At first we were pretty pleased with the work done given the context that I am not a person that has completed any home repairs, outside of installing a wood floor, or has any construction experience. It was clear at the time of completion that there were  things that were not completed to our standards (gaps in caulk/grout etc.) but given the cost of the project we were happy with the work done. Bryan and his crew were friendly with my family and generally responsive to issues that came up during the project. There were some breaks in communication but for the most part responsive and completed work timely. At the time of deconstruction Bryan identified mold from a previous repair (not Panda) and removed drywall and framing to rid the area of mold. Bryan also indicated that there looked to be issues with the drain. My understanding was that those issues were resolved during reconstruction. Fast forward to March of 2013 (a year after completion) and we noticed water forming on the carpet outside of the newly remodeled bathroom. We called Bryan and he came to our house to look at the issue. Over a period of three weeks Bryan was in communication with my wife and reached a point where they had to remove a portion of our shower to fix the "failing drain". While we assumed that he took measures to fix the drain originally we were happy that he came out to make it right. During the process of identifying where the leak was coming from, the carpet outside of the bathroom hallway was continually damp/wet and we made the decision to replace the carpeting with tile (a mistake in hindsight because it only masked the still leaking shower). After Bryan removed and replaced our shower floor ?fixing? the leak we noticed that grout around the shower was <br /> becoming gum-like. We attempted to contact Bryan again to let him know that the shower was still leaking and that grout was beginning to fail as a result. At this point Bryan, and Panda, cut off all communication. Till this day we have not heard back from Bryan or Panda. After discussing the matter with other contractors we are not surprised, nearly the entire project was completed with poor craftsmanship. We are now exploring outside help to resolve the water leak. We have brought in several contractors to look/bid on the work and we were shocked to hear their opinion. While we knew that there were issues with the work done the things they have pointed out (improperly pitched shower floors that has led to watering pooling on shower floor, improperly <br /> grouted/caulked tiles, improperly installed wall tiles etc) have lead us to believe that Panda was not equipped to complete the project appropriately. Our only option is to remodel the entire shower (contractors are so afraid of the quality they see on the tile work they cannot guarantee what it looks like behind the tile) and pay twice the amount of what the original project cost. <br /> While we feel Bryan and his crew are very nice people, the review of the work that he did on our bathroom leaves us with the feeling that we were completely taken advantage of. We are not looking to slander Panda. They completed a basement remodel prior to the bathroom that we are very pleased with, however, as stated above they clearly were not capable of the <br /> work that needed to be done and as a result of the poor craftsmanship we have water running under our floors. We simply want the issue resolved. The fact that Panda will no longer respond to our emails/calls certifies that they hope we simply go away. <br /> <br /> <br />

Workers arrived when they were supposed to & got to work right away.  They were very friendly & prices seemed reasonable. <br /> However, they were always difficult to get in contact with ( either not returning phone calls/emails or taking days to respond). <br /> I have also recently found out that their work was done in a "slip-shod" way & have had to have their poor workmanship redone correctly, as my porch deck was not completely stable (same assessment from 2 completely different contractors). <br />  Will not hire in the future & would discourage anyone else from using their services. <br />

