Received daily emails regarding progress and/or upcoming information/meetings. Quick response/resolution to any concerns/changes requested. Clear breakdown of allowances/estimates, including any change orders. Friendly, reliable staff. Which is a huge comfort for a family having work done in their home - especially with young kids. Great follow through with open items at the end of the job. Did not have any issues getting them to come back to finish even the smallest items. Went well. Would use Pegasus again.

It's been three years since Pegasus completed our project and there's hardly a day that goes by that I don't say out loud, "I can't believe how well this turned out". I had originally written this six months after completion and somehow it didn't submit. We hired Pegasus to do the design of the space and they had some excellent ideas. They gave us three options and did multiple revisions for us on the option we chose. We finalized the plans in August of 2015, and scheduled to start work in May of 2016 due to not wanting to be under construction during cold weather. From day one Mike the project manager was on top of everything. We had daily email updates and the project website was kept up to date. We always knew who would be coming and when. We didn't wonder when someone was going to show up, nor did days go by where someone wasn't working on the house with no explanation. We lived out of our basement (two adults and two small children) and our second floor for four months while the work was being done and we couldn't have asked for a more thoughtful crew. When there were problems, which there are in any project, Geoff was available to discuss and always ready to accept responsibility even for his subs if necessary. He was very committed to us being happy customers.

The build process was efficient and completely transparent, with contractors arriving on a schedule that was shared with us on a daily basis. No surprises! But most of all the final result is wonderful! All the work was done to a high standard of craftsmanship, integrating 21st century improvements with Bungalow charm. Our project involved combining Kitchen, Living room and Dining room into 1 largely open plan area to modernize, increase the light and use of space more effectively. This involved knocking down walls, including a supporting wall and a wet wall, and putting in a new beam. We also had the main bathroom and master bathroom renovated as all the plumbing had to change in any case. We selected Pegasus for the project as they had managed projects of similar size with positive, enthusiastic reviews. We particularly liked the fact that the company seemed to have strong project management. Overall we are delighted with the result – it exceeded our best expectations. Project Management - Pegasus provided strong, engaged and proactive project management through Mike who made sure that we were aware of what was happening and what he needed from us. He addressed all issues and change requests and made sure the various tradesmen were coordinated giving us very few days with no activity. The initial estimate was that the project would take 3 months and it did. All tradesmen were outstanding, both Pegasus employees and contractors who are very closely tied to them. We have had some poor experiences with contractors in the past but on this project they all were highly professional and committed to doing the best job they could for us - making suggestions, taking initiative and going beyond what we would normally expect. We would happily use all tradesmen again. We did make one suggestions to Geoff on potential improvement. The estimate was provided up front before the design was finalized. At this time we were having many discussions on alternatives and were not fully clear on the snapshot of the design and assumptions used for the quote. We suggested the quote include more clear information on the design and assumptions summarizing open decisions that could significantly change the cost. To be clear, Pegasus had provided detailed information and were above board – we were just in the throes of making so many decisions requiring many discussions that we made the wrong assumptions in a few cases. Geoff understood our concerns and is adapting the process to help the customer navigate this complex and anxious process. With that, we are thoroughly enjoying our new space and would recommend Pegasus without reservation.

Excellent! My wife and I are very happy with Pegasus, from design to execution. The final result, delivered within the promised timeframe, was wonderful. Mike, the project manager, is SUPER. Very responsive and -very simply- just a pleasant person to work with. Jane is a very skilled architectural designer; she was super-patient with our continuous requests of updating the plans. Geoff was always available to provide guidance, and also was very patient with my continuous requests for clarifications (I am a bit of a pain in case it wasn't obvious). ;) All of the subcontractors working with them have been very professional and respectful. We will certainly hire them again in the future.

