NEVER USE ANYONE BY THE LAST NAME PAPE NO MATTER WHAT COMPANY NAME THEY ARE UNDER. Still trying to get our $6500.00 deposit back from the Pape family due to Michael Pape not following thru with his quote and promises. Our journey started with Patrick Pape Designs (Home Advisors & Angie's List) we were going back and forth getting several estimates from both sites. I had to contact Patrick back since I never did get a call to schedule it at first. He explained that his phone was dropped in water due to an emergency the night before with his mother. He lost all his contact once he got his new phone. He apologized and thanked me for calling again. Sent Michael Pape out for our estimate on 6/19, Michael handed us his card Pape Family Construction. He told us that this was the family owned company with his 2 brothers. We looked at his website and was impressed by his previous photos (come to find out not his work) We decided to hire Michael later that evening. We scheduled a meet on 6/20 for him to pick-up and sign for the required deposit of $6500.00 (we gave cash). Stated that our existing patio was worth approx. $3000.00 when we told him we were going to try and get rid of them saving a disposal fee. After we decided to allow Michael to take them after he gave us a sob story that he would love to do a patio for his mother. She has been wanting one he ultimately stole our existing pavers knowing his intentions. We figured it as saving on the disposal later on and needed them out of the way anyway. That was before he decided not to stand not only by his word but his contract. We had no choice but to hire someone on to finish what Pape Family Construction could not handle. It ended up costing us more and we were not able to get our fireplace due to cost. Michael quoted us a low amount on the custom fireplace with a cement foundation $1501.20. I guess that should have been our red flag. See the pictures and how they left us with safety issues and a huge mess. Michael Pape was under Pape Family Construction and Remodeling with some bad reviews on Angie's List. Yes you guessed it no longer on this site for anyone to review. Patrick Pape Designs with a bad review on Home Advisor was removed also. Angie's List considers Patrick Pape Designs a certified pro even though it’s only his name and Michael runs it. This provider was not checked out as Angie's List would like for us to believe. The check of the reviews is a absolute joke. Yes they call but there is no way to know this is a legit review. Hey, Angie's List see who the person they are talking about in the reviews are ....Take a look at all the review dates....hmmm seems pretty fishy (probably the same as the ones under Pape Family before removal and just about the same wording). Patrick is a cover up and Michael is the one that comes out, takes your deposit, shows for a hot second to complete some work to turn it into a civil matter. The promises made never get fulfilled, your job does not get completed or is switched out (according to some reviews) or becomes the customer being the issue, or excuses or urgent matter he is dealing with, you get a run around for your due refund or he is non-responsive. Then he comments here with responses that he paid them back but short if that is even true. We have received nothing even after several failed no show meets.(see the timeline for the remainder of the story since we are limited here.) Not sure if putting our reviews on here mean anything. If they choose to remove themselves from this site our reviews go with. GREAT POLICY ANGIES LIST protect the scammer not the consumer. We hired a contractor from your site according to your advertisement and background checks and get scammed. They move on to the next victim that is un-knowing.
Response from Patrick Pape Design
"Pape Family Construction is in no relation part of Patrick Pape Design. 2 completely seperate companies. There have been many complaints of people using the name, and in no way is Patrick part of Pape Family Construction. I apologize you went through all that however Patrick Pape Design has had many satisfied customers, and only provides Tile services. We apologize for any mishaps that may have occurred while you had your job done, but we would appreciate if you would please keep your review towards Pape Family Construction and not drag a very respectable company through the mud (Patrick Pape Design)"

I hired Michael Pape to replace a general contract a large remodel of a house. He provided an early agreement discount at first and informed us that he was able to complete the work (roof replacement, kitchen and bath remodel, hardwood installation and refinish, electrical, and interior paint) in 4-6 weeks. At the end of 10 weeks, only the roof had been completed, which used a sub-contractor of his). This work was completed with very good quality. However, nothing else other than some interior demolition and bathroom tile work had been complete. We called, emailed, and texted and responses were few and far between. We renegotiated the timeline for an additional 6 weeks, but he or his crews never showed up. At the end, we terminated for total non-performance. He won't answer calls and still has a very undeserved amount of money. I would not recommend that anyone use this person for any work. Nothing is complete, work that was performed by him is poor, and he is completely unreliable.

Contractor was hired and took 50% deposit for labor. The agreement for materials was that the cost would be paid by the consumer. First day of the job, Pape Family Construction (Michael) purchased $350 worth of lumber that I paid for. The crew completely ruined the material with poor quality of work (pictures included). The lumber was cut wrong and stained inadequately. When I pointed this out, the owner agreed this quality of work is not acceptable and that they would take down what was installed, and return all the lumber so that the cost would be credited to me. After that first day, the contractor became completely unresponsive. Few days later I was contacted with a story that there's been an emergency, hence the reason for disappearance. Many times a representative of the contractor (brother Patrick) promised to come finish the work but never came without any notice. I then told them I'm no longer going to consider using them and hired someone else. Multiple promises of returning the ruined lumber were made but never realized. I had to call the police in order to get them to finally return my 50% labor deposit after many failed attempts on my own. To this day, they remain unresponsive and have not taken back the lumber that they ruined in order for me to be reimbursed.

The contractor removed the existing shed, dug the new shed foundation and framed it up with wood between May 16th and 18th but failed to deliver the required gravel base. The dirt under the foundation was not graded properly and he put a couple of pieces of wood under the outside frame to prop it up. Also the joists connected to the outside foundation frame were spaced an average of 35" rather than a more typical 16". Obviously a foundation built this way is not going to last very long. The contractor initially agreed to have the gravel delivered on May 18th but it has not been delivered. At that point, I began asking for regular updates on the gravel and shed deliveries. The contractor indicated the shed was on back order with the supplier and he did not feel he needed to deliver the gravel since the shed was not available. On May 26th, I asked for gravel/shed invoices so that I could verify everything was ordered and obtain a status update. Mr. Pape promised to provide invoices on that day but did not deliver. Since that time invoices have been requested numerous times. Each time he would promise invoices would be provided within 24 hours and then would fail to deliver. Due to poor quality work, repeated failures to fulfill promises and the inability to verify the shed/gravel were ordered, I requested a refund on June 11th. Rather than work with me to provide a reasonable refund he proposed a refund of only $100 and stated he would file a mechanics lien due to breach of contact. Further, he promised to file a libel suit against me if I completed a negative review of him on Angie's List or other similar sites. However, I tried one last time to resolve the matter (June 12th). Mr. Pape agreed to an evening call and then refused to pick up the phone to discuss. The shed cost makes up about $1,300 of the $2,500 project cost, leaving $1,200 for other materials and labor. A refund of $100 is not reasonable since the foundation needs to be fixed/completed and the shed assembled. Mr. Pape stated his billing rate is $120/man hour. Lifetime indicated the shed takes three people 4-6 hours to complete. Over the last 20 years I have hired contractors for over 50 projects and have never attempted to cancel an unfinished project for any reason. When issues came up I was always able to resolve the issues with the contractor. This is the worst experience I have ever had with a contractor.
