Specializing in waterproofing and insulating, our team has provided over a decade of service to Angies List Customers. Serving all of Chicagoland including NW indiana and SE Wisconsin, A Perfect Crawlspace has been recognized in Chicago as the leader in crawlspace encapsulation. Another specialty of the company is Spray Foam Insulation. Closed cell spray foam can be used to not only insulate, but also waterproof your basement or crawlspace. Closed cell foam is a vapor barrier and air barrier, and can be sprayed onto foundation walls as part of our crawlspace repair methods - the IQ Encapsulation system. We had water in the basement, seeping in from the floor. They dug  a trench to the sump pump, removed the standing water that had not been allowed to drain properly in the most efficient way, and replaced the inadequate sump pump with one that will do the job correctly. They brought enough of a crew to complete the job in half a day which we also appreciated.  They also filled a few cracks in the foundation walls to prevent any future leaks. We had worked with them before and knew that they were an honest and reputable firm.

When we bought this house we were planning to renovate the basement.  The previous owner had represented that it had never taken on water.  The first weekend we were here, however, a torrential rainstorm caused the basement to flood.  We realized we needed to waterproof it before we could do anything else, and decided that drain tiling was the safest way to go. <br /> Greg was phenomenally responsive from the start.  He was very clear about what needed to be done and how they would do it.  He also described some optional work but was explicit that it was optional and if it didn't fit within our budget that was that, and he wasn't going to push it the slightest bit.  His quote blew away the bigger, well-known firm and was less than or on a par with some others.  He also agreed to demo the walls for a slight extra charge, which otherwise would have been a huge convenience for us.  Between then and the start of work I emailed him repeatedly with various questions and he responded almost instantly.  When his workers took down the paneling we got the unpleasant news that we had huge cracks in the walls that would need to be tuckpointed and in one area a big chunk of foundation was jutting from the wall.  That section of the foundation would need to be replaced and a support beam installed.  We were more or less at Greg's mercy at this point -- we weren't going to halt work and bring in a series of guys to quote the tuckpointing & repair -- but Greg gave us an estimate of $2,600-$3,000.  We can't know for sure, but suspect that this price was more than fair, and Greg stuck to it even though we think the work turned out to be more than they expected. <br /> The project manager, Jim, was fantastic to work with throughout, very communicative and accomodating, and the crew of five guys or so was extremely friendly and professional.  All in all, A Perfect Crawlspace was a pleasure to work with and we could not be happier with the results. <br />

The basement waterproofing work on this project was fairly straight forward, and we used hydrophobic polyurethane grout, which expends when injected as a thin liquid into the foundation crack or around a leaky pipe. This material becomes a flexible gasket to permanently stop water, and even insect infiltration. Again, we very much appreciate you choosing us for the job!"

The inspector arrived pretty much on time. He spent about 30 minutes or so in the crawlspace looking around. <br /> Upon the completion of his inspection, he made recommendations and showed me pictures of what he found. He provided a  weather station that indicates internal and external temperatures. I did not know I had moisture in my home particularly in the crawlspace. <br /> In addition, his office sent me a written list of the recommendations.  I would like to use their service to have my crawlspace <br /> sealed in the very near future. <br /> <br /> <br />

It went very well, from the estimate to completion. Greg was clear, honest and direct and he cares about his customers being satisfied. The workmen arrived  on the date agreed upon, were generally neat and clean and careful about my  house. It was a big, messy job and they cleaned up well. There were a few details to finish and Greg came personally to complete the little things. For example, during the clean out and other work, a t.v. cable was pulled loose and fell between the walls.   Greg came back to fix it. He made sure I was  happy with the job. I can already notice a difference from the pebble/dirt crawlspace and the new one with the liner. I notice less dampness in the family room, and there is no more smell, even on days it is raining. I trust it will be significantly warmer in the winter. <br />

