Zach was immediately on this repair. He arranged for the plumber, the remediation company and everything was scheduled within 2 days. In lieu of the repairs, he was able to get me and my family into a motel while this was completed.

Do not rent from them if you value your sanity! We did not have power for 7 days because they did not get the proper inspection done BEFORE allowing us to rent the property. We asked if we could pay the fee to get the inspection done, but could not because it had to come from OmniKey. Again, this needed to be done before allowing renters in the property. So you can take our money, but not provide us with proper living conditions? Cut to two months later when our water gets shut off. I call the water company and am not allowed to pay the water bill because I am not listed as a renter. It needs to come from OmniKey, which was never done! I call the number since this qualifies as an emergency and no one has any idea what to do about it. Meanwhile, I have no running water at my house. This is been the most unpleasant renting experience I have ever had. I do not enjoy unexpected surprises like no electricity or no running water and literally nothing that I can do about it as a renter.

I have in my time here have gained a wealth of knowledge about the real estate and property management world. It has been my experience that the staff goes above and beyond for the owners as well as the tenants. In many cases a handful of staff will dedicate extra hours to try and alleviate issues that may arise for tenants and owners alike. While, we are not perfect, I have seen that we certainly strive to be. The management team has been a great guide in regards to questions that I may not have the answers too. It has been my pleasure to learn from some of the best in the industry and it is my hope to continue to learn and be able to service our clientele to the best of my ability.

When it comes to being a long term investor, the most important key is excellent property management. My husband and I own several in TX and other states. By FAR Omnikey is the best. They have 100% responsive and on-the-ball pro's, an excellent owner portal that is easy to read and understand, regular walk-throughs of each property, the best tenant screening, excellent maintenance crew as well as communication. Having the goal of being a truly "passive investor" is only possible when you TRUST and can fully communicate with your PM team and OMNIKEY scores 10 stars in my book! I associate with many other investors and all of us can only sing the highest of praise for Omnikey. They actually have become more like FAMILY & FRIENDS. It starts with the great leadership at the top that truly cares about the property owners, more than lining their own pockets. They are honest, gracious, generous, smart and have even helped me set up a "team" of investment pro strategists, which is priceless. My husband and I didn't realize that it could be this much fun investing. I receive a make ready quote when a tenant moves out before another tenant can move in. I received a make ready quote on January 3, 2015 in the amount of $2730. $1200 was for interior wall to have paint, $450 was to have a large pink stain on the carpet that needed to be patched, and $30 was for two dirty air conditioning filters to be replaced. Per the tenants, the work was not properly done, there is mismatched paint in every room, also cracks and chips remain on the walls, filter was dirty and pink/red stains still on carpet. I was also charged $50 to have a trash can removed from the street (which is excessive).  Lisa Spears sent email on May 8, 2015 stating she walked the property and stated painting looked good, but the documentation on the Move-In Summary from new tenants documented the painting was poorly done in every room with cracks and mismatched paint and the carpet wit red spot still on the carpet. The tenants said the garbage disposal was not working properly. I had my insurance company go to the building to take a look and they informed me it's not covered under warranty due to plastic and other debris in garbage disposal and that is not covered because they only cover normal wear and tear but this represented negligence so it was not covered. When Lisa and Make Ready evaluated the property they stated there was no issue with the garbage disposal. There are charges on my bill that are not accounted for. For example on 2/6/15 the charge reads "$1,000 towards repairs and make ready" but there is no explanation of what was done. There is a lack of transparency and communication and I feel like I was charged for items that were not properly done.
