delays,we finally started her job,and that we should have known the price of the cabinets when we quoted her job. I certainly cannot look at a design,and give an accurate price for the cabinets without sending them to my supplier. Her original price was quoted at 64,750. When I received the cabinet quote based on her desired design,the price was well over 65,000.00 for the cabinets and countertops alone. This is a very large kitchen with each cabinet having roll out trays,all finished end panels,and most of the uppers were stacked units with glass front doors,simulated divided light style. The island was also a different custom color,and that further narrowed my vendor list. I also sent the design to a custom cabinet maker and his price was just shy of 105 k for cabinets alone. These findings had me go back to the member and offer her several solutions,which were 1) refund her deposit 2) increase her budget 3) scale back the work we needed to do. We agreed together,as she stated,to scale back the peripheral areas of the job to accommodate her budget limitations, And at this point we still had NOT deposited her check. We do not deposit clients checks until work starts on their respective jobs. I did find a cabinet supplier who was reasonable enough that we could place an order,and they are a well known product line,that are composite boxes,but with solid maple face frames,solid maple light rail,and doors. When the cabinets arrived,we did find several that were damaged either in transit by the delivery company,or at the cabinet factory themselves. I immediately called my salesman,and he set up a meeting with the cabinet company field representative,and they showed up the following Wednesday. They assured me and the client that her replacements were ordered,including the custom color cabinet for the island. I was also missing two pull out spice racks,that go on either side of the sink,that were missed on the order. These two components alone stopped further flow of the cabinet install,simply because we could not finalize the location of the range cabinet without knowing their exact dimensions and being able to rip the fillers needed that actually join the cabinets together. This prevented me from going to the next step of templating the granite countertops and installing them. I communicated,each step of the way during this process,with my client and the cabinet supplier. When I first started this job,the member approached me with a detailed folder outlining in her opinion what should happen each day from start of her project to the finish,and I politely explained to her that I have very little control over my subs,as they are clearly free to start other jobs and work for me or anyone else. The simple fact that there were no allowance for the county inspection process to be completed was a serious flaw,and just one example of her inexperience with a project such as this. In short,I did everything within my power to accommodate her needs and stay within the budget,and hate to see any client unhappy with us in any way. Anytime a client sees a job stall out,they must realize that we are also stalled and can't possibly profit from a job that does not reach completion. It's also important to note that we made clear decisions about replacing the cabinets that were damaged and made every effort to make her happy,which I do not think is possible. We have also offerd to replace the cabinetry directly from the supplier,but she will not return my emails or calls. Chris Manus"
"We remodeled the clients entire master suite,and built a deck on their home, I was asked to come out well over two years after the job was finished to look at a possible leak,and found that a teak bench that they were using inside the shower stall had appeared to have rubbed through the grout and the sealant around the shower glass enclosure. I clearly showed the owner that this shower was not designed to have anything with metal and wooden feet sitting directly on the tile floor of the shower. I even opened up a small place on the adjacent wall and showed them the area under the drywall was bone dry.I explained to them if the shower pan had failed,this area would have been wet and was not. I work in the exact neighborhood very frequently and would have been very happy to stop by and see the job,again,even though she says four years had past. She made mention that we don't use licensed plumbers and electricians,and if that were true,she would never have gotten through the permit and inspection process. We simply changed out her master vanity and did not change location in the room,and the original plumbing for the sink was reused except for the fittings below the new sink. In closing,for her to say that I BSed her (in her own words), is ridiculous . We always include a standard one year warranty and she could have certainly used that at any time to remedy her issues. I also mentioned to her that the grout would need to be kept clean and sealed at least every year to maintain the condition of the grout.No surface will be truly maintained with zero care,and her shower is no different.. We have many satisfied customers here,and many repeat clients and if I were as she portrays me here,nobody would hire me multiple times on different projects. Sincerely, Chris Manus"
"I was hired by the client to build a small roof to cover a problem area on the rear of their home. When the house was built,it did not have any type of roof covering the rear door out of the laundry room,and the door jamb and subfloor were rotten as a result. We explained to the customer that we were approximately 5 weeks out on scheduled jobs at the time we were hired,and all were in agreement. I was given a deposit check,which I did not deposit until the work actually started. I always hold clients funds in the form of the deposit check until we START their actual job. The client mentioned " little bits of the work were done". This is typical of today's specialized teams that complete each segment of the job in sequence,and this job was the same. First came the framer,then the roofer,then the exterior trim and boxing,then the painter and clean up crew,so I can see why she would say that the project was done bit by bit.That simply indicates that she is not familiar with the process. The client also gave me an A rating for quality,as a result. The client also made a change after the contract was completed,by asking to add two columns under the roof,and agreed to pay for the extra work.We finalized the work and were paid in full for the original scope of work. We made several attempts to reach the client to select the columns they would like and got no response,and simply assumed that they had changed their mind. By nature,I am not a very aggressive salesman,and simply did not pursue the extra work. This job turned out great,and I received positive comments from the neighbors and the owner after the work was done,and can't understand why this report was generated months after the job was done. We certainly did not take two months to complete this job once work started,and have never not tried to maximize the money we earn from clients,and would not have turned away the extra work afforded by the second job.