.Greg was very professional from the beginning of the process to its conclusion of the project, answering several questions via e-mail which works so much better for us .  The team was on time and left very little to clean up and were extremely careful to not leave a mess. One concern we had was that we were getting a musty smell which made us think mold could be a threat to our health.  The encapsulation completely eliminated the odor and has put our minds at ease regarding any future possible mold concerns.  The only thing we would add is that the finished surface is is a only so smooth as it went over pea gravel and a plastic screen-like base.  It does't appear that this will be an issue for us as we move things in and out for storage, but it might others.  Overall, we are very happy! <br />

From start to finish everything went perfect! <br /> We had a rock crawlspace and every time it rained the water would come up through the ground. The crawlspace was starting to get a very moldy smell and we wanted to use it for storage. <br /> We contacted Jason in June. He came out within a couple of days and gave us the estimate. We had a couple of other estimates but liked Jason's the best plus he is a very pleasant person to work with! <br /> Because of our busy schedule we didn't have the work done until September and they honored their proposal! <br /> Jim lead the crew. They started at 7:00 am on the button and worked until 2:00pm. We were pleasantly surprised with how quickly and NEATLY they worked. Jason and Jim, were great at answering all our questions. <br /> It has now been about 3 weeks and we just LOVE our new crawlspace!

Professional and thorough inspection of old dirt crawlspace and foundation walls, with photos taken, and quote given for installation of their crawlspace encapsulation process.   <br /> The encapsulation process sounds like a great solution to any crawlspace issues that may be present.  However, it is a costly solution, although may have this done in the future.  <br /> The inspection process went well, friendly, professional and all questions thoroughly answered.  The only down-side:  Minor issue, but wish men had placed a drop-cloth outside the crawlspace entrance so as not to track out any crawlspace soil.

"Every crawlspace we look at has a wide variety of problems, such as water intrusions, mold, insect and rodent infiltration. This particular crawlspace had many of those problems. Our solution will include leveling the dirt and mud, installing drainage tile and sump pit and pump, added electrical to light the space properly and include a dedicated sump pump circuit, install our proprietary IQ Seamless Liner on the level floor, and insulate the walls with closed cell spray foam. The air quality improvements and gained energy efficiency will be tremendous, and eventually help pay for the job. The new space will be conditioned by the current HVAC system and will make a great new storage area. We look forward to helping out soon. Thanks!"

Literally a truckload of dirt and old insulation was removed from a crawlspace under a town house. Openings in the foundation were sealed or covered, the floor was swept clean and the crawlspace walls sprayed with insulating foam. 2-day job in tough conditions and with limited city parking, professionally and efficiently executed, indeed resulting in a perfect crawlspace. They were really great. Jason was awesome and so was the lead on the project. Jason actually came back twice to fix a couple of things that we needed fixed. My neighbors complained about the downspout being too close to their yard and they actually moved it without even charging us extra. It was really great and we highly recommend them. They definitely stand behind their warranty, which is the lifetime of the house. If there are any problems, we can just call them and they will come and fix it. We would absolutely use them again.