Our kitchen renovation project was a down-to-the-studs renovation and included a significant redesign and wall removal. We were looking for a builder that would provide excellent workmanship, a reasonable price point, good communication, and a non-extended time frame. We were introduced to Pegasus Design-to-Build through a friend. After seeing her new kitchen, we got Geoff in to provide his ideas. Geoff listened to what we wanted and provided his suggestions based on what our kitchen space could accommodate. His estimate was very reasonable, especially in view of the other builders we asked in. Mike, the project manager, was great. He provided us with daily emails, providing a summary of the work that was done and the upcoming work. His responses to follow-up questions were prompt, always the same evening or the next morning. One of the best things about Geoff and Mike is that they are usually smiling and always in good spirits, and when there is some bad news about the house, they had a couple of good suggestions. This good attitude is something small and not directly related to the work quality, but was just as important, as it helped to minimize the daily/weekly stress. Our carpenter/framer, Josh, was excellent. Besides the work that he was doing, he often oversaw and communicated with the sub-contractors first thing in the morning. Even though Mike was always available to answer questions, the client-accessed website was a great place to find information. All important documents, such as the signed contract, project calendar, change orders, and financial updates, were uploaded to this site regularly and were available for our review. Overall, we had a great experience with Pegasus Design-to-Build and would recommend them to anyone thinking about a home renovation.

Reno started in August with Marc going through the house making sure that I hadn't missed anything. There was a closet that still had stuff in it because I couldn't reach the back of it. (This had been my parent's retirement home. I had lived with them for a few years before I finally moved out.) He was careful with the living room wallpaper when putting up the dust walls. The demo was complete in record time and dust in my temporary kitchen was minimal. New stonework stairs were built front and back for access from the driveway and to the back yard by Peter and his crew. They worked really hard, They filled in two of my basement windows as part of the remodel too. The stairs are beautiful. When spring comes around again they will be a great place to sit and enjoy a bit of sunshine. Duane and Francisco were fantastic when it came to the woodwork. The put in the cabinets and the pocket door and put in all new baseboard and molding around my windows to match the existing moldings. The electrician, Tony, and his team were really great too. The wiring was crazy, not bad, just 65 years old and done in a weird way. Many wires went through a set of switches that I needed to use. I now have working doorbells, extra outlets where I need them and more lighting and the kitchen than I dreamed possible. It's far from the fixture in the center of the ceiling and one over the sink that I used to have. I also have smoke detectors that don't need batteries anymore and don't go off anytime I cook bacon. Duane and Marc spent a lot of time drilling tile in my bathrooms putting in grab bars. It may be over kill to some but I am getting older and I am set up to be able to grab a bar whether I am standing, bending over or even sitting on a stool or in my tub. The bathrooms are beautiful, thanks guys. I had planned to do more to the garage and cut back to just changing out the door. Instead I insulated my walk-in attic with closed cell insulation. Yes it was expensive but it was worth it. I can already see the change in my heating costs. It is now too hot in my bedroom. The heat from downstairs used to go upstairs and then into the attic and out. Now it stays in the bedroom. I am sleeping under a sheet instead of a comforter while I work out how to set my thermostats. I added having the living room wallpaper stripped and then having the whole room painted including the ceiling. This was a mistake. The ceilings had been done with calcimine. The painters came back several times to correct the problem and finally got the ceiling looking good. They really worked hard. Finally I could get my furniture back into the house. This was 4 days before Christmas. With help I was able to have the family come for Christmas day and fun was had by all. The upstairs bathroom was in working order only needing a few grab bars and towels bars to be complete. We would have been done the first week of January but we were waiting for some scribe molding from the cabinet company which didn't come in until early February. I added in replacing my front door and a screen door on the new back door out to the yard which was done in January and were the last change orders on my project. Mike the lead contractor answered texts in a timely manner and checked in with me when ever there was a change in schedule. There is also an online dashboard with a calendar showing what is scheduled and who will be doing what when. Everyone was nice and polite, asked before using the indoor sinks and bathrooms when necessary and I was very happy with everyone who worked on this job. I would use this group again and recommend them highly.

