Complete nightmare: original contract $20,000 total labor only cost for renovation project. $5,000 first week labor advance ( Benjamin went on a tangent: treating for mold, termites, snakes, roaches, and weed eating. moisture barrier under the original structure. Demanded $10,000 more or I was a stupid idiot if I didn't forward. (33% increase). I stated out of budget. Benjamin, stated on his daughter's grave: he would complete the job properly at our contract price. Then I gave 2nd $5,000 weekly labor advance with memo section: finish 1 1/2 baths and kitchen. Monday and Friday no show. Tuesday, Wednesday, and Thursday worked 4 to 5 labors. I have before and pictures. No 1 room is painted, no water for toilets, bath tub or sinks. Nothing in the kitchen is functional. Would not return my Dad's keys to the home nor the 250ft roll of new electric wire that ended up in his trailer. Resolution: $7,500 refund of the $10,000 labor advance. I have before and after pictures.

I’m an older guy and have hired a number of contractors over the years, and this is the first one to self destruct on the job. What started as a promising project of replacing four rotted window sills and repainting two sides of my house turned into a four week ordeal with about 20 percent of the work unfinished. On his last day here, with the work still incomplete, he demanded the balance of his fee. When I advised I was withholding the last quarter of his fee until he finished the job, he became hostile and physically threatening. He tried to snap money from my hand. After he calmed down, I agreed to pay the balance if he signed a receipt that I had to write. He promised in writing to return the following week and finish the job. He never showed up. To be fair, his initial work was very good. But then he sporadically showed up and the good will evaporated along with the quality of his work. It was a very unsettling experience.