We were in the inspection process of buying a house, and Greg agreed to do an estimate, even though we knew the crawlspace might have been a deal breaker for us since it was in pretty bad shape.  The home inspector suggested a vapor barrier.  I searched Angie's list and found Greg and his crew.   <br /> Another local company I called would not come out to do an estimate since it was only a home inspection, and we weren't 100% sure we were going to buy the house, let alone complete the work after the purchase. <br /> Upon talking with Greg the first time, I had a feeling that he was going to do a good job and be easy to work with.  He was very straight forward and truthful. <br /> The crawlspace was a dirt floor, and probably hadn't been touched in over 20 years.  It was dank, wet, full of bugs as evidenced by the webs and old traps.  It was also had the beginnings of some rather serious issues from the neglect.  The bones were good, but it was definitely time to dry it out and start over.  Originally, I was looking to get the sealed with concrete and Greg suggested a new material, a spray on material, to use instead.  He assured me it would be strong enough to be used for storage items.  It would also save us 4 inches of clearance over the concrete, which makes a difference in a crawl space.  I decided to go with it, even though it was a brand new method at the time for Greg and his team. <br />  We decided to move forward and buy the house and we also decided to hire Greg and team to help transform the space in to a working storage area. <br /> I could not be more happy with the result.  Greg's team showed up and immediately got to work.  Even though the house was not being lived in at the time and other contractors were there, the entrance and work areas were covered in plastic which is good thing as the guys coming out of the crawl were covered in mud.  I was surprised out how swiftly the crew got to work.  They got the job done quickly, and were extremely professional throughout the entire process. <br /> After a fantastically wet spring, it turns out that a foundation crack was causing some very minor seepage from the outside after all of the work was complete.  Other houses in the area had their entire basements and crawls completely flooded.  Greg came back and sealed a very small crack free of charge to finish up the job. <br /> I wish I had more crawlspaces to give Greg and his team more work.  I will definitely use them again should the need arise.

Greg, the owner, came out on two occasions to discuss the crawl space and drain tile. He is extremely knowledgeable and experienced in the crawl space industry. We had a few options and he told me about the new spray product he was using. It is this unique seamless liner that is sprayed on after preparing and insulating the area. <br /> His crew was very professional and easy to talk to. We had some scheduling conflicts that were easy to work around and get the job done when we needed it to be finished. <br /> The difference we noticed in the smell in our basement, the effect the insulation and seamless lining had on the air conditioning in our family room (which is above the crawl space) was immediate. We feel cooler air coming through the duct work since it isn't losing energy traveling through a non insulated space anymore and they basement smells and feels normal since the dirt and concrete is now completely covered by the new liner. <br /> That new product is great. <br /> Greg's company also did drain tile work in our basement. It was a different crew than the group who did the crawl space, but they were equally as professional and easy to work with. Rather than break up the job into 3-4 days they stayed late the first day to get everything ready and prepared so they could complete the job quicker. The job was done the next day. The price was very fair and the crew was extremely clean throughout thew whole process. <br /> We now have a water tight, well insulated basement and we couldn't be happier with the results. <br /> I have told several friends about the experience and would recommend them anytime. From Greg down to each of his crew members they really know how to do a good job and work with the customer.

I had a hard time contacting this company at first but when they finally responded, the service was great. Chuck met with me and explained what he thought would work best for the crawlspace in our new home. We originally wanted to install drain tile to avoid any possible water seepage in the future but he told us it wasn't necessary. Unlike PermaSeal who tried to sell us everything under their roof! Buyer beware of PermaSeal! Anyway, Chuck offered to provide a payment plan since we couldn't afford it all in one lump sum. We had a few issues at the beginning with things unrelated to them but Chuck was very responsive and advised us regarding some issues with our village permit. Even though we called and e-mailed him several times in one day, he maintained his great customer service. We finally scheduled an appointment and then had to re-schedule which they accommodated. The day they showed up, they came a bit late but Chuck sent a message letting us know. He showed up to check out the installation as well and warn us of the strong smell of the foam to see if we wanted to leave the house. We stayed but the foam smell was very strong for a few weeks and even up to today, we have not used it yet due to the smell. We may not end up using the crawlspace for storage as originally planned because we've noticed there's still a lot of insects getting through there since we left the entrance open for the smell to dissipate. Well, the crawlspace looks good and we are very happy that they installed a light switch by the entrance and a bulb in the middle so we could see the entire space if we want to go in there. We also got excited when Chuck mentioned they would do a radon test to show us the difference with the insulation. This has not been done yet but I hope they still come out and do it. I really enjoyed working with Chuck. He is a great guy and I highly recommend using this company. Stay away from PermaSeal! I say this because they tried to take advantage of us prior to us contacting this company.