BUYER BEWARE!  I received a contract from Panda Properties, LLC on 4/24/12, for work to begin on 6/25/12, with an estimate of a four week time period.  Work did not begin until July 23, although I had asked for just a one week delay, it turned into four.  The bathrooms were not finished until October 4, almost 12 weeks after the start date, and triple the amount of time estimated.  Bryan (the proprieter) didn't even have the courtesy to inform me in advance that he would not be starting my project as promised.  I had completely stripped my bathroom of EVERYTHING.  I never heard a word from him from the date I signed the contract.  On the Sunday before work was scheduled to begin, I HAD TO CALL HIM to find out if everything was still on as planned.  After I got the "go ahead" he had the nerve to call me the morning he was scheduled to start work and give me an excuse to delay the project for another week.  (I should have started to see the red flags then but gave him the benefit of the doubt). <br /> I had no complaints about about Tony and Mark (his employees) who did 99% of the work.  Sometimes the two of them would work together; often it was just one of them at a time.  My only issue with them Is that they would arrive inconsistently (anywhere from 8:00 a.m. - 10:00 a.m. or later) or be pulled from the job for a day or more at a time (I'm assuming to work on another project somewhere).  They also were hampered sometimes by not having needed materials on hand.  Bryan never came by to supervise or inspect the work that was being done.  The only time I saw Bryan was when he did a drive-by to drop off matierals, or came by to pick up a check.  The only communication I had with him was via texts.  Despite the deteriorating relationship that was evolving between me and Bryan, Tony and Mark were always pleasant and considerate.  I have no complaints whatsoever in the quality of work they performed, however many times they had to work under the handicap of Bryan's misdirection and mismanagement.  They always cleaned up after themselves to perfection. <br /> During the duration of this project, I was forced to "chase" after Bryan almost on a daily basis.  I would have to text him 4 out of 5 momings because no one would be here by 8:30 or 9:00 (or later), just to ask if someone was on the way.  I received excuse after excuse after excuse for the willy nilly service I was receiving.  This project dragged on and on.  I spent my entire summer having a daily disruption to my household, my scheule, and my privacy. <br /> Bryan would ask me to choose options, and then wouldn't provide me with the choices I made.  Or he would choose a design or product without my input.  Sometimes I was able to catch him before it was complete so I could change it; sometimes I just resigned myself to accept what was done, since although it wasn't my preference, it was acceptable. <br /> Bryan is disorganized and unprofessional.  He's a salesman, and an excuse-maker.  He finds a way to blame everyone but himself for this lack of management.  He is not quick to communicate; you have to persue and try to nail him down for information.  Look at his other reviews . . . I am borrowing those statements that reflect EXACTLY what I have also experienced with Panda Properties: "Worst contracting experience"  "Communication poor or non-existent"  "I generously extended deadlines that were never met"  "he showed up at his leisure"  "He made changes i didn't approve"  "He stated he would deliver something in a certain time frame and didn't."    As far as his rebuttal to some of the complaints . . .. they are just excuses!  And trust me . . . he's full of them.  BUYER BEWARE! <br />

