Pinnacle Engineering and Consulting, LLC is a Geotechnical / Structural Engineering firm that provides services throughout the State of Florida. Our firm is based on the idea of providing the highest quality of service to our clients. Pinnacle (and Barry) did a great job. The report was exactly what we needed. There was a little bit of time sensitivity due to our inspection period closing and, though we had to push them a little, they did get the report done when we needed it. It was probably our fault for not clearly communicating our timing needs better. We would hire them again.

It went great. A rep and an engineer came over and inspected the walls. They got into the attic and checked everything out. They determined the walls were not load bearing and mailed me a letter stating that. It was an easy process and I would use them again in the future.

Pinnacle was good and it's fine.  They did what they're suppose to do and I didn't have any problem with them.  They were here probably last August of 2015.  It actually just seemed that way and it was all going down hill and it just seemed that way.  The house was buckling, the stucco was buckling, and that's what the real problem was but the thing is he left town and someone else finished up his work.  They couldn't say for sure what it was.  So all the contractors, they had their own opinion.  Some said the house was changing, some said other things but as it turned out actually that the stucco had sat in water so long that it started buckling.  When it started buckling it kind of looked like it had been sliding down and the stucco was buckling from the house sliding down into the earth that, actually it wasn't that at all it was that water got up under the stucco and made it buckle outward.  They wouldn't say it was a sink hole or if it wasn't sinking.  I just didn't get any clarity for my money, I really didn't get anything, I paid $500 and really didn't get anything.  All he said was, oh the house is sinking.

These guys ROCK!!!  Initially Barry came out in December 2015 and did the inspection which took several hours.  Barry is not afraid to get dirty.  He was inside, he was outside, he was in the crawl space.  He recommended that some additional testing/exploration was necessary. <br>The second visit Miko, his assistant came with, the two of them were again here for 4-5 hrs.  They had to cut a hole in the closet floor which involved cutting thru 2 inch pour concrete to access. They had to go buy a special saw and breathing masks (no charge to me).  Once they gained access to the area beneath the floor he was able to get clear pictures of termite frass and voids in the wood causing deflection and crushing of a load bearing beam on the first floor.  He explained in his opinion the ceiling of the first floor unit should be opened up to do a thorough inspection on all the wood beams. He put together a detailed, clear, and concise report which was submitted to the Property Manager, and the company that provides our termite warranty.  He also spent quite a bit of time on the phone with the Manager of the termite company who was attempting to dispute Barry's findings.  I received a follow up email from Barry detailing point and counter point.  He was able to effectively rebut each objection the pest control manager made as to whether the damage was termites.  The pest control manager was trying to say it was water damage. <br>The third visit was at my request to oversee the pest control manager and his contractor as they cut several holes in the ceiling of the first floor unit to look for damage.  Barry again was very proactive getting in there and taking pictures,pointing out to the pest guy and the contractor the voids, frass, and 3/4 inch difference from the floor/ceiling elevation at the outside walls to the center of the room.  Again we received a very detail, clear and concise report, that left nothing to be questioned as to the source of the problem.  Termites.  There was  no live termite activity as the building had been tented shortly after Barry's first visit in December 2015. <br>Barry's character and integrity is very refreshing in this day and age.  I would highly recommend him for any of your engineering needs, and Miko is a star when it comes to communicating and keeping you updated.  These two are awesome. <br>I felt the fees charged were extremely reasonable.  Trust me call these guys you will be very happy with their service. <br> <br>

I left a voicemail on my first call.  I received a fast response (I believe it was same day).  Appointment was made within 48 hours.  The person who came out and assisted me was extremely professional and knowledgeable.  He took a lot of time to completely explain what was going on.  I had great peace of mind with this service. <br />

Although in the scheme of his business this is a small project, was timely and prompt at each step. <br /> His professionalism was in contrast to other engineers who did not respond to multiple voice mail requests.  <br /> At every step of the evaluation, he was adept at explaining the engineering issues in layman's language. Prior to closing on our house, Pinnacle came out and inspected some concerns we had about possible structural issues in the garage with a large support beam and the second floor flooring above the beam.  No issues were found, thankfully, but the services were very much appreciated in moving forward with purchasing our home. <br />

Barry responded to my request same day and scheduled a time to come out to the house. He was able to come out quickly and arrived on time. He was professional and great to talk to. He spent a lot of time talking to us and answering our many questions. He took a lot of photos and I felt like he was paying attention to our issue and really took the time to figure out what was going on and offered solutions. <br /> He told me I would have the full report within 5 days and it was delivered as promised within 5 days. <br /> What was most impressive was that after he sent the completed report and long after he was paid, he continued to be responsive to our emails...answering questions and offering assistance to us. <br /> I would recommend this group and I would use them again. <br /> <br />

<p>We were totally satisfied with all aspects of the service and are now confident we do not have structural issues.  Barry Smith was great to work with and took the time to insure we understood the science as well as the process. Pinnacle probably saved us about $800 by providing us with a list of companies that perform poly injections. The bids were all based on his initial report but the prices varied considerably.  We went with the low bid and were perfectly happy with the service by this nationally known company. While having Pinnacle monitor the injection process and provide a final report wasn't necessary, my wife and I are totally confident in the outcome and have documentation showing our due diligence, should it become necessary, to provide to an insurance company or future buyer of the property.<br /> <br /> <br /> <br /> <br /> <br /> </p> <br />

Had some cracks in some exterior walls and some ceramic tiles have come loose and popped up.   We were concerned about sink holes,  so we called Pinnacle Engineering.  The owner Barry Smith said all his employees were booked up so he came out personally to evaluate the problem.  He took his time evaluating all the areas of concern inside and out.   Tested the soil around certain areas of the foundation for density and explained what he thought were the underlying causes.  Mr Smith was very patient in explaining all aspects of what he thought was needed to remedy the problem. <br />

We were in need of a structural setlement evaluation on a home we ere buying so I checked Angie's list and found Barry Smith from Pinnacle engineering. I gave Barry a call that same day and left a message. The next afternoon Barry called me back ans explained that he was in the middle of expert testimony on three trials but very much wanted to help us. Barry took down all of my contact information as well as the informayon of our realtor and contacted him instantly. Barry then called me back to let me know that he contacted the homeowners and scheduled the inspection for the next day. Barry also took his time and explained to me exactly what he would be doing and the cost. Barry also let me know the difference between what he was going to do and a sinkhole inspection. He wanted me to fully understand that his inspection was not the same as a sinkhole inspection and would not give any determination of potential sinkhole activity. Once Barry completed his inspection, he sent me an e-mail to let me know that he did not find any structural damage only settlement cracks. Barry then sent me an electronic copy of his final report with an e-mail letting me know that he mailed 3 official raised-seal copies of the report as well. The report contained high resolution photos with documentation regarding every crack he found in the home next to the photo. All-in-all, Barry made this an amazing experience. Barry is an amazing person who ensures that he does top quality work for the best price for his customer. His company does not believe in success based on quantity but quality and it shows in everything he does. Not only that, he gives you 30 days to pay because he knows the cost of moving and buying a new home. We sent his check immediately because we were so happy with the promptness of his service and him as a person. $500.00 is not a lot to pay for peace of mind. If you are in need of a structural engineer, call Barry at Pinnacle engineering and consulting. He will take excellent care of you. <br />