Working with the people at Pegasus was incredible. Jane designed what our new space was going to look like and we love it. Geoff was great in walking through the initial phase of figuring out what we wanted and how our new space would accommodate our vision. He always made sure we understood the financial impact of our choices for the project. Geoff has an amazing crew who work for him at Pegasus. Everybody involved in this project was always respectful, professional, and very friendly. Whether it was the plumbers, Wayne and Brendan (hope I spelled your name right), or the electrician, Tony, all the subcontractors were awesome. The guys who are part of the Pegasus crew were not only great in the work they did, they were also very willing to teach me about various construction items along the way. Josh, Duane, and Francisco were very talented in their work and were very patient with all of my questions along the way. Speaking of patience...Mike, who managed our project, has to be the most patient person I have ever met. This is the largest project we have ever had done and most likely it will be the biggest project we will ever have done. While we were very confident in the work that Pegasus would do, we were naturally a little nervous at first in terms of how this project would go. Mike erased all concerns we had with his constant communication and professionalism. He updated us every day as to what work has been done and what was going to happen the next day. As the project progressed we were constantly changing what we wanted to have done and Mike patiently adjusted the overall schedule to accommodate our needs. He scheduled all of the work for the better part of 5 months and any scheduling hiccups that happened along the way whether it be weather related or something unexpected with other contractors, he always got the project back on schedule. Our project finished in September and as we have been moving into our house and adjusting to our new living space there have been certain things we wanted tweaked one way or the other. And Pegasus has helped with our various adjustments and the person responsible for these adjustments has been Marc. Marc is a magician with his ability to figure out solutions to some of the adjustments we have wanted. It's so comforting to know that even after the project finished in September the Pegasus crew is still there to help us out with our new space when we need them. My family and I want to sincerely thank the team at Pegasus for all of their hard work. We are so happy with our new house (it really feels like a new house). From beginning to end it has been a pleasure working with everybody at Pegasus. We have been recommending to all of our friends to use Pegasus if they ever decide to renovate their homes because we know if we ever decide to plan another renovation project we will absolutely be seeking the help of the people at Pegasus.

<p>We can’t say enough good things about Geoff Shafer’s company. Geoff’s proposals are detailed and well organized which allow the homeowner to understand exactly what every aspect of the job will cost, not just a lump sum amount that you get on an envelope from some contractors. Pegasus is everything you look for in a contractor: honest, professional, trustworthy, punctual, fair and most importantly – focused on customer satisfaction and exceeding expectations. You pay a little more for their services but the overall result is worth it. Jane is their architect who did a beautiful job optimizing our space and gave us many options to choose what was best for our needs. Mike is the project manager and from our viewpoint he is by far the best project manager in New England’s home improvement industry. Mike told us several times, ‘we just want to make you happy’, and he made sure that we were. Mike’s communication, follow-through and professionalism are first rate. If he says he will do it, he will. When he says he will be there, he will. With Mike on the job you have no worries.</p> <p>Geoff has spent a lot of time putting together the subcontractors that perform to the highest standards. From the framers, to the painters, his subs did an outstanding job with only one exception. His granite/counter sub was not up to the standards of his other subs, but Geoff and his team continue to work tirelessly to ensure this very last detail of the job will meet our high standards. Pegasus’s lead carpenter, Francisco, is a very conscientious and professional finish/trim carpenter. He will always make things right for you. He takes his time, but it shows in the result. With any job, the difference is in the details and Francisco keeps this in mind for everything he does. He even took the time to show me how to frame a window. Marc and Duane also showed great skill and care as they contributed immensely to the overall result. Lucimar did an absolutely outstanding job on the tile work. For a young guy he showed old world craftsmanship, something missing in today’s trades. All of the remaining trades, electricians, plumbers, HVAC, siding, sheetrock and plaster all did what was expected of them. All of them took the time to explain what they were doing and why and were very polite in answering all of our questions. If you needed a little something extra, they accommodated us no questions asked. There are always minor issues but nothing that Mike could not rectify in a very timely and fair manner.</p> <p>One aspect that was very important to us was that Geoff has an online project management tool that allows the homeowner to login and see the real-time status of the project. You can view the project schedule, send a message, attach a document or picture, review the change orders, see the financial statement, etc. Very cool tool – worth every penny.</p> Bottom line is we would definitely hire them again, unfortunately we have no more projects for them to do, but that shouldn’t stop the readers of this review to give Geoff a call and know that you have made the right decision. Pegasus was the middle bid of the three bids we sought, but it was by far the most detailed and thorough. They really took their time to understand what we wanted, carefully described how they were going to approach the job, and answered all of our questions. Our biggest constraint was time: the bathroom in question was our only full bath in the house. <br /> We waited for about a month or two in preparation for the job to commence, but once it did, it was obvious that Pegasus had scheduled the subcontractors to minimize downtime, which was our biggest concern. All told, we went from old bathroom to new bathroom in about five weeks, and were unable to use the bath / shower for about three. <br /> I had a hard time deciding whether to give the quality a rating of A or B. I decided on B because I think it's only fair to point out that there can be a tradeoff between schedule and overall quality: we strongly choose speed, and that did result in a few dings and scratches that might have been avoided on a less intense schedule. But overall, their performance was great. <br /> <br /> <br />

