PLAN Inspections was founded to fill the need of quality, in-depth, and affordable home inspections in the Augusta, Georgia area. Having a home inspection is one of the most important steps in purchasing a home! Never make such a large investment without knowing exactly what you are getting into. Buying a home is stressful. And unfortunately, you are never going to find a "perfect" house. Having a home inspection is supposed to reduce your stress and give peace of mind, but most times it adds to your stress. It is going to be a LONG (usually 10+ pages) document detailing the various systems in the home, with photos, sometimes videos, recommendations, etc. So... What are you supposed to do?! RELAX! Most items that are listed in your home inspection are going to be small cosmetic fixes and general home maintenance items. It's great to know about these, but don't let them kill the deal and take away your dream home! The things listed in your home inspection that you want to pay attention to fall into 3 categories: -Safety Hazards: anything in your home that can lead to injury or illness -Major Defects: These are things that could prevent you from obtaining financing or put a big dent into your budget, such as structural problems and failure of any major home system (electrical, plumbing, HVAC, etc.) -Things that can lead to major defects: These are things that if not repaired/replaced, could lead to a major problem (such as missing roof flashing, damaged seals, etc.) These are the items that you want to have repaired/replaced BEFORE signing on the dotted line. A lot of the items listed in a home inspection can be fixed, rather inexpensively (especially those listed in #1 & 3). All the other cosmetic and general maintenance items can be addressed later. You don't want to kill the deal and walk away from a home you love by being "nit-picky" over the minor things.