As noted above, the Proposal <br /> Description Categories were Roofing, Siding, Windows, Doors, Deck and Bedroom. <br /> The following will be a description of the major deficiencies in each of the categories. <br />   <br /> Roofing <br /> The gutters are hung at steep <br /> angles or in wide V?s, leak and at least one done spout is not connected to <br /> drain tile. All of the other gutters in the neighborhood have gentle slopes -- these <br /> are obviously out of place. Additional vent openings were never cut into the <br /> soffits to aide in attic air circulation nor new vent plates inserted into all vent <br /> openings. <br />   <br /> Siding <br /> Was broken into separate <br /> contracts as noted above. <br />   <br /> Windows <br /> Replacement Anderson casement <br /> windows were installed. There are three windows that open and close easily and <br /> all the way. The remaining twelve windows have varying degrees of <br /> problems.  From opening one half to two <br /> thirds of the way and either difficult to open or  nearly impossible to open the remaining distance <br /> and either difficult to close, vibrating during closing or needing assistance <br /> from the outside to help it close to lacking any hardware to either open or <br /> close the window. A big (4 pane) window in the front room is separating from <br /> the frame such that you can plainly see the bare wood below. Two of the bay <br /> window panes open and close easily. All of the windows need to be painted a <br /> finish coat. After the window installation the majority of the molding around <br /> the windows had to be resized leaving little standardization. That is, the <br /> original molding was cut down (thinner) so that the original molding could be <br /> used on the larger window. In some cases new window molding had to be acquired <br /> and coated. In most of the rooms the area around the thinner molding is a <br /> different color than the rest of the room and needs to be blended into the room <br /> color or the room completely repainted. There was no mention of this during the <br /> estimating process. A number of the window treatments have not been re-hung or <br /> hang incorrectly. <br />   <br /> Doors <br /> The front screen door has a <br /> gap between the door and the doorframe such that snow blows in during the winter <br /> and interior door cannot be left open to promote fresh air circulation the rest <br /> of the year. The large garage double steel doors and frame were to be replaced. <br /> We were told that they were ordered last year. They never came. The <br /> installation of the two single garage doors is incomplete. The exterior molding <br /> needs to be painted and caulked, the interior molding needs to be installed, <br /> painted and caulked, and dead bolts and door bell needs to be installed. The <br /> west door also needs the doorbell to be reattached to the molding. The bottom <br /> plate of both new single doors in the garage is bowing upward. You can feel a ?bounce? <br /> in it when you walk on it and snow blows in during snowstorms. Both patio doors <br /> work well but need to have finished coats applied, and are missing interior <br /> hardware. <br />   <br /> Deck <br /> To give perspective to the characteristics <br /> of the decks the following explanation is provided: Prior to the contractor <br /> beginning the renovation we had a 30 ft by 40 ft ground level deck jetting out <br /> from the north side of our home. The floor of the deck had thin gaps between the <br /> wooden planks to expedite drainage. The contractor was to build an upper deck, which <br /> was to in part cover the ground level deck. The upper deck was to jet out from <br /> the house approximate 10 ft and from the west corner of the lower deck 30 ft to <br /> the east. The upper deck was also to have gaps between the planks for the same <br /> reason. The railing on the north side of the upper deck is approx. 30 ft long. <br /> There are five 4X4 posts that form the support for the fencing boards that <br /> prevent people or stuff from going off the upper deck. I have mentioned to the <br /> contractor a number of times that the fencing is not secure enough to stop <br /> someone from breaking the fencing and falling off the upper deck. There needs <br /> to be additional support added to the 4x4 posts. The upper deck jets out from <br /> the house approximate 10 ft. (measured it) We asked for the area under the <br /> upper deck to be rain proofed so that we could entertain or just sit on the <br /> lower deck in wet weather. The contractor attached thin plastic sheets to the <br /> under side of the upper deck. The plastic extends to approximately 8 ft from <br /> the house at a slight angle down from the house to the northern edge of the <br /> upper deck. The plastic spans the width of the under side of the upper deck. I <br /> mentioned to the contractor at the time of installation that I thought that the <br /> plastic was too thin and that it would bow during snowstorms and heavy rains. Having <br /> gone through a winter and spring with said plastic here is what has happened: At <br /> the end of the northern edge of the plastic during any rain and to a greater <br /> extent during heavy storms water either drips off or pours off the edge of the <br /> plastic and splashes on the deck below back to within 5 ft of exterior house <br /> wall. It also leaks onto the deck below in various places closer to the house, both <br /> of which make it impossible to entertain or sit on the lower deck during wet <br /> weather. In addition the plastic bows downward during heavy rainstorms. This <br /> plastic sheeting retains pools of water in the bows and drips back onto deck <br /> after the rain ends both at the northern end of the plastic and also where it <br /> leaks during the rain. In cold weather the snow comes through the gaps in the <br /> upper decks planks and accumulates on the plastic causing it to bow. As the <br /> snow melts and freezes and more snow accumulates the bulging enlarges. As the <br /> snow melts the water either drips off or pours off the edge of the plastic and <br /> splashes on the deck below back to within 5 ft of exterior house wall. It also <br /> leaks on to the deck below in various places closer to the house. As leaves <br /> filter through the gaps between the planks in the under deck they accumulate on <br /> the plastic and make all of the above worse. Now that we have stagnant water <br /> mixed with rotting leaves you can see green mildew growing on top of the <br /> plastic. Since we don?t have access to the top- side of the plastic there is no <br /> way to clean it, absent taking it all down.  The under side of the upper deck and top of <br /> the plastic is a magnet for the local wasp/bee population and again since there <br /> is no way to get at the nests to remove them.  I have asked my wife not to go into the <br /> backyard until we resolve that issue. As to all the water falling on to the <br /> lower deck, (either over the edge or leaking in various places), the upper deck <br /> now blots out the sun and the lower deck doesn?t dry out and consequentially <br /> green mildew is growing on the wood of the lower deck during most of the year.  Additionally, during the cold weather ice <br /> forms on the lower deck. In either case the deck becomes slippery and is <br /> dangerous to walk on. <br />   <br /> Bedroom <br /> This project was essentially <br /> the combining of two adjacent bedrooms into one office. The only two parts of <br /> this contract we are reasonably satisfied with are the re-roofing and the <br /> bedroom/now office. Since we have lost all faith in the contractor we will have <br /> the roof inspected to make sure that there are not any serious defects. Besides <br /> the window and door issues noted above, the other issue in the bedroom/office that <br /> could become major is that the sealant