I'm going to break the process into 3 parts: <br /> 1. The wife's ideas: She came up with the excellent idea of putting in a spiral staircase, which I subsequently implemented. That alone was worth the 1000 in my case. I give her credit for this. <br /> 2. The wife's ability to follow directions: I mainly wanted printed diagrams. She kept ignoring my basic requests, and in the end all I had were her proposals -- never ones that actually incorporated my desired changes. You don't get much for 1000 in this regard. If it weren't for her one idea, the whole transaction would have been worthless to me. <br /> 3. The husband wasn't interested in doing the work. Because he was obligated to, he bid -- but his bid was so ridiculously high that it was a joke. Moreover, when I questioned the itemized components of it -- many of which were inconsistent or clearly wrong -- I never heard back from him. <br /> So... my advice is that if you want someone to come in and give you ideas about what to do with your place, it may be worth $1000 to get the wife's advice -- if you're lucky. But basically, you will be paying $1000 for a few hour consultation and some very rough diagrams. Don't expect anything else out of the process. I gave them an F for price, because I felt their pitch misleading. I very well may have paid the 1K anyway (and, as mentioned, in my particular case it would have been money well spent), but instead I thought there was a real chance I could end up hiring them if I liked the ideas. I felt deceived when the husband put in a ridiculous bid (it was over 50% higher than any bid before or after). <br /> It is perfectly legitimate for a contractor not to want to bid on a project; he may be busy or feel the customer would be difficult to deal with or have a dozen other reasons. I've had many contractors decline to bid, and I've never viewed it as anything but their right. Except in this one instance. I advise the husband and wife to separate the two businesses and NOT offer to credit the wife's fee if the husband bids. It generates ill will when there is the expectation of a legitimate bid and an obviously bogus one is provided. <br /> <br />

"I am saddened when a client is unhappy so this review is particularly challenging and I would like to share my perspective: As is typical with my design approach, I provided a floor plan that was exactly what was asked for and two additional versions where I suggested the use of the spiral staircase as access to an underutilized top floor that has incredible city views. This was clearly discussed before the start of the project with expressed interest by my client. My goal is always the same – to provide thought provoking options. I prefer to explore all possible ideas during the design phase, even if they are discarded, and then (based on your feedback) refine the most suitable versions to the best possible floorplan prior to construction. In this case my client’s requests resulted in 9 rooms of his house requiring modification which clearly had a significant impact on his budget (which I frequently reminded him of during the design process). No “sketches” were provided, only full, ready to build floor plans for 3 versions along with over 30 renderings - certainly more than a “few hours consultation and a few rough diagrams”. In fact I spent 4 hours on consultations and at least 20 on design time. I work with Chief Architect, an amazing architectural software program that provides me, as an Architectural Designer, the ability to create floorplans that are buildable along with almost photo realistic 3-D renderings of the floorplans - interiors and exteriors. As a design/build company, the concept is for the design phase to lead to the construction phase, all under one roof so to speak, hence the offer to credit the $1,000 back in our construction phase. Included in this, we offer a complete, extremely detailed and usually accurate price for construction upon completion of the initial design phase. There was never any intention for deception, quite the opposite. All in all the project went very well. We had never done a project of this size so we were apprehensive. We were pleasantly surprised. For starters we worked with Jane to design the project and she had some good ideas we would not have come up with. The design work was minimal--not the same as working with an architect-but it was appropriate for the scale of the project and we were very happy with the ultimate design, after a little tweaking back and forth. The pricing for the design aspects of the project are very reasonable cost-wise. <br /> Most of our direct contact was with Mike the Project Manager, who was great. They use an online project management software which keeps all documents,schedules and prices available and updated. Mike was very quick to return calls or emails. When problems or issues arose, as they always do with a project like this, he was easy to work with and obviously interested in resolving things. We had no major issues really, just the usual minor things that need to be resolved. Dwayne the main carpenter was great, a nice guy who did good work. <br /> Overall, Pegasus is a professional operation and they want to make the customer happy. We did rate quality a B rather than an A--meaning things were not perfect. However, we are very happy with the results and have a beautiful, open kitchen/living area that was created at a reasonable cost while largely on schedule. We would definitely use them again for an appropriate project. <br />

Jane and Geoff were terrific to work with. Even though we only used the Design portion of their services (we already have a highly-trusted builder), they also provided excellent advice around structural issues and building concerns. I consulted with a number of kitchen design firms, and Jane did an outstanding job of listening to what we were looking for, taking the entire (and surrounding) space into account, and challenging us appropriately with new design ideas, without straying from our fundamental concerns. In the end, our kitchen, family room, bathroom, and living room renovations came out almost identical to the 3d renderings Jane provided in our design sessions. Based on my conversations with Geoff, who runs the "Build" side of the business, I would have been very comfortable using him for the renovation itself, had we not already had a builder we are very familiar with. <br />

I initially contacted Pegasus because we're planning to remodel both bathrooms in our house. The lower one is squeezed into an awkward spot above our basement stairs and I was worried about how to fit everything in and bring it up to code at the same time. It seemed like a complex job to me, so I wanted real plans drawn up. On the phone, Jane quoted me $1000 to draw up plans for both bathrooms. <br /> Jane spent about an hour at my house, having a close look at both bathrooms. She made some excellent suggestions for how to arrange things so we could come up to code and still have a 1.5 bath downstairs, and a full bath upstairs. (She also helped me figure out which way the main drain for the house ran under the basement floor!) <br /> When it came time to talk about drawing up plans, Jane said that she felt I really didn't need them -- nothing I wanted to do was beyond what could be verbally communicated to a contractor. She could have easily charged me $1000 and drawn up the plans for me, and I would have been quite happy, but instead she turned down paying work she felt I didn't need, and now I'm even happier! I asked her how much I owed her for her time that day and she replied that consultations are free! Very professional and highly recommended. <br />

That turned out fine. She created a few architectural drawings to reconfigure my kitchen. I haven’t acted on them yet, but she was very good at listening to what I needed. She was able to help me make a small kitchen more functional by relocating appliances and reorganizing the cabinets.

The experience was good. The designer was good. We have decided not to go with the builder part of it just because the builder was more expensive than we were interested in paying for the services. They are professional and good but expensive. They are good quality wise. The designer was very good. Unfortunately, what we learned is that we really needed a full architect to deal with coding and what is allowed. She is just a designer and not an architect and we are having to review everything that she did. So, it was a learning process and it ended up being more expensive than we had hoped because we paid her to design and now we have to pay someone else to do pretty much the same thing for the actual architectural services. They were pretty good on punctuality.

They were very responsive and got the job done in the time they said and on budget. Even if we needed to contact them right away they were prompt to reply and even after the project was done like for frozen pipes it wasn't really their problem but they came out that same day. They were great.