<p>We are very happy with the project.  Panda was able to work within our budget and give us all of the things we wanted.  </p> Eveything looks wonderful and works well.  The team was respectful of our home and our pet.  The communication was good.  There were a number of challenges including hidden surprises and a few changes that we threw at the team during the project.  Bryan and the team addressed all of the challenges within our budget.  We were referred to Panda by a good friend and we would refer them to others. Panda was not very dependable.  Project was to be completed by August 15, 2011.  Window was not installed until mid October <br /> 2011.  We had to employ another handyman to complete the work the Panda people were supposed to do but did not.  Panda was hard to contact, and slow to respond.

"We are certainly concerned that this member feels disappointed. When I did a follow up call after the work was completed, none of this was voiced to me and I attempt to persuade our customers to be honest in their evaluation of us.We were in constant contact, both Bryan and myself, any time we received a call. Often, we ended up playing telephone tag but kept trying until we connected (I always keep a log of phone records). Regarding the window, it was ordered and once that happens, we have absolutely no control over the delivery. Windows are one area that always cause challenges due to the heavy volume of orders during the spring and summer. Then, once the window arrived, there was a defect (out of our control) and we had to wait yet even longer. I'm confused about the "other" handy man as all the work we were hired to do was completed by us. I would be aware of this due to the invoice being paid, as agreed upon."

Overall it was great. They were friendly and very accommodating. We changed the tiles and they just took it back. The work was obviously fabulous. They were meticulous. It looks very well. The girl that did the tiling was very particular and she did it like probably she would have done it for her own. Everything matched up perfect. It was a difficult job. It was on an angle and it was also a subway design, so it was probably the most difficult one that you could do. Their price was great. I would use their services again in the future.

Overall, the project went extremely well, turned out beautifully, and came in on budget, except for some up-charges based on changes that we made (we were informed of the cost of every up-charge throughout the process - no surprises at all). The quality of the tile work is very good.  The drywall and trim work are excellent, as are all the finish details.  Clean-up was good every day.  Permits & inspections were all taken care of by Panda. We were upgraded to a granite counter top, no extra charge.  And, Bryan (the owner) took out an existing wall cabinet, set it aside, found a better location for it to be re-installed, and replaced its doors with new ones that matched the new cabinet.  Great idea! Bryan also discovered that our exhaust fan wasn't properly vented, and that our small bathroom skylight needed insulation.  (We contacted our roofing contractor from a year ago, and he fixed both issues.) In fact, throughout the project Bryan made suggestions that improved the outcome.  He helped pick fixtures, suggested a heat fan to replace our old heat lamp, and was very helpful with ideas on how to configure our new shower stall, what size & height our cabinet should be, what materials should be used, etc. We will definitely use Panda again, and recommend them to all our friends!

Bryan met me promptly for both the initial estimate and picking out the items I had chosen to put in the bathroom. The crew were real craftsmen (and women) and friendly and responsive. Bryan was very involved in all aspects of the project and it was very apparent that he expected quality work from his crew. Panda Properties was very respectful of the fact that this was the sole bathroom in the home, and replaced the toilet daily so it could be used in the evening and weekend. Mary Ann called me during the process to make sure that I was satisfied with the progress and made it very clear that they guaranteed all of their work.

Took 4 weeks - as originally quoted. Very respectful of owners home and space. Always put down tarp for access in and out of home though family room. Very impressed by clean workspace both during the day and at the end of the day (we have 2 dogs and a cat running around so this was really important to us). Kept us well informed of timing and plans though occasionally delayed response time when calling. Always open to questions and concerns. Basement turned out fantastic and we are so happy with it! We really enjoyed Bryan and his team and would definitely use them for our next project.

Panda Construction came in to tear down a finished wall in the basement so the basement contractors could get to the east wall of our home. Bryan, from Panda, came in to do the estimate and was very easy to talk with. I explained that I needed the finished wall taken down and then after the basement work was completed, I needed a new wall put back up. Before the work started, we had a refrigerator, countertop, mirror and cabinets along the wall that needed to be taken out, lights needed to be moved and light switches needed to be set to their new location. Panda came in on time, and in one day had the finshed wall in the basement removed and disposed of all of the trash. They cleaned up after themselves and were fantastic. They even helped move the refrigerator upstairs so I could easily have it picked up for donation. They then came back two days later to put back up the finished wall with a crawl space behind. They kept in touch with me to find when the basement people would be done and came in a day early to start working. They put up the new wall, replaced a pocket door with a better fitting sliding door, copied the baseboard trim that is in the rest of the room and matched the color of the walls. They sprayed the walls so they had the same texture as the others and did a fantastic job. They cleaned up after themselves everyday. Vaccuming the floor before the left and making sure that all was clean and ready to go. Bryan and his crew also found a large wire that was out of code and fixed it for me for a very reasonable price (which is included in the amount above). To go even above that, one of the days that they were there - my duratub overflowed while doing laundry. Bryan stopped and helped snake it out so there would be no additional problems. I was completely grateful!! He recommended that I use a drain sleeve for the washer hose to catch the lint. They were done on time and did a fantasic job! I highly recommend them to anyone who needs any type of remodeling work done!!

We LOVE LOVE LOVE our new kitchen upgrades and would highly recommend Panda Properties to anyone looking to spruce up a kitchen. Bryan spent a lot of time helping us choose the modern look for this old house and educated us along the way of what to do and what not to do. We had a modest budget and Bryan gave us a huge bang for our buck. We've hired Panda Properties in the past for a basement and bathroom remodel and are still very pleased with those rooms to this day. If you have a remodeling project, call Panda Properties.

I can't say enough how happy we are with the work Bryan and his crew did on our house. Before they started the project, they worked out a schedule that would work with my schedule, so I barely saw them unless I came home early from work. They worked four days a week, ten hours a day on our project, every week. Not only did they work hard and delivery very professional results, they went above and beyond to make sure I wasn't inconvenienced during a complete floor-to-ceiling remodel. Every day when they left, they packed up all their tools, swept and mopped my floors, and covered any unfinished areas with plastic. They also went out of their way to make sure my two-year-old was safe during the remodel (covering any temporary holes in the floor every night, covering exposed electrical outlets and wiring every night, etc). Not only did they made things safe and clean during the remodel, they installed a temporary sink and counter in the kitchen so I could at least wash dishes and prepare food while the kitchen was being built. They also went out of their way to be at my house when appliances were delivered, so I didn't have to leave work to come home and wait for a refrigerator to be delivered. As far as the results, I can't say enough about how good my house looks. Every project they took on (and there were a lot of them!) was completed in time and finished so professionally you would think the remodel was original to the house. The cabinets and drawers are of very high quality and installed and finished beautifully. I had glass installed in several doors as well as cabinets, and it looks wonderful. In particular, the paint and drywall in the house is so professionally finished it looks better than the original drywall in the house! I should also mention that Bryan installed an antique built-in cabinet in the dining room with an arched ceiling above it and an antique pendant light hanging above it. He did such a good job, nobody can believe it's not original to the house. More importantly than anything else, Bryan worked with us every step of the way to make sure we were getting exactly what we wanted in the house. We have an old house and wanted to remain true to the original feel of it, and he communicated with us constantly about even the smallest decision. That said, if we had wanted him to simply do the work without consulting with us, he would have done that, too, and done it well. My feeling was that he could work very independently if you want him to, but is also willing to consult with you every step of the way if you want that, too. To sum it up, if I ever have work done in my house again, Bryan will be the first (and probably the only) person I call.
